    Great stuff. This is really complex accounting and I have watched it a few times and don't really understand it. I guess if you wanted to incorporate you would talk to 118 guys and understand better as it's your own situation and numbers. Very impressed though, you don't often get complex videos like this on CZcams.

    I think this can be simplified even further.
    The acquisition costs of your properties minus your mortgages is your “capital”
    If you finance the extraction of that capital from your property rental business BEFORE incorporation there is no tax due.
    If you then lend that money to your company AFTER incorporation it is a Directors Loan.
    The company can use the injection of cash to pay its loans back down again. However, the company remains indebted to its Directors.
    When the Company has spare cash it can then repay its Directors and they will not pay tax on receipt of that money.
    The company could also borrow against its properties and use that cash to repay the Directors Loans. Likewise it could also sell properties.
    The key to this is to finance the extraction of capital BEFORE incorporation, otherwise it doesn’t work.
    IMPORTANT - Capital is not the same as equity. If anybody does not understand that please read this comment again from the top.

    If you have properties in your name with large amounts of equity, is it beneficial to remove that equity before switching to LLP and then Ltd or doesn't it matter?

    We all want to be wealthy but the Buy to Let "phenomenon" is a particularly egregious example of greed and a restriction of social mobility for future generations.
    I say this as a homeowner who could probably get into this game if I wanted to but I think it's appalling that the game even exists. It's just created a serfdom.

      @@ChrisLee-yr7tz I should have clarified that BTL should be restricted not abolished completely. Obviously there's a requirement for let properties but I think there should be rent caps like in other countries. I don't think a basic need like shelter should be exploited like this.

      @@capri2673 There's massive demand for rentals for all kinds of reasons.
      BTL is a capital intensive, long-term investment that only provides similar returns to the stock market. Do you consider all investment exploitative? Is buying shares exploitative?
      We're already seeing the effects of restricting BTL. S24 has made many landlords quit the market and we're seeing the impact of reducing supply on rents now. If you introduce rent caps this will destroy the market. Careful what you wish for.
