    As a Portfolio Analyst, I have seen Watchlist increase by ~15% YOY due to Floating Rate Loans being impacted by the current market.

    Great video made Justin. I have worked in the CRE industry as an investment director in China, the over-leverage of the gov as well as individual, an aging population, over supply of properties make it impossible to come back to normal cycle. I am thinking of relocation to Australia where a country takes immigrates. My understanding is that apart from raising interest rate leads to higher financing cost, and ppl working from home more after Covid, population grow is the fundamental driver to real estate as a whole.

    When do you think job openings are going to pick back up? I’m a recent grad with a couple cre internships but it’s been VERY difficult to find a role.

      Hard to say for sure, but likely not until the second half of next year. The fact that you already have a multiple CRE internships is a huge leg up among your peer group, and as much as it doesn't seem like it, starting your career at the bottom of the market can be a big advantage as the market rebounds over time. If you stick through this part of the cycle while a lot of your peers choose to pursue other industries that are "easier" to land jobs in right now, you are going to be way ahead of the game 3-5 years from now.

      @BreakIntoCRE thank you for the response. I’ve been working on coursework such as yours and thinking about pulling the trigger on the Argus certification. If I can’t find anything till the second half of next year, should I try to do another internship in the meantime even though I’m graduated. Or apply for roles advising a June/July 2024 start date?

    Great summary of todays environment. I wonder though why are increased floating rates hitting multifamily harder than other asset classes?
