    This might sound harsh, but if you plan to go into real estate investing by buying and flipping mobile homes, you need to educate yourself and learn the skills necessary to do a better job. Paneling warped on the walls will show people looking at the home that you are an amateur. There is a reason why mobile homes have two doors because code requires it for safety. There are many people who remodel and flip mobile homes that have CZcams channels. Please check some of them out so you can learn how to do this. I am glad you did not have a fire while living in this home, and I hope you put a second door back in before you sell this home.

      He can learn and do better, if he has the will to do so...if not, he should count his losses and leave these remodels to the people who know how to do them. Actually, since he lived there (for if I remember what he said correctly) a year and a half, then his expenses for this build was pretty cheap rent so if should come out fine if he can sell this home for a couple thousand dollars. I'm not being negative. I would be happy to see him learn from this experience so that he can be successful in the future.

      Exactly, don't get greedy. Count your losses, take what you can, and let someone else with more experience purchase this mobile home to complete it to code.. Sir, you have done a poor patch job here 😢

    Only problem is that that it will no longer meet HUD standards since you removed the second door. That may cause you a problem but idk

    • @victoriazielke2815
      @victoriazielke2815 Před 5 měsíci +10

      The second door is an emergency fire egress. That's the reason that all of these trailers have a second door.

    • @suzannaj3834
      @suzannaj3834 Před 5 měsíci +3

      Yep in case of fire there needs to be an exit besides a window and now there’s only one window in the back bedroom. Other than that he did a great job for a $500 trailer.

    • @lesliebblack
      @lesliebblack Před 5 měsíci +2

      I agree on both counts. He’s done an amazing job. But building codes are tough to get around. You must have 2 exits (doors). You should seriously consider cutting a hole & putting the least expensive new MH door there. Just add the cost to the asking price, it’ll pay for itself.

  • @sluke60
    @sluke60 Před 5 měsíci +7

    You have to have a second exit for emergencies so need that back door and I think you tried to cut costs a little to much in a couple of places. I would go nuts with my cabinet doors not matching..

  • @irenebaker8263
    @irenebaker8263 Před 5 měsíci +15

    You need to study some videos by Green Acres Homestead and Diyfferent, and maybe a couple more, to learn how to really renovate a mobile home. As mentioned by others, you never remove the second door... it is there for fire escape.

  • @judithcoe7551
    @judithcoe7551 Před 4 měsíci +3

    i've moved and set mobile homes for 30 years i bought several mobile homes and turn around and sold them for 3 to 10 times my price because i would pay my dads company to move it back then about 1000 bucks to move it so my dad was like your 15 i said yes but i made 8000 on a home i bought for 1000 bucks paid you 1000 bucks to move it and got paid for a day of work so for something i have 2000 into i made 6 k free and clear and we got it off the monthly lot rent i didn't have to pay for it because i pulled it off the lot so i saved 300 a month in lot rent but my best flip was a 1954 10 wide mobile home i remodel it and slod the land for 30 k best part the ones who bought it rented that place for 10 years before i sold it to them for land value and i made 25 k profit on it

      How much would it cost to move a mobile home nowadays? And do you tow it to a trailer park? I am thinking about trying this but I really don't know anything about the ins and outs of mobile homes. I only know about renovations, and this is something I am interested in. Any advice you could give me would be welcome.

      @@rosetealatte9282 I think it typically depends on how far it needs to go and the size of the home; single wide or double wide, but keep in mind that it also needs to be set up, so you should ask the moving company if they provide that service.. I would call a local company that moves them and ask them for an estimate, and make sure the company you hire is insured. It's usually thousands, but it depends on what you're having moved and how far it's going. Hope this helps!!

      now days it cost between 5 to 10 k just to move the mobile home i'm personally retired so but the codes are still the codes they haven't change too much in the last 5 years since i retired when i retired it would cost 2500 for a single wide and between 5 to 8 grand for a double wide but once you done it for as long as i have its like second nature and you never forget the tricks you learned over the years

    I wouldn't worry too much about the paneling being too dark because you (or someone else!) can always paint it. My mobile home is a 1981, so of couse it has paneling in the living room, dining room, etc.....I painted it and it turned out great! You did a good job, but Im not sure why you would have removed the back door?? If there was a fire (God forbid!) you need an escape on both ends of the house. I dont mean to criticize, just not understanding your thoughts on why you removed it. I hope you are successful with flipping, I love watching videos on mobile home remodels! Its fun to see other people's ideas and skills when it comes to the older mobile homes! Thank you for sharing your project with us! I wish you the best.

      Yeah, I’m pretty sure the universal building code is you must have two exits so you may run into some problems there. You initially had a lot of interest, but once people came and viewed the place, you got no offers- is my understanding. I have some thoughts as to why, so some words of advice: if you’re showing the home as you’re showing it now, it does leave an impression on people. Psychologically, even if you say, “I’m still working on the bathtub” it’s a turn off. If people seriously want to buy, they want to see it looking move-in ready, & things like toilets, bathtubs, & sinks, if they don’t LOOK like new it can make or break a deal. The other thing I noticed, in the 2nd bedroom, you’ve got rot visible around the window…the inner framing really should be replaced…but if you’re showing the house & saying “I still have to do the outer window frame” people already know there’s rot under it. You really shouldn’t show the home until it has appeal. People imagine themselves living there & if they see little bits of ‘yuck’ here & there it can make a huge difference. You should have the whole place complete, clean as a whistle, move in ready. You’ve done an outstanding job- but you’re not quite done yet. I hope this is helpful.

    Details and finishing projects matter window trim intact bathroom don’t be raggedy slum flipper after all a home should be safe and clean (not fire trap because you wanted to save$$) not raggedy and put together with duct tape textured walls are used to hide imperfections smooth bright white clean walls are best.never take window away from bathrooms they provide ventilation fresh air and natural light, windows and doors matter natural light is better than dark gloomy box the door is a needed necessity provide escape if a fire happens epic fail

    This is not CZcams I am done ready. That door was for fire code. The cost of moving a used mobile home is often more than the price of the home. Only way you’re going to get your money back is to rent it out and keep it.

    Liked your video. 70% of my wood paneling is painted white, and it looks fine. I painted my green metal tub with white appliance paint. The right size windows are hard to find, aren't they? My renovations took several months, too, although I'm going to stay living in it.

      So appliance paint will not peel? I have a remodel with ugly yellow tubs and can’t afford to replace them. Your comment was what I was looking for! Not sure if it’s porcelain or plastic so I’m hoping white appliance paint will work.

      @@suzannaj3834you'll need to figure out what material it is. The appliance paint is a really good idea but I believe it is an enamel paint. Talk to the folks at your paint or hardware store after you figure out what material your tubs are. There are tub refinish kits for fiberglass tubs that I have heard work well. DIYfferent has a video where they use it I think.

    • @jerrywilson573
      @jerrywilson573 Před 5 měsíci

      @@suzannaj3834Appliance paint is epoxy like the tub refinishing kits. Both will chip. It's 100x easier to spot paint with appliance paint than it is to get another refinish kit and go through all that again. Do your research though.

    I have tried even the most expensive bathtub refinishing kits and followed the instructions exactly and eventually you it always fails and you just have to replace the tub, that might have been one of those little 4 foot tubs that are actually more expensive than the full size tubs, anyway, always replace the tub. 😀

    You did a nice job! That paneling isn’t that great of a product, I’ve seen other people have issues with its because it’s thin it can’t really support itself and can sag. Not sure if that’s your issue here or not. I redid a shed into a cabin and used free mobile home wood paneling. I textured it and it looks like drywall. Also have done it on plywood in another cabin and it looks like drywall.

    The step up to the kitchen could be dressed up by a cute, petite railing. Then a table n chairs. Or a bar n stools facing the tv. I cant believe the price and it still available to purchase. The frame alone for a tiny house, trailer or storage building well worth 500$. Good job, are you taking the money and buying you a home or will you continue this path?

      A one piece unit would be great, but they are too big to fit through the doors, especially in a mobile home.If you've ever noticed, when a new home home is being built, the 1 piece tub and shower is brought into the house early, before the walls are up, otherwise it won't fit.
      Not to be mean, but to the owner of this mobile home ....you really did a bad job. Not one of your projects seem to be done properly, and it looks awful. That's why it didn't sell. Ask yourself if you would even pay $ 8000.00 for that place.
