To add to Roni's comment, sometimes you get roped in against your will. It can happen if majority in a certain area apply and vote to make it become an HOA neighborhood. Happened to my grandma's neighborhood. Only like two people said no to the HOA. Luckily if that happens they can't legally force the dues(at least in my state). Personally won't live in one because looking to buy a house in the middle of nowhere. Like 30 minutes drive to civilization 😂

HOAs now have *HOA attorneys.* It's become beyond ridiculous. There was an HOA when we moved in, but now 10 years later, it's become an entirely different matter. Fees have increased by hundreds, rules have increased, things that were allowed are no longer allowed. They have 'volunteers' to go around the neighborhoods and 'inspect' the properties. This is a crock. They need to go.

They can and will tell you what color you can paint your house when you can cut your grass, when/if you can wash your car, and if you can repair your car, in YOUR DRIVEWAY. Some places make you leave your garage door open, at certain hours of the day. They can tell you how many cars you can have in your driveway. If you drive a company truck, you might not be able to park it, on the street or in YOUR DRIVEWAY. They can stop you from renting out YOUR HOUSE!! the list goes on and on. You need their approval for anything you want to do. You can't plant certain flowers or plants. They can tell you what kind of dog you can own. It would feel like I was renting again.

And before any structure, architectural change to any lot has to be approved by the association.
