So this story/game is about depression? Because I just realized when it said “that rope loop is our destination” that little boy is actually herself. And she is technically saying the rope loop is a noose and to kill herself. The anime girl is the depression, the little boy is “herself.” When they went to play outside, that’s when the depression hit her the hardest. It kept tempting her to “come to my side” aka death. When she killed the boy, and it panned down to show her own body, it shows that depression won and she killed herself. But there is still a lot more to uncover

22:23 there was a creature that said “help me” I’m pretty sure that the other creatures are her will to live, or her happiness. And they dark place is her state of mind (depression)
24:55 maybe that girl and the dog is herself, like it symbolizes her happiness and that’s why the game is saying “she isn’t our goal.” OR that girl is her best friend, and the depression is telling her “no don’t hang out with your friend. Be lonely, sad forever. You have to stay lonely.” And the mom even said don’t run outside (don’t go outside, don’t live your life. Just stay inside and don’t live.

here's my theory:
The girl has two parts, and the one that killed the boy was the evil part. The part that said "This is not a part of our agreement" was the demon saying that because it wanted the other half of the girl. That weird creature had asked the demon for help, and was helped but in return the demon that helped it wanted the other part of it. That part which was innocent. And when the "evil" par of the girl was telling the boy to come over to her side, she was taking him to the demon.

Hi! Little theory here!
Ok so I've got a mental problem, this makes you create your own world, the world that you want, and that also makes you create a new "yourself" and sometimes you'll encounter the real you. Why am I telling this? Simple, the girl must had a monotonous life, her mother always leaving her alone and blah blah blah, maybe she was the brown hair "boy", and she created a new self. She created a world where there was no problem or danger by letting strangers in, a world where she only wanted to play. Anyway, my theory divides here:
First possibility: The girl was realizing everything that she saw was just her imagination trying to make a world, and she encounters herself, the "imagination" fights the "reality", the imagination wanted a 50/50, both worlds the imaginary and the realistic. But the reality wanted the girl to know that not everything would go as she wanted, the imagination seeing that it couldn't get what it wanted, erases completely the reality that this girl had in her mind, leaving only her perfect world. And this was the way she represented it
Second possibility: the girl totally knew that everything was just imagination, and her "new" self was pushing her to suicide because she could never live in a world the she'd be happy. But her real self was not going to and she maintain to stay alive, when she was offered a rope to kill herself, the imagination was just pushing the girl, and she didn't want to, at the end, the imagination killed her.
Edit:
Third possibility: when she jumps, maybe the reality couldn't take it anymore, and committed suicide, and the imagination had total power, making the girl completely crazy

theory: Girl has depression. Boy is actual girl. What we play as is the depression side. That's why in one ending she tries to get the boy to hang himself. The girl with the chihuahua is the representation of the girl's hapiness. This is why in the game she can't come in. It's not your goal. Your goal is to make the boy die, not show him to his hapiness.

Yeah, I recommended that you play this game a while back, because when I first played through this myself and I got all the endings, and it actually gave me shivers. I personally just really like this game despite the bad English and such. Glad you played it and got all the endings.

at least from what I'm thinking...
you only get to know why everything happens the way it does after you get to put in the code (the 8.. whatever one). The clones of yourself are all the possible other routes you can go in, and they're all overlapping and happening at the same tine, explaining why the guy "invited himself in" or why the key in the kitchen was missing, because the other route "us" took it, so the us who were mainly playing in that mirrored world were, after all, the murderers and not the brother (blue haired guy).
Also supposedly, the ah ah ah is not a laugh but more of a way to express someone's suffering, such as someone who's weeping
