This project is pretty similar to the phenomenon that we have documented along Sentul where a kampung is rapidly becoming a town due to it's distance to KL city center. This happens whenever a new address is connected to a newly developed infrastructure.
Within the main road, the adjacent lands will be developed into apartments and the town will be transformed tremendously. Unfortunately the main road will be congested in a matter of time as population matures.
For Platz, I am very surprised with the main lobby design. It's hidden away from the main road and the interior design just blew me away. The design treatments are pretty similar with the rest of the common facilities, but I realized the details are just not refined enough. Most likely due to the lack of time caused by the pandemic.
In terms of design intent and practicality, I'm impressed with the value I get for the price of this project. However, the uncertainty and high competition from the surrounding must be taken in account during investment.

Amazing lobby and facilities for the price bracket! Few key downsides to live with though but overall great for the price... However, the name of the property is kinda like a bad typo lol.

wow i like the design treatment! The price is affordable and the layout for 650sqft is so practical! But not sure how's the defect level in the unit. Anyway, I like it, I like stone materials 😁

Bro, can you try to get into henna residence project? That project was built in 2018 and was supposed to completed in 2021, due to covid and all, it is still in development process with handover are said to happen later this year. Many thanks in advance

@@iherng thank you sir. Am one of the owners but since am out of Malaysia, nothing much can I do. Only depends on Facebook group about the project to which not many were able to give updates except for some exterior pics now and then.
So many of us just keep on paying what seems like neverending progress interest and after seeing this episode, I believe many of the buyers didn't want the same workmanship quality as a result from the pandemic.
Fingers crossed you will be able to shed some light on it.

@@tomhanxs The QuartzWM, Lexa & Fera was built in 4 years. Henna & Altris extended for 1 year. I think due to pandemic, shortage of labour, material cost also increase due to inflation. As you guess, the workmanship is so-so even without pandemic. You’ve to get siblings, relative or friends etc to follow up on defects and it will be a long stretch of period as there are so many units in Henna. You’ve to live in the unit to see the defects. Observe whether there is a wet wall during rainy season, whether there is ceiling leak, waterproofing leak in the bathroom, cracked wall due to piling as buildings are so close with each other etc

I was there at the showroom sometime ago when they was still a plot of land. Decided not to buy, mainly cause of the mainroad congestion.
Now i already sealed my unit in alaia, titiwangsa by tago. Maybe u can have a look at that. Interested to see what would be your comments.

@iherng I am one of the buyer of the property behind KLTS. Have you ever heard of the sewerage issue around the area like Kenwingston? Or is there any Kenwingston owners here? Do you guys have the sewerage issue? The Developer of the property behind KLTS claims that they have completed the project and there is nothing more they can do from their end even the project is not able to VP.

I stay very near I can say these area is fucking congested without lrt not sure why so many developments here ….and high demand as well… not sure what’s in those buyers or investors’ head

Compared to the last 2 weeks property review like the Teja in SJCC🤔
That Subang Jaya address has better infrastructure compared to this part of KL. Well distance from KL is only part of the factor for pricing in real estate:)

Beside of this condo is MH platinum is better than this Platz.
why?
Platz congestion is unbearable bcse there's Mamak n other shop lot under the condo. MH Platinum more to private road bcse it's mainly used by residents of the condo or their neighbours condo. MH Platinum also has bigger laundry/yard spaces, bigger balcony and bigger room spaces. I once rented a corner unit at mh platinum and it's was better than this. Facilities like swimming pool n gym was nice eventho i rarely use it. Big plus point to the swimming pool cse its an "indoor" pool so no need to worry about the rain n the view also nice. The only cons is the main road infront of the condo. Some i can say dumb car owner parked their cars on roadside which will cause a bit congestion bcse the road becomes too narrow.
I can say = bad residence
