    Amaravathi will definetly grow as Educational, Medical, and government based offices in next 5 years. Population may increase up to 5 lakhs excluding vijayawada, guntur.

    Don't be fooled by the short term hype created around amaravathi, gone are the days of IT companies investing huge amounts at certain places, now IT companies have established their offices in almost all major cities, now there may be small investment s by some companies but don't expect the boom which happened in and around Hyderabad hi tech city. So better option is to choose Hyderabad for long term investment

      We saw empty roads of hyd in the time of AP elections😂, can BRS sry TRS or any hyd people can do protest to send AP people back to AP do u have guts😅, no u don't coz u know 60-70% businesses investments revinue that TS govt is getting from AP people only🤣...     Amaravathi is surely a different type of capital compared to banglore, hyderabad which is ready to be built according to the technology attained by 2030 so surely i believe that amaravathi grows way ahead of both hyderabad, banglore

    Truth is hyderabad realestate is down, but it happened many times in the past 30 years and again it bounced back. And it is normal.
    People who believe CBN has developed Hyderabad, where as Hyderabad has manufacturing industries in 1960s, defense companies in 1970s, manufacturing in 1980s and 1990s and IT in 2000s and AI will boom now....
    The fact that CBN was CM that time and he extended hand for the development of IT like every other CM ruled. But people of a particular community in Andhra believed a single person changed it. Bangalore, Pune and gurgoan also have huge IT companies, but CM claimed so, unlike CBN and team..... IT came to places where it felt safe and has human resource with good climate politically and geographically.
    Hyderabad has advantages like not a earthquake prone area, plateau so the climate is better, people are kind and cosmopolitan at mind, no much political vendetta, not much rioting and faction culture like Andhra, not commercial like Andhra so the prices are more or less reasonable, huge government land bank around Hyderabad, well built infrastructure developed by nizams, already the biggest 5th populous and developed city in the country in 1980s only....
    Now if u see Amaravati, the permanent government building like secretariat , high court , assembly, numerous government building have to be constructed. Now with 6 guarantees there is hardly and money with government. Even CBN himself said we cant rely much on central government funds..... as there are 29 states to look after....
    So the real development in Amaravati is ZERO with few temporary buildings, but they believe CBN will do magic and create a city, once they wake from sleep. Now just look at the prices of Amaravati capital region, the average price is 50k per yard.. without a single company, single private employee and single decent colony 20 kms around it... just grass and a layout with trees... that's it..... CBN said he will build 9 cities in the capital region, now this time u don't see him talking about it now. From 2014 to 2019 why he was not able to pull a single software MNC to Amaravati, when he build Hyderabad in 10 years. Because Hyderabad has the stamina. Not a single leader...
    Now the prices in Hyderabad are higher? Yes they are higher but with 1.2 crore population which is increasing 10 lakhs per every three years, the higher prices will get settled in a year or couple of years....
    Now for 50k prices in Amaravati, u can get a plot near Mokila, Hyderabad which is near to financial district with 30 lakhs direct and indirect IT employment. And Hyderabad has big pharma, life sciences, aviation, defense, colleges, manufacturing and numerous other industries....
    Now we should all feel bad that Amaravati real estate is compared to Hyderabad real estate.. Does it make sense... Think before investing, because it is ur hard earned money.

    People say that andhra investments in the last few decades that majority of investment came from government employees and among them 10 lakh jobs are lost to andhra in the 5 decades.. now that doesn't happen for అమరావతి

    All are talking positive thats good
    .
    But there are few nagatives.
    construction cost is very high in amaravati.. because of loose soil need solid foundation to build 10 floor building you need to invest atleast 20 floor building foundation.
    Amaravati area is very high temperature its 6th rank in india and ramagundam is 7th rank in India.
    No diversity more on castism
    Software industry is not in good position to bring the industry for the faster development.
    Its easy for floods.
    It is very near to Telangana than rest of andhrapradesh.
    CBN is aged now may not active like 10 years back
    Who ever settled in Telangana may not opt for amaravati.
    Rayalaseema seema people are more attracted to bangalore than Hyderabad and amaravati.
    Uttarandra opt for vizag.
    Near by cities of amaravati like Guntur , Vijayawada are not metro cities still they consider as 3rd grade cities more of slum and many more
    Positives
    Guntur and Vijayawada people more business like minded
    Near amaravati area connected with highways.
    Faster access to Hyderabad.
    Water facility is near but need to invest lot of infra.
    Central collation govt is good for next 5 yerarst.
    Construction of govt buildings brong some mobility an immediate basis, and few more.

      CBN 4.0 started don't even dare to talk abt his age he works more time then u in 24 😂, comes to IT to generate jobs not only IT, product based companies also very crucial we already saw that 1st KIA plant is in AMARAVATI, and CELKON which are MNC'S even many universities like SEM, VIT, XML, many came. some went back that is another issue. Who ever settled in hyd , no one will pack their luggage and come to AP immediately but they definitely invest in AP and for migration it may take some time. Sand climate ect technology and architect strategies are well developed we can see that some MLA, MP, IAS ect quarters which are more than 20 floors have already constructed in AMARAVATI with out any maintenance they are still alive and strong so it will be taken care by construction company u don't worry 😅

    Current hyd apartment prices remain same or slightly less till 6 months to 1 year. After 6 months to 1yr aprtment prices prices will start decline.

    Biggest damage that Jagan has done is with regards to trust. It will be really tough for investors to gain that trust back in terms of stable policy making..They don't go by emotions but rather practical.

    I am native of Amravati since 2005 i am in Hyderabad, now current Amravati market is artificially hyped it will take at least 5 to 10 years for clarity,those people who are huge risk takers can invest in Amravati ,Hyderabad is best market for all section of people.

    Andhra people Hyderabad ochi business chesinantha easy ga Telangana or Seema or other state people people cant enter and rise in Amaravati. Due to heavy caste domination and discrimination.
    Amaravati is in hands of Kamma. Prices locked higher at furure rates.
    I heard rates at 30,000 per square yard already.
    Hyderabad gave easy entry to buy houses for even bus drivers, labours for years. But even Middleclass cant even dream to buy in Amaravati now.
    Few big minus is Soil, Weather humidity, people skill availability. No MNCs will risk coming and restarting ground zero.
    Amravati will go into chaos for the hype its creating , will grave again due to over excitement

    Telangana doent have land lords like andhra .. mostly Telangana argi land distribted among all castes unlike Andhra.
    Very less number of land lords in Telangana compared to Andhra.
    No castism works in Telangana
    Andhra society basis on caste

    Correction happened in AMARAVATHI and so u were able to get lands @ 15,000-25,000 per sq yard from 2019-2024 which was sold at 40,000-50,000 per sq yard from 2014-2019.

    Hyderabad is not in the range of common people now to buy. I prefer to buy at leat in 40 km radius of amaravati for long term.

    Telangana is completely Hyderabad centric. Moreover Hyderabad west centric. Which is not really good. Hope Revanth garu spread development in other areas and other cities like Warangal.
    AP has 8 airports spread across all areas has multiple cities such as Vizag, Kakinada, Rajamundry, Vijayawada, Guntur, Amaravathi, Tirupathi spread across all zones. This kind of development should be there in Telangana also. This way common man can afford in all cities.

      AP has advantages of ports. Manufacturing sector will be inclined towards ports cities. Even if some factory gets established in TG it has to be exported via AP as the nearest port to TG is AP.

    Jagan destroyed AP in 2019-24 instead of creating differences in name of Region Caste If Amaravati is developed in those 5 yrs it would've really helped.
    Amaravati will have 8 diff cities inside it! Admin city
    Knowledge city, entertainment city, tourism city etc perfectly planned city which have lot of scope!
    Attracts lot of NRIs and people!
    As the video says ORR is now a gold for Hyd. Credit to cbn for visualising the imp of ORR in 00s and YSR continued it. He didn't destroy it taking it into his EGO Jagans Ego Destroyed AP's Capital
    Amaravati is a Greenfield city developed in grid format with underground wiring and sanitation with lot of green spaces and Trees on both sides of the road etc. Perfectly planned city! I'm sure that will attract NRIs and new investors if Amaravati goes in correct direction!
    And Amaravati should be invested heavily improved as Robotics hub, AI hub,
    ORR will be key and hopefully it kickstats early!
    Most imp thing is Water! Vizag is alredy facing water shortage, B'lore is facing it too, Hyd too will face it! Amaravati will not have the problem if of the population explodes 10X
    Almost 10L families form AP are still living in Hyd/B'lore/Chennai if they want to make a 2nd investment im sure Amaravati will be their first choice because of sense of own state sentiment.
    Irrespective of parties if Amaravati is devloped for next 10 yrs surely it will be a strom finance hub. AP will have 2 power growtg engines in Vizag and Amaravati!

    Don’t compare Hyderabad with Amaravati ! It took decades for Hyderabad to come into this stage and geographically Hyd expands all 4sides , It takes atleast 100 yrs for Amaravati to reach the standards of Hyderabad
