My fiancé and I built our house in Prosper right before the pandemic. It is crazy how fast the market turned. Our builder has an 800 person waiting list last I heard. I'm so glad we chose to keep our contract. The houses over here are gorgeous.
There are a lot of reasons why our market exploded. I think it caught everyone off guard about demand and price increases. We have thousands of people wanting into prosper both in existing homes and new construction. This may take years to get everyone a home that wants one. Stay safe!
Hi LivingWell team! Getting a feel for your market, looks like listed for 900k sold for 915k, not too insane compared to what I see in San Diego. But still looks like a 35% increase from when the owners purchased in 2018 for 675k. Are you able to say if the winning offer waived appraisal contingency or did some form of appraisal concession? If you can't say specifically on this home, can you comment on how common appraisal concessions are in your market say between 900-1.3. Thank you! Here if you won't budge on the appraisal contingencies it's unlikely you will win. Sadly.

The best thing is to reach out to a mortgage agent and answer a few questions and they can tell you pretty accurately. This would be a jumbo loan and they usually required 20% down. Whitley Place is a beautiful community. My wife & I are ready to start building in the Prosper/Celina area but the builders we like have waiting lists. :( Crazy market.
