Really like this build, what would be this same price done in Virginia? I know you all do not build there, but have the floor plans and kits, right?
Josh & Brandy thanks for your dedication to building what the customer wants . We are questioning a print I've drawn which has a 40 × 40 first floor layout 10 ft exterior walls a full wrap around porch of 10 ft a center 8' hall through the home
with French doors on each end . 2 Bedrooms 2 full baths.
I've drawn with 2 ideas in mind . 1st is a full open span Basement which requires a trust in 1 ft centers. 2nd is a 10 / 12 hip roof system which has a open space and a 12' × 12' widow's walk on the top on center obviously there's either a spiral set of stairs possibly around a pole . The long shutters on eas side if all windows that have radius tops part of the window .
This print could be expanded to 50' × 50' not counting the wrap around porch ; where is where the outer edges of the
10/12 roof will be . I've drawn it with bridal stairs in center of all 4 sides an also a brass screened in porch area in the center of the back of the house & yes I'm open to the wrap around porch being 12'

Im trying to decide between a bew build or buy a piece of land and build something similar to this, how much would something like this cost turn key without the land? I would probably be building this around hillsboro
Will y’all let me do my own electrical?
I’ve speculated not goin with central A/C and using mini splits instead, I have 4 kids and they will not be around forever. Feel like being able to only cool/heat the small portion of the house we will be in until we need to condition the air in the rest of the house will be good…. I’m sure there is something I am completely overlooking with this idea, please tell me if I’m wrong.
So what is a realistic price to build this

We have Central Heat and Air with returns and ceiling fans in every room.

8:00 explained what I interpreted as oversized curtain rods. I was struggling to "fill in" the usage. Never in a million would this city girl/car guys wife/powered by carbureted horse power, come up with that guess! Really love how they made this one a HOME, their home. 🐴Giddy up go! Welcome HOME!
