You deserve this so much! You have no need to defend yourself in any way shape or form. You are the most humble woman I watch on the CZcams. Girl unless the vinyl porch ceiling is in your contract as vinyl, the builder is obligated to give you what is on the model. Especially if itâs on the brochure.
Been there done that. Put everything in writing EVERYTHING!!!! Also please please hire a separate private home inspector BEFORE closing. You can not trust the builder saying oh we have our own inspector.

We just built our first home as well! We learned ALOT. There's a quote by Confucius: Youâre building your first house for your enemy, your second one for your friend and your third one for yourself đ
Before you spend the money to change the vinyl roof outside, paint it black. You may like that and it will really make the deer light pop with the black behind it. You could also add a large wood beam down the middle seams only. I think that would look really cool and save a ton of money.
Better yet negotiate with the builder to paint it black for you in exchange for all the little mistakes on the other stuff.

You just have to be careful when painting vinyl. We had our vinyl siding painted, even used a paint specific for it, and the ends have warped. We are eventually going to switch to hardy plank and wanted to do it later as itâs expensive to do, but itâs just not looking good. Love the color, hate itâs warped.

I worked in construction for a few years and I've found that there are 2 types of people- the perfectionists and the ones who just slap the materials on and call it a day... they think "eh it's fine. If they complain, we'll come back and fix it."

Paint the vinyl siding black to match the window trim and roof. That would make it look "rich". The contrast would be stunning. So happy for you. doesnt paint peel off of vinyl siding?
I read yes you can paint the vynl siding...but vynl can expand due to heat or warp..thermal expansion...they say it can cause paint gaps...the darker the color the more heat it can attract...at same time painting the vynl can make it last longer. There are vynl safe paints...I think I saw Home Depot says to use acrylic paint for vynl but would check if there are other kinds to adhere to the vynl and limit peeling due to heat. So she can paint it or just leave it until they replace it with the tongue and groove. The article I read also said the paint can fade but not much so there may be a contrast with the black roof and vynl paint black over time...something to consider.

We have tongue and groove wooden ceilings in our house. My husband did it himself. DO IT YOURSELF! Save the money. I almost fell over for how much money they want for that!

We did our porches and my she shed, as well. He bought cedar and pine car siding (used the backside for more lines) from an Amish mill. They shipped it to us.
You can paint that vinyl. We had the same issue, and it actually was such an easy fix. You first have to get a adhesive primer and paint that all over it, then you pick whatever color you want, and it will stick to it just fine. You can darken that up in no time!
I was going to suggest the same thing - we wanted to update our home exterior, so my husband sprayed (painted) all the vinyl siding and it turned out beautiful!đđŒđ
yep paint it but do it correctly so not to have it all peel off. its amazing what a can of paint can do.

Same here. I never knew u could paint vinyl siding but I'm currently remodeling my summer lake house and the contractor suggested to paint the siding instead of residing bc it is Sooooo much cheaper. So we went with that and it looks Awesome. It seriously looks like a new home with the paint with the fraction of the cost!

Girl we are in the process of gutting and remodeling a doublewide on 4.5 acres..we just paid off tne land so we will be living debt free..call us trailer trash or whatever you want BUT its what we can do until we can build our forever home..the simplest of things while remodeling has made me so happy and thankful..so happy for you Christina

My mom just had a house built in Alabama! She's almost 70. So she's not going to be doing work herself. There were just tiny things...like the master bathroom mirror was cut crooked, they chipped her granite counter in the kitchen, etc etc. It's stressful, but she is so happy to be in her brand new house! I can't wait to see your house all put together!!â€
My husband is an electrician too! We have outlets every 2 ft in our house! Love the new house!â€
Oh no! My husband is in construction. His brother and cousin own the business. They replace everything that gets damaged. They built our home in under 90 days. They worked every day after work every single day (we had no choice to get it done that fast). They brought my idea to life. And i love it.

Paint/spray the Vynal Siding. Iâm sure your husband can do that. Itâs better and cheaper than replacing/undoing all that work
Your âcomplaintsâ (concerns) are totally valid! Youâre paying for what you want so you should be getting what you want. I got a new construction âcookie cutterâ home a few years ago that had no major issues, but was full of dozens of little things that bothered me and I wanted fixed. The foreman of the job treated me like I was being annoying and it made me feel so uneasy. Even if it wasnât a mansion, $250k is a quarter million and was a first big investment for me, and I deserved to have it look nice if I am paying for it. You have every right to pester people for what you paid for and agreed on. I canât wait to see your finished house tour in the future đ

As for the vinyl siding porch ceilings, there HAS GOT to be some kind of paint or treatment that you can use to darken the material to your liking until you can change them out for tongue and groove wood. What if you painted the ceiling a soft black? Have it be more of a backdrop instead of a focal point like wood would be. Itâll go really well with you windows too! We just painted a bedroom black and we used Benjamin Moore Peppercorn. All I can say is itâs worth the hype, gorgeous warm soft black. So excited for you guys, congrats!!!!! â€â€â€â€

Agree with the painting for that outdoor vinyl. Itâll let you get years out of it before having to do the tongue $ groove.
Will it hold up to FL heat? Yeah for awhile. But when it starts to fail thatâs when you do the upgrade. No biggie. Either hire someone with a paint gun to paint it or buy one and diy. Itâll be worth it to have the color you want and itâll pay off.
Love the house, absolutely beautiful!! My brother lives in Cape Coral, Florida He & his wife had a house built 3yrs ago and also used vinyl for the siding due to cost. He was told that if they were to paint the vinyl it would be "altering" it & would void the 40yr warranty they had. However, if you're planning on replacing it with a different material later on, I guess it wouldn't matter. However, anything could happen, especially in FL
so if you aren't prepared it could be a issue. Anyhow, just thought I'd bring that up.

Outdoor outlets for Christmas lights is a fantastic idea; can't wait to see the full holiday effect. Honesty, the outdoor ceiling material is not even noticeable to an outsider such as myself, but you be true to your wants and needs because it's your dream home!

I am so so so happy for you!!!! I have to warn you though, at 19:58 my husband (an engineer & contractor) noticed against the far wall against the eve, the eve is bowed. The edge of the eve along the far wall bows out just a bit - you can see where it's separating from the gutter. If it wasn't fixed after the electrician installed the outlet and light fixture, it may be good to have your contractor look at it. Just want to protect you from any possible future issues, because you deserve ALL of the PEACE & TRANQUILITYđ„°đ„°

My late hubby & i built our dream home in 1994-1996. He did most everything, while I worked Mon-Fri, 10-10hr days 2 & a half hrs away. Iâd come home Thursday & start Friday am working on the house. It was absolutely gorgeous! However, as we were ready to finish the house, my Dad passed away in PA & I live in Callif & my youngest of 3 kids graduated the day after I got home from PA! Be careful Christina, I ended up sick with a mental & physical breakdown & got cancer also. We lived in our home 8 months & had to sell it cause I was too sick to work. It took 3-4yrs of recovery for me but here I am almost 30yrs later, lost my hubby 11yrs ago but Iâm above ground , have 10 grandkids & love spending time with them all! Good luck sweetie!!!

You do not sound ungrateful at all! You are exactly right, this is being bought with your money. You buy new, you want it to look new. I bought a shower when I remodeled my bathroom and it came with a huge scratch right down the middle. Who wants to buy new things and it be flawed?! NOBODY! You do whatever you can to get it right the first time but sometimes it comes that way and it is sad that you have to fight them to exchange or return when these items cost so much. You watch everything they're doing and make sure they don't damage anything else and you get it all to be how you want it bc thats what you are paying for!!! That vinyl siding degrades badly in the sun, so save up and change that out. Double glazed windows save massively on electric bills and again those vinyl windows are awful and degrade badly.
Also don't skimp on insulation, it helps keep you cool and not have to crank ac 24/7. I'm excited for you!
I built my house with my husband at 27 (pregnant with my son) and I remember over thinking every detail, but in the end we did good by over thinking. My favorite thing was raising the kitchen counters from standard size so I wasn't hunched over. A tiny detail that made all the difference.â€â€

I did the home build situation 5 years ago and I regret so badly keeping my mouth shut out of being polite cause now I have found lots of things that are not right and should have been handled better by the builders. I would recommend painting the roof outside with burnt wood paint! Itâs a kind of paint that gives the illusion of charred wood! It for the most part just kind of looks like a dark charcoal or black but gives some variation in opacity throughout making it look more like wood and gives an old wood feel
You said about the tile guys being great an lining things up. If you look the square that's put to hold things in slightly crooked. at least it is in the 1st brm u showed. Also the yellow wall white ceiling was also white at the top of the wall about 3/4 inches. Hope that got fixed also. Beautiful home Christina, good for you all. I'd be ecstatic.
Your home is beautiful and the brick archways are the icing on the cake! đAs for the vinyl porch ceilings...to imitate wood, Id get some wood gel stain, and a wood stamper from Amazon! You can imitate real wood very easily with almost any surface! So happy for you!

Hey Christina. My husband and I used a paint sprayer and 5 gallons of paint and changed the color of vinyl and brick on our last 2 houses. Taping everything of will take the most time. 30 minutes and you will have the look you want. Love love your channels. Congrats on the house.

I put exterior receptacles on front porch, in the porch ceiling behind the columns, around the soffits and below attic storage dormer windows on the interior side that are controlled by a switch with dusk/dawn photocell and time clock, my wife loves them for Christmas lighting. Building for us was no marriage pressure. I done a floor plan, sat down with my wife and we went room to room asking her what rooms she wanted larger or laid out different. Once I done the final floor plan, I done interior and exterior renderings so she could get a better idea of things she wanted to change or add. After settling on the design, I completed a set of architectural and engineered plans then told her the interior finishes were all hers. I asked for her input on the architectural side and she asked for my input on the interior design side. Over 30 years as a commercial and industrial electrical contractor and 24+ years as a architectural, electrical and mechanical engineer made it difficult for the contractors to cut corners.

Your home is beautiful. It's YOUR house. It doesn't matter what anyone thinks. You designed it. You have to love it. It doesn't matter what anyone else thinks. I would nit-pick ALL the little flaws. I agree that using a sharpie is not "fixing" the mistakes. Again, the house is beautiful. Congratulations!

Love the brick columns and your final vision for the dining room! Regarding the vinyl ceilings they cheaped out on your back porch- you can paint vinyl any color. I donât understand why they would limit you to that gray. That one makes no sense. If they canât right this, then I agree yâall changing it out. Canât wait to see it all done đ„°

The fireplace cut outs for the controls would drive me crazy. As mentioned by others the vinyl siding can be painted relatively cheaply. Itâs gorgeous though. I love all the brick.

I've been through a house build before and it is difficult. The people doing the building, it's just their job but they need to realize that this is your dream, this is your home and you want to live there for life and it means the world to you. IDEA: Couldn't you just paint the vinyl siding black on the porches?
