Hi Dan, you’re the CZcams gift that keeps on giving…..! 😂 Another great video mate… I had a similar issue 2 weeks ago where a vendor didn’t accept the asking price nor did they agree to take the property off the market with an above asking price offer but instead it went to ‘best and final’ - crazy times!! I’d also be keen to understand if your surveyor covers Doncaster area as she seems excellent.
Hey James,
Thanks very much for watching and for taking the time to drop a comment, I have to say my surveyor is excellent, I`m not sure if she does cover Doncaster but I can ask for you.
Drop me an email and I`ll let you know

Hey Sean,
Thanks mate, can I ask what was specifically good about this one vs others so I can make sure I follow the same lines moving forward.
Thanks for watching and the feedback I really appreciate it.
Incredible channel! So incredibly informative and helpful for individuals, like myself, who are seeking to go down the buy to let route, when older!
Hi Jamal,
Thanks very much for watching and for your message, I’m really glad that you are getting value from my channel.
Great to have a "ride along" (quite literally) but seeing things progress is useful, thanks Dan!
I love it! Congratulations on your 18th!!! Hopefully 20th comes by the end of the year! Great job!
I like you are still doing part of the renovation yourself getting your hands dirty whereas others don't even get to their 2nd or 3rd property and delegate everything to others.
That shows you like what you're doing and you're a great model for us!
Bless ya!
Hi Codrut,

Congratulations on your purchase and with the renovations. I’ve not started on this one yet, I’m still renovating number 17 at the minute.
Wow well done for getting your 18th property. I like the way you stand your ground on offers and keep to your budget. Looking forward to the update videos on the property. I'm assuming property investing is your full time occupation now?

At what point do you start thinking about paying off some of the mortgages?
Hi Irfan,
Thanks very much for watching and for your comment, at the moment my strategy to acquire and hold allowing inflation to erode my debt overtime reducing the value of the loans I have.
I hope this helps answer your question.
Have a great day

Hi Dan, I for one would be grateful if you did a newbies guide to leveraging. I’m a little confused how you seem to be buying properties so close to, or at market value, but still having enough equity to leverage from them. I’m obviously missing something. Also, are you referring in the video to Cheryl Marshall of Chemler Mortgages there?
Hi Andrew,
I`ll add leverage to my lost of video`s to record, however, you might want to watch this one as it might answer your questions: czcams.com/video/3Dv-VQYES_U/video.html
Yes I am referring to Cheryl Marshall in my video.
Thanks very much for watching and for taking the time to drop a comment.
Mortgage at 2.8% and inflation of 9% means a guaranteed profit of 6.2% per year as long as the rent pays the bond.

Great video once again Dan
Who do you use for your landlord insurance ?
Hi Stephen,
Great to hear from you, thanks very much.
I work with Josh Munt at insurance desk 👍
Hi Dan great video as always, i find them really informative, im currently on my buy to let journey with four properties so far, i noticed you mentioned in the video about adding this property to your insurance policy, my properties are all insurance separately but i want one insurance policy with all my properties under one policy to make in easier with annually renewing and when adding another property to my portfolio etc, would you recommend what policy you use as i cant seem to find a company i can insure them under one policy.
thanks
Hi James,
Great to hear from you, thanks very much for watching and for dropping your question.
Give Josh Munt a call at Insurance-Desk he will help you out.
I hope this helps 👍

What are your thoughts about the new Renters Reform Bill that's due to come into law next year?
Hi Private Private,
Which parts of the bill specifically are you referring too?
Your videos are excellent. You work extremely hard. How much profit do you make on your portfolio. Are you making atleast gbp 500 profit per property pcm. Thank you.

Thanks for watching and for taking the time to comment.
My individual properties generate a minimum of £250 pcm net of everything except tax.
Yes I use the rental income to find my next property plus my personal income. I buy in Lincolnshire and Nottinghamshire.
I hope this helps

She is fantasic.
Hi, may i kindly ask for your mortgage specialist's detail please?
Are you not slightly concerned about interest rate rises eating into your yield?
Hi PistonSlap,
Thanks very much for watching and for your comment, I`m not over concerned no, with the extent of the governments debt I`m pretty confident that they wont allow interest rates to get out of control. If interest rates stay low and inflation high the government will have a far better chance of holding the amount of debt they owe rather than it increasing. Low interest rates and high inflation are eroding both the governments and my debt.
@@new2property and if they rolled the debt over or restructure it to be able to then raise rates as if inflation keep going higher it’s the only tool they have. I actually feel very similar to you but I also know nothing lasts for ever and it’s well over due. One thing that made me very worried was seeing the 0% deposit mortgages again as this was such a red flag in a lot of ways.
Thanks for all your superb content and I’m think you’re just over the bridge from me in East Yorkshire 👍
@@pistonslapuk we have seen the 0% deposit mortgages before and will keep seeing the same mistakes made back just before the last property crash of 2008, I think we have just a few more years before it will all come crashing down around us all over again. We just need to prepare for it and sit tight.
The way I see it is that if I get it wrong then at least I will have had a good go and tried.
Yer close, I`m in Lincolnshire.
@@new2property definitely agreed taking action always trumps sitting and doing nothing. I’ve been investing a good few years and thing thing that has always drawn me towards property is the leverage and refinancing aspect. Thought I recognised the accent!
@@pistonslapuk that’s the same reason why I’m convinced that property is the next way to go, other assets classes just don’t offer such benefits.
I thought you recognised the area, but yes I’m sure my accent will also give it away 🙂
How are you able to keep coming up with 25% deposits + stamp duty + legal fees??
Hi Tony,
Thanks very much for watching and for taking the time to drop a comment.
I don`t buy food on planes that`s how I save up so fast :-) checkout this video where I explain how I now have a fast growing snowball.

@@tonypeirson6282 thanks Tony, in 5 years you’ll be watching videos of me that are recorded from the Bahamas I promise 👍
@@new2property that's good to know sir.... as long as it's not because you are single-handedly renovating a beach hut... getting it ready for the new tenants moving in :-) :-)
That's not a good investment?
I'm a property investor and that ROI is shit.
Hi Craig,
Thank you so much for your valued feedback, really insightful 👍.
It might not be a good investment for your personal and specific goal, however, every investor is individual and more times than not have different end goals. This is a good investment for me and will be for some.
Good luck with your own personal goal and strategy that I’m confident won’t be the best for others.
Can you do a video on how much cash flow your whole portfolio generates?
Hi FBA,
I`ll add this to my lost of video`s to record, thanks very much for the idea and suggestion.
Thanks for watching and for your comment.
