      @@amazonthings2497 you should know that his figure is so high that he doesn’t need to brag about it. It’s so high he is concerned about being labelled a greedy person. It’s irrelevant how much he makes because everyone has different levels of income needed.

      @@amazonthings2497 Saj has been in the game for years. He stated he has 200 odd properties. Do the maths. The other guy have his salary up of £550k a year without being asked. Saj is in a circle where it doesn’t need to be stated.

    Saj is the expert and the true deal when it comes to property. Also very humble and down to hearth, I'm glad he doesn't fall into the ego trap of who's got he biggest portfolio, the biggest revenue, etc.

    Saj answered all the questions humbly and as expected. Hard to stumble across people like him with so much experience and yet super down to earth nowadays. Totally deserves his spot up there in the property business.

    I love property. I’m late to the game too. Bought my first BTL in my 40s. Getting ready to do my first self-build to make an air bnb property on the coast. Saj is very inspirational. I don’t need to know his exact figures. Just hearing him speak tells me that he knows the market through a fast learning curve, and has built up a wealth of experience.

    Avoiding questions, doesn't necessarily mean he has anything to hide. He likely doesn't want to have the good old tax man on his back.

      That doesn't make sense, as that would mean he does have something to hide. The more likely answer is because it wouldn't align with what he teaches.

    James you're absolutely right about rent to rent but every rent to rent I have is already a HMO owned outright by the landlord and is fully compliant. One generates 4750 rent that nets me 1300 pcm. The only downsides to the strategy is you have to scale to make it a business to take yourself out from and also you don't have the capital growth, unless you've agreed or converted to a lease option! Which I have done!

      Saj is the real deal when it comes to UK property investment .. he's one of most humble guys in a notable position within the industry, hes always helped with solid advice whrn reaching out to him.
      Intrest rates are at serious lows these days .. I was recently offered 1.64 percent fixed for 5 years. That's almost free money when borrowed on those terms ... Not knowing your situation, if your getting re-fi offers around 1 ... I'd say it's a no brainier go for five years as even if it drops further, it won't be by much ..
      At these kind of rates, commerical banks are lending pretty close to what the European central and the US Fed is lending to the commerical banks .. likehe said in this vid, plenty of money around at present, but lack of property ..

    I think you should interview Samuel Leeds, he's lost so much credibility in the last couple of years and is far from transparent. Would be great to see what the truth is.

      @@JUICEMEDIC - you only have to watch the media or do a Google search, then maybe attend one of shows to really see what he's about. Nothing new to offer, everything is recited from other people. I was also at a meeting when Sam was sat beside fellow friends who are at the top of the property game, and not only was he disrespectful, he had nothing to add. Nothing more than an average investor.

      @@JUICEMEDIC I can see why he's lost credibility .. he scammed me out of several hundred pounds after signing up for an early property flipping course he ran, after paying in full - he ended up postponing the in person session a number of yimes, only to email a PDF as an even trade off instead of the promised session and corresponding digital/hard copy materials ...
      He's very arrogant and full of ego when confronted, never made it right but showed his true colors hence id always advise anyone against working with him in any capacity ...

      When he makes a good amount of money selling courses on how to make money from property, it's no longer a personal question. It should be a legal requirement to provide that information.

      @@janedoorgachurn7765 Yeah but it isn't one, although i agree some proof of success is required to sell courses, but that's evident from his videos. Think about it, he chose not to say anything.. he could have plucked random income numbers out of the air to BS us but he didn't

      @@nassah2010 Not saying anything can be the same as lying, if you're not saying something to hide the truth purposefully. He likely doesn't want to say because the profit margins are not all that good. Which invalidates a lot of what he does on the courses side of things.

    I think you’re both wrong on interest rates. High inflation in my view will force the boe to push rates to a level that will be very uncomfortable for many of us. My guess is around 3% base rate, so mortgage rates of 5-6%+.

    The common approach to buying residential for long term growth must be getting flawed. Historically the prices have risen true enough but, at some point there is going to come a time when inflation, wages and the general cost of living restrict the ceiling on house prices.

      You’d think this would be true, however, there are two things, that combined, make the UK housing market so strong…
      1. Supply and demand - I can’t see a time in our lifetimes where there will not be a defect here.
      2. Available credit - we have one of, if not THE most sophisticated and safe lending systems in the world in the UK and there is more liquidity than ever before. Economic history shows that availability of credit drives markets (just look at the credit crunch as the opposite happened)
      So over a long enough period, until both these things change, we won’t see a decrease, but differing levels of an increase 👌🏻
      Of course there will be some times where prices dip in certain areas, but over the long term there should still be an upward curve.

      2.25% at the moment and I see us getting to 4% next year maybe 5%.
      I think they’ll come down again looking at the cost of long term money.

    I think this could of been a great video if James wasn’t so direct. The way he spoken to Saj was rude and you could see he wasn’t comfortable talking about his exact income. Doesn’t mean he has something to hide. Shame. The contact could of been strong but James ruined it.

      Its a double edged sword, do you remain humble and not attract bad attention by exposing success, or be honest, open and possibly be seen as bragging? Landlord's and developers are not exactly praised, probably because of the money you can make and ethical talk around using homes to build wealth. I appreciate both sides of the coin.

    When someone like this can't answer multiple questions directly, it shows they have something to hide. He comes across as someone who is getting caught out, as he can't answer the questions people want to know. It's clear he's made money with property, there's no denying that. Just most likely no-where near as much as he likes to portray, to sell courses. I don't mind people selling courses to make money but not when they're as cagy as a person like this. There's something very dishonest and disingenuous about it all.

He likely didn't want to answer because it wouldn't be good for his course selling people on the idea of massive profits in property.

      @@maxwellboyne2770 But you're (I assume) not someone that makes a lot of money by teaching people that there's lots of money to be made in property. Seems very sketchy to teach people that and not be able to back up how much you make yourself. He does it for a reason; the profits aren't as good as he wants his customers to think.

      Jane Doorgachurn I think that is a very naive way of looking at it. There are many reasons why he can choose to not disclose his income. It could hurt him in future negotiations when he is looking to buy. It could affect the goodwill with suppliers. It could even affect things like leasehold negotiations with greedy landlords in sectors he has investments in but doesn't disclose. To think that Saj is doing that because he's shady or worse, because he owes you or anyone an answer is pure fallacy. You're entitled to question his net worth, and if you don't believe him, don't follow his videos. Simple

    Saj didn’t come across great here. Refusing to answer simple questions seemed quite defensive and skirting around his points.
    Great to the point style questioning James, shame he didn’t give you much to work with.

      @@maxwellboyne2770 hardly asking to the nearest penny though was he, just wanted to know his gross rent roll. Surely someone training people to get started in property shouldn’t have an issue disclosing this. Considering Saj preaches about having built his empire using other peoples money you’d have thought he’d be more open about his returns in order to attract potential further investment.
      The issue is he’s clearly avoiding giving answers ‘over 200 tenants’ come on man why bother giving an interview if you aren’t willing to speak about your successes.

    So frustrating listening to this .. if they don’t want to be transparent don’t go on the show .. Jesus it’s not like they don’t know what it’s about ..     This kind have destroyed thousands of good family houses, buying them , decimating them on HMO, just for the money, pure greed, very, very, very shady characters, a lot of them around Birmingham and Bradistan. Pure greed. Interesting, how are they avoiding straight questions, and not dealing with banks but happily dealing with cash man. Dodgy people.
