I will agree with you. I have been watching a few house tours in korea lately, because I am interested. But every house I see, I think besides the price I'd have to pay to buy the house, I'd have to pay twice more to redesign the house. This one is even better than others I have seen. I saw a house where the bathroom was literally inside the kitchen and the bedroom on first floor had no bathroom close by, you had to walk the whole house and enter the kitchen to go to the bathroom. Another house that I saw, it had the master bedroom on the 1st floor, the bathroom wasn't connected to the bedroom it was crossing the hallway and the dressroom was located past the stairs (that would go up and down) almost in the main living room of the house. I am really worried that there are no home designers or architects in korea. I didn't want to criticize, but since you are korean and are able to see the bad design in these houses I felt the freedom to talk.

I love the space outside 😍
I have seen many variation of houses in Korea. some are architectonic fantastic, some are just beautiful, some are genius and some are weird.
But this, this, building.... wow, where to begin! I am not going to say anything about the architect, since they either do what they are told... or they have never had kids. Yes the exterior is not bad, it give you a bit of the Greek looks. The entire building looks like it have been designed to look good on the outside, and not the inside....
First floor:
- Entry, I'm not going to say anything about that, but I would at least put a door between the entry way and the living room.
- Bath room, behind the Kitchen, I would just change into a utility room, and put a toilet under the staircase (Japanese style), It's a guest toilet, you don't need a full size bath room, on every floor.
- first floor bed room (Koren and Japan does that, specially when they have there aging parent's living in the house), but since it's so small, I would just used it as a office/reading room/play room/cinema/tv-room or remove the walls and make the down-stairs living room larger.
- Kitchen is as an failure, on a grand scale.
1. The fridges and freezers steal all the attention, I would use integrated fridges or fridges in same colors as the kitchen
2. The kitchen fan design doesn't fit in at all, this is a type of kitchen fan you want to stand alone, not boxed in by cupboards on both side. a simple aluminium kitchen fan would work nice here.
3. listing around on top of the cupboards, doesn't work, you either have it closed all the way up, or you have it open, so you can store thing. It will also not feel top heavy.
4. for cupboard handles, I would go for black one.
5. For tiles, I would only tile up to the cupboards, and above the cupboards, I would just paint it white (wall color)
6. dinner table is not bad though
7. but a kitchen without a dedicated space for a oven, within arms reach of where you prepare food... weird.
- Staircase have also some problems. A staircase is part of the interior and should be nice to look at and not overtone rest of the interior, but be a part of it and it's also have several safety errors that would not go trough safety control over here.
1. rails, should in most cases follow all the way down to the last step.
2. the wood list under every steps and around it, ruin the design of the stairs (that the architect didn't react to that, is weird), having the wall come up flush with the steps, so you only see the brown steps would look nice and balanced. You want to avoid having to much going on at the same time, you want details, but also make it look clean.
3. Safety concern Nr.1 the rails is only Connected at two spaces. for this size, I would go for minimum three. you have to account for accidents and kids hanging on it, pulling, pushing but also adults that drunkenly fall into it.
4. thee three first steps, between second and third floor, should been redesigned.
5. there are some weird details to...
Second floor.
- having a nice second floor, living room/tv-room/play-room is nice to have, specially when having kids.
- the small bedroom whit it's own bathroom... eh what.
1. move washing machine, downstairs to the utility room.
2. where washing machine was, replace it with storage Space for clothes.
3. bath room is to big for that room. even for a children room. And you can get all that inside a smaller bath room anyway. move sink 20-30 cm more to the bathtub, move the toilet closer to the sink thus you can move the wall 50-70 cm more in, and make the bed room larger. Add a small glass wall between bathtub and the sink, to prevent spray from the shower. (Quality and finish comes together, and a architect/designer that is proud of him self, will include small details like that)
4. for rest of that bedroom I have nothing to complain about, except: celling lamps look like a store lamp. the wood, listing is in just a slightly different color (just looks weird and make it looks... unfinished), and the wood floor-color collide a bit with the room color.
- The second bedroom
1. It's the second floor largest bedroom, but doesn't have it's own bathroom. when the smallest room on the floor have... weird. they have to either go downstairs or go to the other bedroom and disturb that person, just to use the bath...
2. move bed to the other side of the room, put a bathroom where the bed was, or just split the room into two smaller rooms. and change the other bed-room into two rooms as well, one for utility and storage, and one for a shared bathroom with view.
3. they could used some better ceiling lamp, that fits with the interior...
third floor:
- is just weird, just totally weird.
solution 1.: either use it as a second living room, and use the second floor living room as a bedroom instead.
as a master bedroom...
- where the bed is now, I would make that area into it's own room, and use it as a bathroom.
1. where the make up table is, make that into a two person shower.
2. where the bed is, where the window is, remove the window, have two sinks there (his and her sinks)
3. in the other corner where the flower pot is (11:35) I would put a large two person bath tub, either in the corner with larger windows, so you can see out. or a bath tube in the center.
- Where the tv is, I would make space for a queen size bed placed a bit off center-toward the large windows. I would also raise the floor a little or use a tall bed, so you can see out the window, while in bed.
- where the bath room is , I would move that wall a little out and make that entire room into a walk in closet.
- where the closet are, I would make it into a nice master bedroom living room, for when parents want to be a lone with some wine and a nice movie.... or some X-rate stuff
I'm not going to comment on the garage and the garden, since there is many things that could make it a little bit nicer or more practical.
I feel that Korean architect, should keep developing there own unique architect, some they are good at (there are many example of it, on this youtube channel) and not copy architect from around the world, those houses looks like that, for a reason.

I will definitely refer to your feedback. There were a lot of designs that I didn't understand, but I think there are a lot of the same thoughts.
@@signaturehouse yes the house was all over the place. A house is a place to feel at home a place to relax. but in this house there was just to much going on and it wasn't balanced.
Thanks. I am not someone who likes to criticize other people's work. But since I started to look at some houses in korea I have seen a lot stuff that bothers me in their design. And they are suppose to be high end homes that costs usually over 1 million dollars. They always have something that bothers me. It is either the kitchen or the bathroom locations, designs or size. I've seen penthouses that costs 10million dollars with the same flaw in designs. I saw a kitchen with a tv above the cooktop. I don't know why they didn't put a vent hood instead. I also think that a bathroom in the main floor of the house, if not connected to a bedroom, it doesn't need to have a shower. Most of time they don't make a good use of space. They have empty space with no use and a small bedroom or bathroom. They have 2 kitchens in the main floor and another on the second and sometimes in the third floor. I think if you have a kitchen and mini kitchen in the main floor, you don't need another on the second. But then, they put a kitchen in the second floor, in between a bedroom and a bathroom. I can't understand these kind of designs.
I feel like even if you buy a high end newly constructed house in korea, you gonna have to destroy and redesign the houses by yourself without the need of an architect, paying twice the price to make it right.

인테리어만 깔끔하면 다 인가? 어차피 인테리어는 쓰다보면, 사용기간이 오래 지나다보면 점점 낡아지게 마련인데.
중요한건 집구조잖아.
잘못된점 하나씩하나씩 지적해보자면.
첫째.식당 바로옆 공간이면 누구나 저기를 다용도실이라고 생각하지.그런데 생뚱맞게 화장실.
그리고 두번째. 2층에 분명히 누군가가 살고있는 방 안에 생뚱맞게 세탁기가 있고.
(첫번째 잘못과 두번째 잘못의 각각의 위치가 서로 반대로 자리잡은 느낌:1층이 세탁기,2층이 화장실이어야 함.
그런데 현재 2층 세탁기 있는쪽 바로 옆에 아주 큰 화장실&욕실이 이미 있으므로
2층에 있는 화장실&욕실을 같은 층 반대편 위치에 하나 더 만들어줘야 그게 정확하게 맞음)
세번째.그리고 보면 2층에 화장실&욕실이 1개씩 밖에 없는데 방은 굉장히 넓은게 2개씩 있음.그러면 화장실&욕실이 없는 쪽에
방이 있는 사람은 화장실&욕실이 있는 방쪽으로 일부러 넘어와서 볼 일을 봐야됨.이것도 큰 문제.
==>그래서 내가 아까 두번째 잘못된점 지적을 했을때 중간에 괄호 속에 들어있는 내용을 이 이유 때문에 말한것임.
네번째.3층에 있는 거실도 역시 문제.
이미 1층에 가장 면적이 넓은 메인 거실이 있고,2층에도 1층 못지않게 넓은 서브거실이 있는데 거기에 3층 거실은 왜 만든것임?
==>"거실이 너무 많다".
다섯번째.3층 마스터룸쪽의 정반대방향.그러니까 계단을 타고 3층까지 올라오면 정면에 보이는 거실에서 "왼쪽"에 위치한 곳.
그곳의 공간도 꽤 넓은데 중요한건 거기가 방이 아님.그런데 더 중요한건 방이 아닌데 그 위치쪽에 욕실&화장실이 있음.
그것도 3층에 이 집에서 가장 면적이 넓은 방인 마스터룸이 있어서 그곳에 위치한 화장실&욕실이 공교롭게도 이 집 전체의 화장실&욕실
중에서 면적이 가장 넓음.이 말이 무슨 말이냐면? 그렇게 넓은 화장실&욕실이 있는곳인데 그 곳이 방이 아니다라는것.그럼 뭐냐는것?
그 곳을 굳이 짜투리공간으로 놔둘 필요가 애초에 있었냐는것.차라리 그 곳도 아예 방을 하나 더 만들어 예쁘게 꾸며놓지.
마지막으로 3층 마스터룸(이 집에서 가장 큰 안방).
!)명색히 방인데 그것도 가장 큰 메인방인 마스터룸인데 왜 "방 출입문"이 없냐는것.(개인 프라이빗이 하나도 지켜지지 않음)
!!)그리고 마스터룸답게 굉장히 넓게 지었는데 마스터룸 안에 파우더룸을 따로 비치해둔것 외에 또 다른 서비스공간이 왜 없는것임?
(예를들어 드레스룸 설치라던가? 아니면 마스터룸 안에 설치되어 있는 마스터룸 전용 화장실&욕실이라든가...
마스터룸 안에 사는 사람이 마스터룸을 빠져나와 반대편으로 건너와서 같은 3층의 문제의 그 화장실&욕실을 쓴다는게 애초에 말이 됨?)
결국 3층의 문제점을 종합적으로 지적하자면 가장 큰 핵심된 잘못은 공간활용을 아주 잘 못했다는것이다.
굳이 3층의 넓은거실은 없애고 마스터룸 안에 비치된 마스터룸만의 서비스공간을 잘 만들어 활용해야 하는데 그게 전혀 안되어 있고,
3층 마스터룸의 반대편쪽 공간(계단을 타고 3층에 올라오면 왼쪽)도 꽤 공간이 넓은데 방 하나를 만들어 놓지도 않은것.
대지면적(마당넓이)을 제외하고 건축면적 크기(실내건축)만 72평이면 꽤 넓은집이고 실제로 3층에 올라가보니 상당히 전체공간이 넓고
현재 마스터룸이라고 만들어놓은 그 방 안에서도 충분히 공간활용 잘 할 수 있을 정도로 면적 그 자체는 상당히 넓은데
왜 공간활용을 이 따위로 했는지 정말 큰 의문이 듦.

종합적인 결론 이 집은 각 층층마다 모순이 굉장히 크게 자리잡고 있는 집구조임.
고로 현재 분양가 9억8천만원은 완전 개 사기임.
이 집 설계한 사람이 술 쳐먹고 지은게 분명함.
인테리어를 잘해서 그런가요? 집이 고급져 보이네요... ^^

주방 옆에 다용도실인 줄 알았는데 생뚱맞은 화장실에 1차 당황. 2층 작은방에안에 있는 세탁실과 화장실이 있어서 2차 당황. 자녀 포함 3인 가구가 사는 집인가 보네요. 그냥 보여주는 거죠?? 설마 팔려고 찍은건 아니죠??

대부분 한국에 있는 서양집들은 외관이 칙칙하고 어두운 색깔인데 비해서 오렌지색 지붕과 밝은 외관색깔이 마음에 든다 주위의 동네들이 이뻐서 더 기분이좋겠고....
