Hi, I just recently subscribe to your channel. You have some excellent tips...also be aware, if their are many many businesses in that area, could possibly mean very low taxes for homeowners near by. I live in Florida, so only one tax is expected to be paid annually. Thanks for sharing this.

I watched this video 2 days ago and after just doing one of these very basic strategies, the very next day I found a property by driving a different route home from work. I could easily have made any offer possible due to the information I got on the property from the local Municipality. Even though the owner refused to communicate with me after my first call, the experience was amazing. I am residing in Pretoria, South Africa and your content is awesome.

I have not seen all of your videos yet, so you may have mention this one. Mail carriers... they see and know what's happening in a community as well. I asked one and she was telling me when they moved out... why she think they moved out.... and about any current activity going on with that property.

I think one good point to bring up is that the name on the tax rolls, is not necessarily the owner name on the deed. I found this out the hard way!

My county dosent list addresses in public website.
Mail carriers are not doing their job correctly if the mailbox is overflowing. Some people rent a Post Office Box to secure their mail away from porch pirates.
Great video. The part about overflowing mail boxes made me think of one more possible sign... What do you think about houses in neighborhoods where cars are lined up along the street with notices to warning the owners that their cars will be towed if they are not moved by a certain date? Could this be a sign of a distressed property or is it more related to a distressed neighborhood? Also, do you avoid distressed properties in distressed neighborhoods, or do you buy the individual properties with the intention or improving the neighborhood?
Absolutely excessive amounts of cars on the property is another good indicator. I would look at it as lack of pride of ownership and it definitely reflects negatively on the neighborhood. For the last question it depends. If I have data that shows that an area is up and coming, however it currently is distressed, that may me a property worth pursuing. Thanks for watching!

What do you mean by plug in the distressed property address into the tax assessor? Would that be the county’s main website?

I was a wholesaler and did not need any money to finance these deals! After I found the deals, I assigned them to cash buyers.
