I live in Midtown, Swan/Grant, and I love this area, with its older brick homes. I don't even need a car in this district, I'm walking distance to Crossroads Festival, Fry's, Trader Joe's, Roadhouse Cinema and 12 restaurants. Even better than living downtown.

Wow what great memories! That’s what I remember about Marana and Sahuarita crom my childhood! My parents are both born and raised Tucsonans as well; they may remember Swan being a dirt road… makes you wonder what else will be built up around here in the future… thanks for the view and comment!

I just spent last weekend with my cousin. She lives in the neighborhood right next to Ranch del Lago. We love the Vail area. It was the second time visiting in the last 10 years.

I can't believe how the area around Ruthrauff & La Cholla is growing and people moving in the area are cleaning it up. For example, a lot that housed 2 trailers the builder removed the trailers and built nice condos. People are removing trailers and also building single family dwellings.
Since the overpass is finished things are changing fast, along with prices!

I live in the "Barrio Viejo" historic district in Tucson..off of Meyer street by Jerry's Lee Ho Market ..this home was my grand parents home in the 1930's thru the early 1980's..I took over in 1985 & my property has Skyrocketed🚀 in value 🤑..PS You know this already Kimberly👍

Rita Ranch! Air Force, Amazon, and Raytheon employees all live out here plus many more. We live in the Vale School District which is a major plus. Also there is almost everything you would need within a ten mile radius. So I rarely have to leave Rita Ranch. The only problem is houses here are only on the market for 1-3 days right now and rentals are the same.

We moved to rita ranch 20 years ago... and I remember when our realtor drove us out to see the house, we were convinced she was driving us out into the desert to murder us :) It has built up a stunning amount in the past two decades. When we first moved here, we only had the safeway and some local pizza place that went out of business. These days, the only thing I can't believe they haven't built yet is a movie theater.

I'm closing on a house in the Civano area next month (E Rose Hill St) - bought the house without even having been to Tucson yet lol. I do a ton of cycling, so the east side seemed like a logical choice.
Wow that’s wonderful! Congratulations on your new home! Tucson is great for cycling overall, but there are tons of cycling opportunities on the eastside. Make sure to check out the midtown Rillito River Path (I actually have a video out on my channel with footage of that trail), and the eastside Pantano River Park Path. Welcome to Tucson!
We have lived in Tucson Estates. A wonderful 55+ community. A 18 hole golf course, two pools and many extras. Love living here

My brother used to live on Nightfall Ave. Off of Broadway just north of Houghton Rd. Nice house in a real nice neighborhood.

I went to High School as an AFS (American Field Service International Scholarships, Inc) Exchange Student from Brazil to Catalina High School way back in 67’/68’ school year. I just loved it. I love Tucson and Arizona as well as all the Southwest area of the United States. It’s gorgeous!

By the way, I forgot to mention on thing: while living in Tucson and atending Catalina High School, I was honored with a Sunshine City of Tucson Honorary Citizen beautiful diploma where both a pictural of Tucson and a text are printed - the diploma is a brilliant sheet of copper. There are some really nice apartments in the foothills, that’s for sure. And not only will they be nice, but they will also be close to everything: restaurants, shopping, clinics, relatively close to public transportation, etc. thanks for the view and comment!

Thanks so much for the view and comment. I agree that Tucson has gotten more expensive in many areas especially in 2020, with the big housing boom. Starr Pass and the Foothills have certainly gone up in price as well. But there are some lovely homes (and many townhomes or condos), up and down Starr Pass and along Sunrise/Skyline that are well under $250,000, that are close to shopping, restaurants, work, etc, and the views are fantastic, so I wanted to make sure I included those areas in this video so that someone moving to Tucson knows what is available to them on those sides of town. However I love your comment because it gave me a great idea to make a video about “most affordable places to live in Tucson!” Thanks again for your comment and have a fantastic rest of your weekend!
Thank you. Do you have a video on the drainage system and washes? It took me hours to get back to a home where I was staying in the NW because all the roads that I and GPS knew were closed. Eventually, I reached the homeowner who gave me a route in.

Tucson Is for sure a hometown to live. I like the far East side and Civano would interest me. I came here back in Sept 2020 and checked out the whole area. The Resort at Gates Pass did have a nice trail I checked out. It has a nice golf course. Most of the homes around town even in the poorer neighborhoods have the charm and color of Mexico and the Southwest feeling welcoming and homey. Other communities like Sahuarita seem very nice without too much traffic along with nearby Green Valley. These areas with some apartments should also be considered only being 20 miles from Tucson, the opposite direction from Oro Valley.

You pretty much missed the southwest side completely except a bit of Starr Pass. There are literally thousands of houses and great subdivisions just a stone's throw from Casino Del Sol. Maybe you've covered those areas in a later video?

What is a decent area near Davis-Monthan Air Force Base looking for an older neighborhood kind of quiet not real expensive
There are a lot of cool midtown neighborhoods that are very nice but they tend to be very expensive. Eastside Tucson is still very close to DMAFB and a lot of homes in the 85710 and 85730 zip codes are a little older and less expensive than other areas. A lot of people who work at Davis Monthan also live in Rita Ranch, a neighborhood just to the southeast. It’s not far from DM and the schools are fantastic, and the homes are relatively less expensive than other areas in Tucson.

I haven’t made a video about it yet but one is in the works :-) there are a lot of places in Tucson that allow horses, especially as you get further to the outskirts of town, and especially eastside Tucson. I remember being on the crew that cleared the desert there before we built it. Had a wrangler collect all the rattlesnakes out every morning before we could start working.

Thanks for the cool video. I'm new here N.E. side. I love it but not the driving. Is there any area nearby where the traffic is not so congested?
I drive all the time as a real estate agent, and I drive all over the city, and I actually think Tucson traffic is better than some places I’ve visited, but of course, some areas get pretty busy. I’m not sure which roads you are driving on or what time you are driving, but there are definitely times of day where traffic is better than others, of course things are hectic from about 7 in the morning to 9 in the morning and about 4 to 6 PM, while people are driving to and from work, and if you live on the outskirts of town but you work Midtown, you’re going to hit a ton of traffic driving into town in the morning and driving out at the end of the day. There are some roads in the city that tend to be less congested and the longer you live here you will probably learn about them, but feel free to reach out to me personally to tell me more about where you drive and I can maybe give you some ideas for some alternative routes. Some of our roads are more well-maintained than others, some of our roads have more lanes or are less congested… I usually do my best to avoid Grant Road, Broadway, and River Road as often as I can because those roads are always pretty busy but sometimes they can’t be avoided.
@@TucsonArizona thanks for your reply Grant, Broadway, Craycroft and Speedway are in my immediate area. I'm desperately trying to learn some of the back roads if there are such things. LOL. Thank you for mentioning the times of day. I'm slowly figuring that out. I'd love to stay here but I'm worried the traffic is just going to be overwhelming as I notice the difference now that the snow birds are arriving. That's why I was wondering if there's any neighborhoods where I can still have most of the amenities but not have to deal with the very very busy roads.
Yes those are all busy roads especially during certain times of the day. To avoid Grant or Broadway or Speedway, I often take Pima Road or even 5th Street. I usually prefer Wilmot or Swan or Rosemont over Craycroft the further you get to midtown. Good luck to you! 😉

Civano sucks, has a huge HOA and the homes are too close to each other.
Thanks for your view and comment. Yes, the homes are closer together and the HOA dues are higher in this community than a lot of other places in Tucson. I still think it's cool that Tucson has a community with all the gardens/recycling options/neighborhood feel like Civano. And I think Civano homes are cool, (I like the architecture). The nice thing is, Tucson is very diverse and there are a lot of Tucson homes that are very different from anything in Civano, if that's not what a person is looking for. I like the little neighborhood/enclave immediately south and west of the Mercado, south of Congress and west of I 10.
Are you referring to South Tucson? They have some great Mexican restaurants! 😋
Onr thing about Tucson is there isnt enough sidewalks. Being a pedestrian who uses the buses. It is a safety hazard to not have sidewalks. and to make them wide. The people who put in the sidewalks also arent thinking the place a light pole sometimes right in the center of the walk. for a blind person that is a Hazard. Also the landscape persons who make things ergonomic. They fill far too many rocks next to a sidewalk and bicyclists go over the rocks and get them scattered over the walk. The monsoon does this also. With a little planning this could be prevented. It makes the walkway slippery. You can fall just like black ice. Mention the bus routes on the tours not all homeowners are car drivers.. have a good day..President Joe infrastructure bill will hopefully fix potholes. Which are a known hazard for cars. The blind person who uses a long cane the potholes can cause a while cane to get caught in the pothole or where parking lots are pitted with holes or uneven or not even paved surface. I have broke one to a parklot where it was so pitted with holes. I snapped a cane . This will be good to see roads fixed. More buses and jobs for people .
Good point about the sidewalks. There are certain areas that don’t have any sidewalks or the sidewalks are not in good condition. I feel that the newer parts of the city tend to have better sidewalks, and of course the areas that are closer to the loop tend to have them as well. Certain areas eastside and west side, The sidewalk areas are almost nonexistent. Thanks for checking out the channel!

Everyone had a different idea on what it means to be a good place to live but that neighborhood is traditionally higher in crime than other neighborhoods in Tucson, but it’s conveniently located to a lot of cool things in Tucson including the Botanical Gardens and River road, which has a lot of great restaurants and shopping. any thoughts on the Swan Way Park neighborhood? I’ve been looking in Miramonte mostly or Blenman for the vicinity to University amenities
That’s right in the middle of midtown so there are a ton of great restaurants and things to do right around there; also more congestion and traffic in midtown than the outlying areas. Homes in midtown are generally a little older; I like the architecture there. I recommend checking out the area before moving. Just a straight shot down Speedway to the university. I like all the restaurants and shops at Grant/Swan. Thanks for checking out the channel!

I am moving to Tucson, I really desire friendly neighbors and a sense of community. I am 50 something, grown daughter moving with me, I don't know a soul in Tucson, and will be working from home via internet. I visited in April, besides just feeling at home in Tucson (having lived in New Mexico), I fell in love with the area. I saw homes in Oro Valley and Catalina Foothills. I I do want to get to know people and I am friendly and social. Have 2 dogs and love to walk with them. Any thoughts or suggestions I love the Santa Fe style home, and would prefer a Southwest type architecture-however I also found Winter Haven cool too. Hi there! There are a lot of fantastic neighborhoods in both of those suburbs. I have CZcams videos out about Marana and Oro Valley, so feel free to check those out after this one, but in general, Oro Valley has a slew of fantastic, 55+ communities, including Sun City, and Rancho Vistoso, and Copper Creek are both fantastic as well. In Marana, I love Dove Mountain and Gladden Farms, but they have some other great neighborhoods also. I don’t really do apartments but downtown Tucson and midtown Tucson are easy access to a lot of night life, groceries, restaurants, shops, etc, but many places in those areas won’t be as expensive as areas further north. I always recommend potential renters visit the website apartments.com. That website has houses, townhomes, condos, and apartments for rent and you can shop by price, pet-friendly, etc. Good luck! I don’t really do a lot of stuff with apartments but as far as an area of town with a lot of nice apartments that is also close to things to do and see, the Catalina foothills area is very nice. Unfortunately it is more expensive. If you can find something on the north east side or the north west side that might check all your boxes as well. Unfortunately I really don’t… People ask me all the time about the places to stay in Tucson but since I live here I’ve really never stayed in many of our hotels or resorts or vacation rentals! 😆 I can say that probably any place that you get in the Catalina foothills is going to be lovely, but I would recommend that if you’re staying at a place with a pool, make sure it is a heated pool because it will be chilly in April. As a realtor do you know what areas have less scorpion problems?
That is a very good question. The main thing I can say about scorpions is that just like with other animals, if you remove their food source from your home, and if you seal up all the cracks and make it difficult for them to get inside, will definitely see if you were of them. That’s what I’ve always been told by pest inspector’s. If you are concerned at all I recommend hiring a pest company to spray for pests especially in the summertime, because that is when they tend to come out the most. Thanks for the view and comment!

I would need to know more about what you need to be close to before suggesting anything but the Catalina Foothills is close to everything and is a nice area, but is also very expensive. I love all of our suburbs also (each for different reasons). Some people like living near downtown, especially college aged people. In this video, I believe most or all of these neighborhoods have homeowners association‘s. In Tucson it’s getting more and more common especially in newer neighborhoods, that there are HOA’s. Some people like them and some people don’t. We still have plenty of homes for sale that do not have a homeowners association but those homes are generally older. Tucson and Arizona have a lot of water recycling and reduction programs in place to help conserve water. Tucson has a lot of underground aquifers here. Hello! I believe you are referring to the subdivision just north of the Tucson Airport, correct? This is a relatively new (most homes built between 2005-2010), fairly affordable neighborhood, (most homes under $200,000, although they can range up to around $225,000). This neighborhood is on south side Tucson. I recommend checking out the website neighborhoodscout.com for specific crime statistics. The homes are located in the Sunnyside school district, and for more info on the individual schools I recommend the website greatschools.org. The homes themselves in Tres Pueblos are pretty cute. The HOA dues are about $28/month. Let me know if you have any other questions about this neighborhood or any others! Have a great day!

Hello, that’s a good idea to rent first no matter where you move to. There are definitely better areas of Tucson that are nicer, newer, and safer. It’s part of the Tucson area and I would consider those to be suburbs of Tucson… I absolutely love both those communities and I definitely should have included them on this video…I have a video out just on Sahuarita. I find a lot of buyers preferring that town over Tucson especially because homes are newer and more affordable
Nobody who was born here can afford to buy a house cause its a California market. Who can afford a house when you get paid minimum wage. 20 years ago houses were affordable.
I agree our homes have definitely gone up in price in the past year or two, but most cities’ real estate prices have gone up a lot recently because of the inventory shortage. Fortunately we’re not nearly as expensive as California. I am seeing a lot of buyers moving here from California but I also get a lot of buyers from Idaho, Seattle, Portland, Colorado, and many other places. Thanks for the view and comment!

Why are people buying those homes at colossal Cave Road and Pantano wash in 1982 .. in the county condemn that property because the water it came through Pantano wash flooded that home out also took out two other homes in the same area now they’re allowing builders to build there after they condemned it and took The property .away from these people they owned it ! why ?

Welcome to Tucson! Oro valley may be more expensive than most areas on the eastside but oro valley is awesome and overall the homes tend to be newer than many other areas of town and oro valley was ranked as one of the top 10 safest Arizona cities last year. Northeast side tends to be a little more expensive than east or southeast but the area is very lovely. East side (houghton/golf links and nearby areas) and southeast (Rita ranch) tend to be less expensive. Southeast side has award-winning Vail School District. Oro valley and pretty much anywhere eastside have amazing Mountain View’s. Eastside has some pretty cool hiking and northeast side is close to mount lemmon if you enjoy camping. Overall I really like oro valley and most of eastside Tucson but if you need east access to the freeway oro valley and southeast Tucson will be best. Eastside and southeast side will tend to be less expensive than oro valley and northeast side in general. Check out neighborhoodscout.com for crime statistics in specific neighborhoods. I would suggest the Arizona Inn, just north of Saint Peter & Paul church on Campbell. Certainly the best old inn anywhere in the Tucson area. Just north of that is the Catalina Vista neighborhood, where Margaret Sanger, John D. Rockefeller Jr. (who died there In 1950), the Mayo brothers and the Dodge Brothers all had homes. Also, Joseph Bonano the old crime boss from New York, but this was in the 1960s.
