Great video! However, I think that if you are just starting off with investing in rentals, then the best market is your local market (with in a couple hrs drive). First of all you know the market very well, so you will know what rents are and property value. Also, you will be able to better manage the property if you wish to do so yourself. However, once you are a seasoned investor, and wish to find better rentals, then I fully agree with your criteria!

Could you please expand with details? I kept my home in Aurora as a SFR when I moved out of state... looking for details to see if I should sell? I know selling will only lower supply & give tenants fewer options, but I also need the rents to pay the mortgage.
