    Located just minutes away from Desa Parkcity, Bandar Manjalara has always been taken as the immediate alternative but in terms of convenience, it's pretty comparable. Unfortunately for East Parc, the building setting is not exactly the best. It's located next to one of the busiest junction, next to the elevated part of Duke Highway, facing commercial buildings... In other words, it's just noisy.
    The project is also located within the commercial strip of the location, which might be a hindrance every residents drive back home. On weekdays it'll be packed with office workers. On weekends, it'll be packed with people for weddings or shoppings. Because of that, the entire experience throughout the building is just overwhelmed with the intensity of the surrounding.
    However, I enjoyed the common area designs such as the drop off, the corridor, the facilities deck, especially the dual access lift lobby for all floors. That's very luxurious. And the unit we visited was superb. The scale and flow of spaces were on point but we can never open the windows.
    This visit clearly demonstrates the fact that we are paying for more than just the floor, wall, and ceiling of any projects. The environment and setting defines the building too.

    Stay in plaza menjalara which is opposite to east parc. Frankly speaking this location is way too busy and very jam especially during lunch and dinner time, everyday! Forced to stucknin jam before i can reach home 🥱
    Although is very convenient, lots of restaurants surrounded, unfortunately it’s not a good location for residential. I will move out this year end

      Too commercial area will makes u feel like staying at shop lot only. For residences still a nono..

    Me & wife bought here last year, we are in the mid level facing duke highway, but after closing all the windows, you can barely hear the noise, unless you have really sensitive hearing.
    The windows are not really tinted, just coloring only with minimal heat reduction, have confirmed this when i replace my windows during defect stage.

    Wah very generous developer giving two main pools😅. Also 8 lifts for 13units on typical floor if i recall correctly very very very generous 😂.

    Actually, this property has two gym rooms. The bigger gym room is located on level 5, next to the swimming pool, and it also has a nice library room that is not seen in your video.

    Agreed with all the points. Should enlarge the tiny bedroom 3 a bit more and it becomes a proper single bedroom. The dual key layout is a good design. As for the location, accessibility to highway is direct, because you’re directly in front of it. What’s more important to you? Accessibility or privacy/quiet? I would top up for a smaller unit inside DPC.

    They used shear wall all the way was to save cost without having transfer beam/floor. Actually can introduce tandem parking within the shear wall to utilise the wastage area.

    depends on who u ask but for me the location is very good, near highway excess road easy go out no need go into dalam dalam turn here turn there to go home

    Yes, Duke is great and all, but remember, it cost Rm2.50 to use it, and if you are going to Ampang, u have to pay rm5 total for one way.

    Not far away from this project there is a condo i see quite elegance named Menjalara 18. But i went thru their low accoupancy rate from down the road observation long time. One day during waktu sembahyang finally i got the answer. There is a mosque right behind the condo about less than 200 meters. although that time i was about 500m aways really kuat effect. I am not sure East parc can feel it or not. To me i very concern about this issue cos this is a daily 5 times matters.

    go see and review VIM manjalara and M-suite manjalara, heard the rental to price ratio is pretty decent, much cheaper than east parc and just a stone throw away

    Would love to hear your thought on Trinity Lemanja nearby. I actually bought there after comparing between East Parc and Lemanja, as I observed and agreed with your analysis about the surrounding area.

    Dual key unit..wish the design can be a seperate distance to entrance s... otherwise bound to bump into your tenant everytime to go out or in

      Yes! Following DBKL rules, only small breeds are "expressly" allowed. But been seeing people brings medium sized dog but no resident complaints about that yet.
