  • Looks like Mexico will be home for a while ... We've had a few serious conversations about buying versus building and we've decided. Any tips and advice is appreciated jejeje (assuming you've done something like this in Mexico).

    I am so glad Angel talked to you. I was thinking the same thing. I think this is a great idea and the decision you both have made. All of the lands we have brought out of the country this is what we plan on doing living off the grid.

    Hey, that's the idea I posted on your last video regarding the $70K used home that was too expensive.
    I suggested you buy a lot or some land, then build the house of your liking on it.
    The options included living in a tent; or build the first level first, then move in as they continue to build the other levels.
    Other options are to build a small barndominium with sheet metal and use divider panels as rooms, which can go up quicker than a casita. Plus, it'll be more spacious. They also make family sized tents that may be another option. The tent or barndominium will get you out of paying rent quicker, so the money can go directly to your new home's construction.
    The casita, a good idea, will take a few months to build, but it'll use up some of the money you could otherwise put towards the main house. The negative: you are gonna spend money to buy appliances to put in the casita, then again for the main house. You'll need to continue paying rent at your current location until the casita is ready. 🤔

      Love your ideas ... How comfortable is this barndominium you're suggesting? I haven't seen houses out here made with sheet metal; but i like the fact it can be done quicker.

    That's the good thing in Mexico, you can build slowly, make a room, move in and keep building, I live in Gainesville Ga, a 2 bedroom, one bathroom house is for $345,000, it's ridiculous and not a new old house.

    I agree Cartess, you are better owning and building small w rental property. Izamal is on my radar personally. An hour east of Merida and will have a station for the Maya Train. Affordable and large lots.

    In my opinion this is the best long term financial plan you can do.
    We have friends in Merida that have built houses, and those that have bought houses inside and outside Privadas.
    I know you can get a bigger piece of land or lot size and save money if you build yourself.
    You can budget the build in phases and all the finishes that are important to you and Kim.
    I would 100% choose to go this route - except- we are older and we don’t feel we have the time to build.
    But who knows, right?
    Once we are free with our obligations we will be able to
    Make concrete decisions.
    Life is ever changing and pretty fluid.
    We will be open to all kinds of possibilities when our time comes.

    later you can build a 2nd floor without EVEN affecting the 1st floor construction. 2nd floor cost is approx $14,000 for 2nd living room, 2 bedroom, 2 bath

    I believe that a small house (built to expand to the floor above) 2 bed 1 bath, 800 sq ft approx, can be built for $20,000 (material & labor only)

    I wish you all the best, I love your videos. We are moving to Mexico soon. We plan on purchasing a villa in a gated community in Tulum. I have done research and visited Merida and it's beautiful. In videos and talking with people and almost buying land during our visit in Merida, I heard it's best to buy land that has water and electricity included and paved roads on the lot otherwise it may be complicated and expensive to take care of it on your own.       I am in Tulum now and personally would not buy here. The area is suffering from over development, poor infrastructure, and social/economic issues w foreign investment/developers pushing locals out of being able to buy here. Plenty of projects are stalling due to issues. But if your heart is set on Tulum, please just know it's not all glamour as influencers like to portray. Your money would be better spent in Yucatan IMO - no offense to Quintana Roo ✌🏻

We've been visiting Tulum since 2013 and visited over 8 times throughout the years and we've seen the changes in Tulum and how popular and crowded it has become. We researched and visited other places in Mexico to move to, including Merida, Puerto Morelos just recently. Last year we rented a villa for a month in Tulum and we loved it. It has changed, I agree to all that you listed and more. After renting for a month in Tulum, we decided let's check two more places just in case before we decide. In addition to all of the Mexico places we researched and visited over the years, we visited Merida, Izamal, Valladolid and Puerto Morelos and none of these places, even though our experiences were positive and these places were beautiful, none of these called us home like Tulum. Since 2013 we've dreamt of making Tulum our home. After researching, planning and saving it is now possible. We have our heart set on Tulum and this development that has kept as much green trees and nature around it, it has underground water pipes and well water, high speed internet, underground electricity, solar panels and has and is close to paved roads and it is in a gated community. This development has phase one built and is working on phase 2 and 3 and is almost sold out. We are not worried about any issues with this development or developer. This place fulfills all of our requests and more and has addressed all of our concerns. Honestly in my heart I know the universe supports us, guides us and manifested this place just for us because it addresses all of our concerns and so much more. There's more to his place than I mentioned here, so much more it offers. Tulum is still developing and the train will be running soon, the Tulum airport is almost ready we look forward to Jaguar park. We love Tulum and I don't know if you've ever felt this....when a place calls you home, it calls you home and we can't think of any other place. We feel alive in Tulum, there is an energetic field there i feel and I can't explain it. Tulum isn’t for everyone, however it is for us. We love all of Tulum even the messy parts. Thank you so much for your post, for your advice, we appreciate it so much and it's so important to thoroughly research the place, the lot and location when buying in Mexico especially because it is a cash market. Make sure the seller is legit, you have a good lawyer who will research the land to make sure it is not owned by anyone else prior to seller and the area feels right for you and your family.     Hello Cartess moving away from renting it is a great idea, if you have the money purchase land is the best.
    I have some suggestions for you:
    a) find and architect you trust and if possible quote the design and building with another one so you negotiate the price if you find cost reduction opportunities.
    B) decorative aspect such as grass, plants, roof for the pool area, etc if the architect delivers good drawings you can do it by yourself just hiring a regular brother and show what you want he will do it

    Sounds like a good plan I use to rent a mother in law sweet out in Fl and always thought it was a great investment my landlord made. I also moved various different places and didn’t like the area until after I moved! Great advice!🤩

    Finally you can build your temporary home or Casita in the same land or you divide the land you purchase so maybe you can rent rent the casita in the future, maybe this Casita could be a nice apartment with independent entrance and service

    Awesome. Thats how they do it in other countries. It just seems in U.S. even when you pay off your house, you still paying.
    But basically your talking about urban homesteading, which is trendy right now.
    Just be careful, building regulations are alot different there.

      It's nice but not what we'd buy for ourselves... A few things we'd want off the bat ... No stairs -- all one level. Larger backyard space. Much larger pool. Casita space in back to rent out for additional income. And a few other things. This was their dream home. I love what they did with this house and will take a lot of ideas into what we build out.

      That heat is a real thing. I don't know how far Queretaro is, but that would be my other option if Merida didn't work out.

    There are Laws preventing Foreigners from owning property within 50 Kilometers of the Ocean and 100 Kilometers from any Border . you probably already know this , but just in case . also , there are no Loans available , so you'd have to pay in full . I would hire a GOOD Mexican Lawyer and Notary , when you're ready , the contracts are in Spanish . finding a buyer can take a LONG time . Be Safe and Good Luck to you .

      Yes. There are workarounds. Foreigners wanting to buy property within 50 km of the coast (100 km from a border) will have to purchase the beach property through a trust with a Mexican bank known as a fideicomiso. It's a fairly straightforward process, and it's done all the time. As you mentioned, make sure a good attorney is hired and do your research.

      Gonna save and proceed in phases the old fashioned way. Financing options in Mexico are very limited for foreigners and SUPER expensive. Most pay outright for houses.

      You don't need a loan just buy a lot pitch a tent in it and start building if it's your land nobody can tell you anything
