Cash up front at auction then have a community bank refinance me out.

I ended up putting a community bank loan on this one. 75% off purchase price.

I just did a standard Illinois tax pro-ration based on the current tax bill.

Was this a bank-owned or was it auctioned at a court?

Good question. It had already been through foreclosure so it was bank owned, but the prior owners still occupied the home.

Better to err on the side of caution and be pleasantly surprised if it turns out to look good I mean

Normally yes, however this particular property was only about 2 years old in a brand new neighborhood. That is why I didn't think it would be a complete nightmare. Otherwise I always assume the worst!
