    We were forced to buy a condo because we couldn’t get a big enough loan for a 5R HDB cause of my foreigner status. Aside from the facilities, I guess there is also better peace of mind living in a condo. It is more secure and quiet. Neighbours are relatively behaved because there are fines for littering and loud noise. It’s quite easy to complain to Uncle Guard.

    BTO is a lower risk lower return option, while condo new launches is higher risk higher return. You seldom find people selling their BTO at a loss (because BTO prices are below market prices, esp so for good locations). But it’s not uncommon to see condo new launches sold at a loss. Neither is necessary superior to the other.

    Buying a property at an all time low is the best regardless of hdb or pte.
    I bought an hdb ea in woodlands in Oct 2006 at 270k. Sold it in Jan 2022 for 718k. Plus rental returns, made 600k... probably more than some condos in woodlands 😂

    Condo is a better choice. A lot of ppl buy during new launch, 3 years or so for it to build then sell it during TOP to make a profit. Repeat cycle again.

      Condo indeed appreciates better. I guess the only reason to buy HDB as investment is when one couldn’t pay for that 25% downpayment of condo

    Buying a condo is a wise choice. I have stayed in hdb and condo. I am in a position to talk on this topic. Buy and stay in a condo is better. Hdb is boring and crowded with no or little open spaces. Your spirit and emotional state is in a sad state. After i stayed in a condo, i feel more comfortable, confident, positive and happy. Condo besides have many recreational facilities, it has a few pools and wide open spaces for us to relax or excercise. U will be v happy when u come home. The children and family are happy and it give u a proud feeling which can't be bought.The condo also looks majestic and stand out in the area. V proud and happy to walk into the condo. Due the spaciousness, the air are fresh and cool. Well thumbs 👍 for condo dwellers

    the price index for private properties includes new launch. New launch prices are the highest. Where as BTO prices are subsidise by the gov.

      URA Index cover d purchase px, which include sky high new launch px, mix with lower resale px..
      As a buyer, from investment perspective, u shld be more concern about resales price, not URA index.
      Esp if ur condo aging.. n lease decay escalate..

      @@HawkishMerlion1965 true. While I stay in a condo the corridors remind me of a hdb (we cannot see inside the homes though) also my neighbours opt to keep 20 pairs of shoes all strewn over the floor

      If you go chill out at the pool area 7pm onwards and look up into your neighbours' windows and balconies. You can learn way more about half your condo faster than any HDB estates.

    Condos have nice facilities such as swimming pools, BBQ pits, etc. The maintenance of these facilities are included in the monthly fees. How many residents actually enjoy these facilities to the point that they "earn" back the fees spent... 🤭

    EC for starters, HDB resale price growth will be restricted by Govt by more and more cooling measures. EC will become private later. If EC has more restrictions in future. Then private is still better for investment.

      Er… in high end condo you can also encounter very petty neighbours 😂😂😂… usually some smaller units owned by Hdb upgraders. Bigger quantum units , less of such problems

      EC , if you check resale URA transactions , majority has capital gain better than condos.

    Invalid comparison.
    Pte: can own stay or investment..when pay down some loans, can gear up to collect cash funds for children to down payment a condo for them.
    Hdb: government control control control till u cannot make $$ out it , for those no fund no saving no resources to get Pte resi.. this is not option but a no choice thing ,,just stay n live silently and die silently. The lease also Vaporate quietly..

    The house you live in is not necessarily an asset. It is closer to a liability actually unless you are 100% sure you are going to downgrade in the future but most Singaporeans don't want to do it unless they really need to. Prob because of lifestyle inflation. Singaporeans have ego for breakfast .

    To be honest, hdb flats shouldn't be use as a form of investment tool unlike private condo. Shouldn't give viewers the perception that hdb is an investment. Hdb should be affordable for Singaporean as home stay.

      If your Hdb cannot appreciate to beat inflation, that really means you cannot get out of the poverty cycle. Forever. That’s very very Cham, the poor really gets poorer and rich will only get richer.

    Profile of residents also differ for condo vs hdb..
    Condo any issues with crazy neighbour create nuisance, just shoot guard /Mcst / + friendly lawyer letter..
    Hdb, u can’t solve even with Mp/police/hdb/town council involvement, plus u get to feature in Singapore incident’s bonus video. Imagine u Reno 100k , then left /right /up/ down neighbours are tenants who talk loud, smoky cooking, elephant stomping walk..
    Hdb carpark +town council = $200+ and your bto’s nice garden kena dirty by anybody..
    Condo top up $100 u get gym, pool/bbq/function room/tennis court/ lush garden/ guards walk around late night to ensure no rowdy people ..no funny noise

    Household income includes income earned by tenants. It doesn't mean Singaporeans are better off. Renting out rooms is a downgrade of privacy.
    Comparing PSF between HDB and private property regardless of lease decay is also a fallacy.
    Furthermore, if one has to fork out an amount for renovation equivalent to the 'savings' from avoiding a private property, to renovate a HDB to look like a private property, then in reality there is no 'subsidy', tio boh? The subsidy is a marketing illusion.

      Are you saying disregarding time decay is an apple-to-apple comparison?
      Are you not able to derive a logical conclusion that if the renovation expense to make a HDB look like a private property is equivalent to the 'subsidy' from a similar private property, assuming lease decay is the same and both have no facility, there is in reality no subsidy?

    HDB and Condos are not affordable anymore these days and the Singapore government wonder why birth rate decline so much and young people are not marrying and buying houses to set up family. PAP needs to do some self reflection.

    Not true about not able to refinance to HBB from banks as long as you have not taken 2 times with HDB...

      @KelvinLearnsInvesting my customers managed to get refinancing from hdb as long as they have not taken more than twice with hdb however T&C applies like nucleus of family and income level.

    condo. freehold or 999 years properties what happen if they used to purchase these properties from CPF Monies after they sold after 99 years .
