watchin/learning for 1st ICF project in New Mexico... a small passive 600sqft 1br/1ba & a 25'x60' garage/workshop, then a house once i feel more comfortable.

we built an icf house an its incredible, warm in winter cool in summer, geo pump keeps up easily.
They are really becoming so popular across Europe now for their incredible thermal properties!
My company has been using ICF for years, mainly Fox Block, I will never go back to stick framing, the benefits are endless, heating, cooling, cheaper than stick framing, no thermal bridging and on and on. Far superior method ofconstruction.
I have a question on ICF houses building. How much apart can two ICF structural be , if it was for two stories building. Suppose for instance to build a 8m x 9m two storey build, can it be built with just the outer walls or should there be another structural wall in between?
What about external facade? Say, if I wanted to add an architectural stone...would latex modified mortar stick to ICF?
Can I extend an icf house with blocks . With installing RSJ etc. How does that work

Hi Joanne, I’m building an ICF home (in the US) with pocket doors on inside rooms, which will be framed in the inside partition walls just like a timber framed house. If you’re talking about a pocket door in an exterior wall, you’d have to frame it out from the face of the ICF. It wouldn’t go inside the ICF forms - they’re just light EPS foam with no structural strength on their own, until they’re filled flush with steel reinforced concrete. Forgive me if I haven’t understood your application question.

It be nice to have this done as an extension to my house… My Sister lives in Meath and recently lost her husband, As she now lives on her own I may have to take her to live with me… she is elderly and would probably need one of those lift modules…. Could you give me a rough price for an extension 13ft by 22ft top and bottom ?… I’d like to kno a little more on “limestone fill” as appears to “concrete “
I'm looking at building a house next to the woods. If I used a stem wall foundation for the house, but wanted an ICF wall around the outside of the bedrooms only. Can you use ICF on top of a stem wall ? What if you attached a row of ICF on top stem forms and the pore included the ICF block?
just build ICF from footing up to roof. Interior walls could be wood frame studs or metal studs. ICF is for exterior walls so that the heat stays inside and cold outside or visa versa, ICF reduces the operating costs by 50% over wood frame because its air tight. Wood floors can be installed in between ICF walls, ( no thermal bridging)

How about two-storey houses and timber first floor details, how are the joists typically supported? Any issues?
Various ways to do that. You can do the traditional way of bolting a timber to the walls to fit joist hangers for the joists. You can get specialist joust hangers that are slotted through the insulation and into the cavity and a rebar is passed through the back of the hanger before concrete is poured, When the concrete is poured it locks the hangers in place.
BIGGEST advice to people building ICF, from my experience. ENFORCE, not convince, ENFORCE, electricians and plumbers to think about this ICF investment, it is an airtight house. So, after they cut through the poly/concrete to run services, they have to fill back gaps with expansion foam, silicone, etc. Draughts form through channels that and hit vanities, wall plugs, etc. comes down from ceiling if not airtight, etc.
I want to build with ICF; lower floor with 150mm natural stone clad and 1st floor render. Problem is the ground floor is now 150mm wider. How can I get 1st floor to be level with bottom floor? Great video, very informative…. Cheers
Counter batten the upper part of the walls. So you will have a row of battens vertically then another row of battens horizontally and then ply it for render. Or you can glue/screw more insulation on the top half to make up the thickness. Either way you will need some form of flashing detail at the joint to stop water getting behind the stone.

Sounds like the only con is it’s probably more expensive than your typical home build. What kind of roofs go on a ICF house . Can it be a Full ICF house including roof.
ICF is very close to block when it comes to overall price.

Would the wall have a fire rating. Might be a silly question.
Most if not all icf manufacturers use fire resistant chemicals in the insulation. If you search youtube there are videos showing people trying to set fire to the insulation and failing as it almost self distinguishes and concrete doesn't burn.
I've researched and the general consensus is that ICF can withstand 4 hours of direct fire. Wrap your house in Metal and watch it survive what the neighbors houses wont😅

Think insulated composite concrete form is a better way of describing those blocks. ICF stands for insulated concrete form with the blocks made of what is basically styrofoam.
