@@unknownsender6852 Agree, even the transfer fees . I say lower the property taxes also to $1 a square foot for the year and cut the Capital Gains to 1% if you have owned the home over 15 years, if not 13% otherwise… & more as I 🤔
Not sure how this is going to "change" anything? 1. The commission has always been negotiable, it's on page 1 of the listing agreement, paragraph three. 2. We can't list the commission split on the MLS. Ok? What's to stop us from contacting the listing agent and asking them what it is? This sounds like a frivolous lawsuit designed to take commissions away from real estate agents and into lawyers pockets. I've worked for some amazing listing agents who pour their heart and soul into getting a home ready for market so the seller gets multiple offers and sells for sometimes hundreds of thousands over asking price. Sellers aren't going to get that attention to detail now since we will all have to take on a heavier client load. 1% commission= 1% service.
Yep. You want staged? It's going to be a 30% markup. Marketing? You're buying through my marketing broker. Pictures are on you with markup or referrals 😂 it's not going to change on face value, just get creative... Or you'll see shitbox hoarder homes fsbo for 94 months on the market with conveying cat food bins and "200k carpet budget" 💀
So, as a buyer, you are now looking for a For Sale by Owner that has no commissions. Just imagine the bidding war on a home that has a FIBO sign in the front yard.
You can sell your own home and use the TITLE CO. They do all the paper work for the agent. You can sell your own home. Market your own home or hire an agent
Just heard the interview with man who brought the lawsuit and he wants lawyers to respectfully be part of the negotiations and get new contracts biz. ,WoW how could that go wrong? 😂lol
Thanks to the lawyers who filed the class action suit that initiated this change. In small markets such as Bishop, California, the two agents that control 90% of the sales and grew up together control who lives in Bishop and who gets to buy one of the 600 properties available for sale. Real estate agents will figure some way to get around this law to their benefit. There are so few protections for consumers. Hope for the best.
Oh no! You're telling me people who grew up in a community are serving the best interest of the community they have the audacity to LIVE in? Those monsters preserving property values of their home towns and community! 😂
@@YosemiteFour I never implied there should be a vetting term. Any realtor has obligation to represent the ficuciary position of the person or entity they have agency established. From your complaint, it seems they're doing their job. If there is more demand than the 600 lots available, the price goes up in a bidding war of demand (which I cannot fathom, might as well live in Nevada than pay ca taxes and be that far inland).
Soon it will be a crime to have pocket change.
blackrock tired of missing out on commission to the sellers realtors.
No more double dipping from Realtors and representing buyer and seller.
The main thing that should be changed is the
HOME CLOSING COST
How about those government transfer fees and property taxes while we're at it

I want to pay to see all of the seller disclosures sent by homeowners without an agent filling the form out 😂
Homeowners are now better off selling our homes.❤
Good luck with that 😂
This is how sellers do a perpetual lease back with utilities included on a contingency where the seller can't qual 😳 😂

Make it 1% like loan officers
Only loan officers aren't out all day showing homes to clients, working with them for months or more
