First: You always do an excellent job in your presentation. I'm guessing most of your buyers are from CA or NY with all cash.
Castle Pines North (East). I live near here and it pains me to see housing being built on this beautiful countryside. But I've known for 10 years this would eventually happen. These homes follow suit with the homes west of I-25, expensive. It appears that this will be the new Cherry Hills Village south, lol. Beautiful homes for a premium price. Toll Bros is the best of the group as some of those were built in Castle Pines Village.

But honestly: I live in a condo under 800 sqf, but I do have significantly more storage in my kitchen than they have in this house. It is stunningly beautiful, but You will have to eat at a restaurant every day, because this kitchen ist just for show.

Your presentation is very relaxed and professional, BUT---is this a house or a museum?---too many windows over-all, windows in the master bedroom are off kilter, the laundry room is too small, for a home this large and pricey, each bathroom should have a designated room for the toilet, toilets are too close to the sinks/tubs, bathrooms aren't luxurious enough, where's the elevator?, the house itself should have more acreage around it/too close to neighbors on either side, an infinity home should have an infinity pool, etc.
