90% of hyd market is just hyped, there is no resale demand.
True ..Common people bought plots from the venture company and they are hiking prices abnormally over a period of time ,those who have purchased the plots only for trading thinking some body will easily buy their plots at very high prices .
Good examples are HMDA ventures at the outskirts of the city.
No transactions happening in the iron triangle area.
Mokila , kollur plots will be available for 20K - 25K soon, if there exist a buyer

At the time of buying itself think whether you can resell at higher price...when you are buying you are in fish market when you buy when you are selling you are in dessert..don't fall prey to dinners and lunch organized by realestate people..most of the venture people say price will increase next month...but will they be ready to buy back plot in their own venture for that price..mostly no..

People before investing should know about area of a circle which is π * r* r. Means if presently city is spread with 20 km radius means area is 400 π . So, shadnagar is 40 km away means area is 1600π . So, for shadnagar to be included in city 1200 sq km should be filled with houses. That is 3 times present Hyderabad.
Even under orr circle houses are not filled and Telangana govt gives unlimited fsi for buildings. So, city won't move horizantally but builds vertically in demand high areas. So, this is my analysis which may be wrong. Criticism is welcome.
Always always invest in approved ventures very nearby to National Highway which has good road connectivity. Don't go for GP and Farmlands or far away ventures from highway . Land appreciation will always be Good. My First preference is Banglore Highway, second one is Warangal highway.

It's not very easy to reveal negatives of realestate company in public platform andi. I am not going for deal means it's not a fraud company, I need to safeguard my investor, so I am taking safety measures, which firm is not accepting.
I always promote a project which is value for money deal, and think that people will approach me and invest through me.
But problem here is people approach is different, they think that deal is safe and they can approach company directly, this is what I understood after yesterdays video.
What I thought is people are not investing without info to me, so I am not giving updates to people except those who are going for deal through me.
Anyway I will take more care when I deal a project from next time
