    Very smart move on Mike's part. 6 months Thailand 6 months US. Seasonal expat the only way to go. Especially if you got kids and grandkids. Definitely loved his advice on renting. Chuck great video. We will visit this area on our next trip to Thailand.

    Always rent you can never own no matter what you think and the returns are so small . Invest in property funds in the states and use the profits to pay your rent in Thailand. +
    The problem of forged chanotes and remortgaged before you buy it. And of course as he said if you rent you are completely mobile . Another good video chuck 👍

      Agreed. A Brit can get 4.5% - 5% tax paid quite easily with diversified investments. Stick a chunk in something like Foreign and Colonial Commercial Property Trust, a chunk in something like Securities Trust of Scotland and a chunk in something like Edinburgh Investment Trust. Take the dividends, pay the rent with them, and relax.

      @@yepthatsme170 How do you *define* risk? Volatility in share price is what people usually mean. If I'm not selling I don't care. A company going bust? Well that's not really an issue with a trust that owns 50 to 400. Cuts in the dividends? That's a bigger issue, but it rarely happens. Big movements in the value of currencies? Well, broadly diversified investments involve companies earning and paying from all over the world, so that's rarely a problem. Hyperinflation? Well you own companies, not a cash deposit, so the earnings and dividends soar, and the company gets to either pay back its debt in worthless paper, or - at the very least - the debt interest becomes in real money terms meaningless.

    Always great to run into subscribers.
    Personally, I think that rent/lease/own is very much dependent on individual circumstances. I don't imagine myself ever buying a condo, but a house is almost always a good investment (assuming you have a spouse that is Thai). Yes, there are cases of forgeries and other kinds of theft. This is where working with a good realtor and or lawyer become paramount. Granted, renting leaves you mobile, but you will never get back even a penny of what you paid. If you buy, you then have something to either sell, use as collateral or if nothing else, something to pass along to your decedents.

    Very interesting topic from your new friend. Even if I come originally from SEA and our country looks similar to Thailand. I wanted to buy a house or a condo there when I visited Thai 3x. I can relate to your buddy about buying a condo and all of what he said is fact. It’s the same in my own country. I guess it’s really better to rent than to own a property over there. Love your new vids and I have to catch up !!

    I have been to Prachuap 2 times. First time was just luck. I closed my eyes and pointed on the map. How lucky was i!!? :D It is really beutifull! Calm place. Some problems with people from Burma, but it has nothing to do with any farang. I recommend that you visit Au Manau. They have the most beutifull beaches. Second time was not luck ;) I had to go back

    After 9 months in Thailand I am back in the SF Bay area working on a contract. Even with high pay the cost of living here is insane. After averaging about 250 THB a day for great meals and drinks everyday in Bangkok it's shocking to pay that much for a single cappuccino here. I can afford it but I find it offensive. Can't wait to finish the contract and get back to low cost and beautiful Thailand. As far as buying a condo I agree I'd only do it in a place that's already built and probably one I rented first. There's no rush since there is always oversupply. Renting is often the better choice but not always.

      I would add never buy anything in a foreign country you are not willing to loose. Renting in Thailand has much more benefits.

    Thanks for the interview with the subcriber giving his personal experience on buying a condo and now renting. Great advice and insight. Even if you buy a house & you have no issues with neighbors for 5 years or so, wait until their kids become teenagers then it changes lol.
    I rent, cheap as compared to Australia, use as a base to travel around. If ever we want to move, no problem. As far as buying goes, my thai lady has suggested it but I just say no, we rent, more freedom and choices.
    Also agree with the quality & attention to detail with a lot of properties including condo I've seem leaves a lot to be desired although a lot of new estates in Australia are lacking quality as they build at reduced costs. Always looks good for the first couple of years then the lack of quality starts to show.

    This is great advice. Nice condo's rent in Pattaya/Jomtien for 10-15k a month (on the beach, close, or a close beach view). These are listed for 3m and you can find them closer to 2.5m. It would take 21 years of rent or mor to pay for a place and that doesn't include building fees etc. Rent Rent Rent. 5% return on investing that 2.5m would ~pay for rent. You can stay some place for 2 years-10 year, whatever. Then when you tire of it, move.

      @@hillbillyinparadise Link to what condos? Jomtien and Pattaya are dripping with condos. Try View Talay 3, View Talay 5, View Talay 7, Try any of the other 10 story plus condo buildings. You will need to go into them personally and negotiate in person to get the best deal besides you don't want to negotiate a 1 year deal without seeing the condo. If you want want to have more info just google it. "view talay 3 condo for rent". That comes up with many pages of web sites offering rentals. The condos many show could be the same at different prices depending on how close they are to the owner. They are just middle-men or middle-men of middle-men etc. Go to the source or as close as possible by going to the buildings, they will have information or they'll have an independant rental office (or 2) and you can look at what they have now. Make sure to look at the facilities, elevators, room, etc. Then negotiate on the spot and be ready to sign then and there for the best price..

    Interesting to hear someones condo experience. Buying anything in Thailand takes a lot of experience and local knowledge, but I have found the process is not as difficult if buying from well known developer. As far as Thais not paying maintenance fees, that is incorrect in my several experiences. My kids, all Thais, have bought condos and pay all fees, normally called community property fees and special maintenance fees. I do agree that buying after the project is complete is better than presale even though the price will be more. Inspecting the entire condo is necessary before buying. Do not buy without local knowledge, either yours or trusted Thai.

    I bought a condo 3 years ago in chiang Mai.. Well run by the management team.. Good investment.. No problems so far.. Your friend needed his girlfriend to do the negotiations.. He got played..

      How could he or his girlfriend foresee the future when he made the purchase. Not sure how he got played when you can't always see what the future holds. There was no management team on a new construction. I say his mistake was not getting one already built. We all live and learn, or learn from so many others. For me getting suckered into a permanent resident in a foreign land that doesn't offer you, a permanent residence is getting played. But you already knew my opinion.

Also not sure why you think it wouldn't offer you a permanent home?.. You do own the condo.. And it can be rented out and or sold in the future.. Better than living with the in-laws..       Buying in thailand is not the same as the states. Doesn't make since here . But do it if it is what makes you happy. The best part of living here for me is Freedom and no anchors.....

    My friend you never buy from a contractor who has only built 5 projects, you buy from Mega Builders only like Sansiri, Height Holdings in the Pattaya and many other Mega Builders, with deep pockets who have built hundreds of condo projects.

    Another excellent vid on PKK.
    I have lived in Chiang Mai since 2001, owning my own Condo for 16 years, no problem.
    The Smog season in CM caused me to holiday in PKK for 3 years running.
    I stayed decent hotel on north beach the owners said they would build the first true Condo in PKK.
    This never happened, they expanded their hotel in stead. If I could find a true Condo in PKK I would seriously consider a move, nice town and normal good Thai people.

      Yes, no true condo's like in the western world. Most people rent houses in area which is actually a better deal. Cost is about 5,000 to 10,000 baht. I met a guy who just moved from Chiangmai. He found a nice house and loves it. He lived in CM for 7 years and is not looking back. This is Mike by the way. The guy Chuck interviewed. I am back in East TN, USA for 6 months enjoying the summer. One more thing. They just build a New Moban this year. 100K usd and up. It is close to Tesco/Lotus. I forgot the name. This is the only new development I have seen in PKK.

    I have owned my condo in bkk, for 8 years,, never had problems, I get it rented out every year,,, if your living there, for 30 plus years. , its a lot cheaper to buy , then if your going to rent .But no matter the country , I never buy before it is bought..That is always a gamble...

      This is Mike. I am back in the USA for 6 months. My email is Travelerusa40@yahoo.com. A lot of developing going on in Bangsare. They have some nice condos from what I can tell from the outside. If your interested in buying something that is a few years old I would request their Association Annual report from the Juristic Committee and read it. In Fact, request them for the past few years and read through and check for the maintenance deficiet or how many units are not paying maintenance. Better to rent in the area and become an investigator. No need to rush in buying anything. Realtors will tell you things are going fast on the Sell, but they are not! I noticed unexperienced expat think they can buy a condo and flip it and make a profit on the New Builds, this is not reality. I am also on Line App. Search my name: Travelerusa40 Good luck to you.

    $25,000 isn't expensive, but as he notes, it's a lot of hassle after that. For a Brit £30,000 is a normal price. That's £1500 dividends if you invest in the UK. That's 60,000 baht, even with the weak pound. For 5,000 baht a month you can find someone to rent you a pretty decent apartment in most places.

    Only Thai nationals can own land in Thailand, fact, no matter what any Thai entrepreneur will tell you.
    Condo’s are really Holes in the sky and can be owned by Frangs, the Thai government says so and you will get a Yellow book of ownership, a legal document.
    I have had 3 month long holidays in PKK and if there where any Condo’s there I would seriously check out with a view to ownership. I still check on Thai Visa if anyone has built a Condo down in PKK but none seem to have been constructed. Horizontal condo’s are an old trick, they are not legal but then as they say a fool and his money, soon parted.
    Wing 5 RTAF is a flight training school hence the aircraft turning over the bay as they line up with runway.

    Great vlog Chuck. I am interested in what your subscriber does with his condo in Prachuap when he is back in the States? Does he continue to rent it unoccupied for those 6 months? Does he keep possessions and a car in Thailand for when he is there? Prachuap looks like my kind of place. I will be in Krabi (Ao Nang) from 26 March. Maybe we will bump into each other.       Hi Steven, this is Mike the guy chuck interviewed. I am back in the states for 6 months (seasonal expat) enjoying the great weather in the USA. I presently rent all year long and pay $300 per month for Condo/Apartment (Living Room, Bedroom, & 2 baths) which are smaller than in the USA. You can rent a 3 bedrooms house for 5000 to 10000 baht ($156usd - $312usd). I have talked to several expat in Prachuap Khiri Khan along the boardwalk and most have houses they rent for a period of time while they are there. What cool is most landlords will keep your stuff for you until you come back the following year. Not to many Expat permanently live in this town - which I think is the best kept secret in Thailand. You have about 10 full time expat residence and 30 part time seasonal expat who keep coming back every year and stay in town or use this as a hub and take short trips around asia then return.
      I chose to rent a block away from the beach and near the night market which occurs every Friday and Saturday. I also have a view of the ocean/bay in the condo/apt I rent. I rent the condo all year long on a month-to-month basis because my wife likes to stay there when I travel back to the USA. However, other expat within our complex rent either a studio or 1 bedroom. Studio is $154usd and the 1 bedroom is $300usd or 10,000 baht. You have a Mountain View or ocean view, if you stay on the 4th or 5th floor. The ocean views are limited - so I just keep mine rented the whole year. The Manager will store your things in a secured storage room until you return the following year. Some people have cars, motorbikes, and everyone has a bicycle. You can walk or ride your bicycle from one end to the other of town. Very easy no traffic. You have a little bit of traffic when everyone goes to work and comes home, but beside that it is dead until Friday and Saturday night when the night market happens along the boardwalk or until a festival happens - which occur about once a month and last from 3 days to 1 week. I bought a Honda moped and a used bicycle to get around, however, you really only need a bicycle. I will most likely buy a car or truck in the future and just keep it at the place I am staying. A few expat that are also seasonal expat just store their car or truck when the owners until they return the following year. Expat arrive from Oct through May then they go back to their home country. Most show up in DEC through May.

    I New a man who bought three condos but he was 30 he bought them cheap but rented them it took 12 years or more to get he’s money back he’s now 60 and retired he now as sold three and now rents

      Prachuap Khiri Khan. It is about 1hour south of Hauhin. You can take the VIP bus from BKK airport to Hauhin, then take the minivan to Prachuap Khiri Khan. or You can take the train from BKK right into Prachuap Khiri Khan. The train is longer ride. Also, more expensive because you will want o reserve a VIP Cabin. Cost about $50. The bus from BKK to Hau Hin is around $10 then the mini van ride to Prachuap Khiri Khan is 80 baht. You will get charged another seat of 80 baht if you have extra baggage. Hope this helped. This is Mike the guy Chuck Interviewed.

    A former police senior investigator who accused some former colleagues of abuse of authority and extortion was shot dead in front of his house in Muang district on Tuesday afternoon.
    The murder occurred outside house 154/39 on Soi Prasanmit 2 in tambon Khao Roop Chang about 2pm.
    The victim was Pol Capt Watcharin Benjathotsawat, 48, a former deputy investigative superintendent at Songkhla police headquarters.
    He was shot three times, the bullets hitting his torso and chin, after parking his white Toyota Vios sedan at his house. Rescue workers gave him emergency aid and rushed him to Songkhla Hospital, where he was later pronounced dead.

    With all the smoke/pollution up north in Feb March, April, and May what's the air quality in Prachuap, Hua Hin? Just wondering about a 3 month stay away and at $175 /$250 for a place. well, yeah know.

      Anywhere by the ocean has wind. Chiang Mai is in a valley with little wind to move the smoke.

      I noticed a little bit of smoke in Huahin but in Prachuap KhiriKhan - I did not notice any. If you go to Face Book you can ask if anyone knows of a place to rent. It's all word of mouth.
