    Amaravathi will definetly grow as Educational, Medical, and government based offices in next 5 years. Population may increase up to 5 lakhs excluding vijayawada, guntur.

    All are talking positive thats good
    .
    But there are few nagatives.
    construction cost is very high in amaravati.. because of loose soil need solid foundation to build 10 floor building you need to invest atleast 20 floor building foundation.
    Amaravati area is very high temperature its 6th rank in india and ramagundam is 7th rank in India.
    No diversity more on castism
    Software industry is not in good position to bring the industry for the faster development.
    Its easy for floods.
    It is very near to Telangana than rest of andhrapradesh.
    CBN is aged now may not active like 10 years back
    Who ever settled in Telangana may not opt for amaravati.
    Rayalaseema seema people are more attracted to bangalore than Hyderabad and amaravati.
    Uttarandra opt for vizag.
    Near by cities of amaravati like Guntur , Vijayawada are not metro cities still they consider as 3rd grade cities more of slum and many more
    Positives
    Guntur and Vijayawada people more business like minded
    Near amaravati area connected with highways.
    Faster access to Hyderabad.
    Water facility is near but need to invest lot of infra.
    Central collation govt is good for next 5 yerarst.
    Construction of govt buildings brong some mobility an immediate basis, and few more.

    Biggest damage that Jagan has done is with regards to trust. It will be really tough for investors to gain that trust back in terms of stable policy making..They don't go by emotions but rather practical.

    Current hyd apartment prices remain same or slightly less till 6 months to 1 year. After 6 months to 1yr aprtment prices prices will start decline.

    Don't be fooled by the short term hype created around amaravathi, gone are the days of IT companies investing huge amounts at certain places, now IT companies have established their offices in almost all major cities, now there may be small investment s by some companies but don't expect the boom which happened in and around Hyderabad hi tech city. So better option is to choose Hyderabad for long term investment

    Correction happened in AMARAVATHI and so u were able to get lands @ 15,000-25,000 per sq yard from 2019-2024 which was sold at 40,000-50,000 per sq yard from 2014-2019.

    I am native of Amravati since 2005 i am in Hyderabad, now current Amravati market is artificially hyped it will take at least 5 to 10 years for clarity,those people who are huge risk takers can invest in Amravati ,Hyderabad is best market for all section of people.

    Telangana is completely Hyderabad centric. Moreover Hyderabad west centric. Which is not really good. Hope Revanth garu spread development in other areas and other cities like Warangal.
    AP has 8 airports spread across all areas has multiple cities such as Vizag, Kakinada, Rajamundry, Vijayawada, Guntur, Amaravathi, Tirupathi spread across all zones. This kind of development should be there in Telangana also. This way common man can afford in all cities.

      AP has advantages of ports. Manufacturing sector will be inclined towards ports cities. Even if some factory gets established in TG it has to be exported via AP as the nearest port to TG is AP.

    Andhra people Hyderabad ochi business chesinantha easy ga Telangana or Seema or other state people people cant enter and rise in Amaravati. Due to heavy caste domination and discrimination.
    Amaravati is in hands of Kamma. Prices locked higher at furure rates.
    I heard rates at 30,000 per square yard already.
    Hyderabad gave easy entry to buy houses for even bus drivers, labours for years. But even Middleclass cant even dream to buy in Amaravati now.
    Few big minus is Soil, Weather humidity, people skill availability. No MNCs will risk coming and restarting ground zero.
    Amravati will go into chaos for the hype its creating , will grave again due to over excitement
