    Really appreciate the time you take to put your knowledge out there for everyone to benefit from. You estimated around a 20% price increase for building a detached ADU vs a garage conversion. My question is what about adding an above garage ADU to a pre-existing house? I would think it would be somewhere in between a normal garage conversation and building a new structure, but it could be more if the current garage needs to be completely torn down to add a second story? I just recently moved my mom into my house in Sacramento and am looking to make us both more comfortable lol. So it’s less about ROI and future tenants and more about trying to keep costs down. Thank you!

      You're welcome and yes, great points. It all depends if the foundation is large enough to support a 2 nd story. In most cases it is easier to demo current garage and go up. Realm can get you 3 bids in that area. Let me know if you want my link that saves you $100.

    About to get the process going for my ADU here in California.
    Ill be owner builder Carpenter/Electrician by trade so will do most of the work.

    I went thru Realm. They highly recomended one contractor who I hired to do my ADU. The contractor didnt do anything for almost 3 months at which point I told them no. They did refund my deposit but lost my money to Realm.

      If this is the case, that is not good service from the contractor. Feel free to send me an email of the contractor that did not provide service. I will pass on the info to Realm, to make sure sure they look into/and or take that Co. out of the local network they work with. Also, if you did not use the third party contractor they vetted, you should get your deposit back through them. Let me know how I can help. Thanks for sharing!

    Thanks for putting out this content, much appreciated. I am in Colorado and looking to 2 jobs in my market, it is so hard to find good contractors. I know you recommend Realm and have read the comments where you helped Raj Singh, I’m really happy to have found you, now I just wish you would come here to Colorado to get this done. Hopefully Realm can help and with you as backup to get good contractors, maybe I can get this rolling. Any chance you would do a similar video as this one for the Colorado market especially Denver, Colorado Springs, Fort Colins, and Estes Park. Thanks again, this channel is great and will tell anyone I know about it.

    Hi! New sub here 🎉 I saw your interview with ‘How to ADU’ and was quite impressed on how you empower people to really embrace being more hands on to be more cost efficient. I am/was (depends on the day😂)in the market to purchase a home. First time homebuyer. But was given an opportunity from my dad to build out back. In either case, I have a group of guys I watch that speak solely to the RE market. They say not to buy right now unless it actually makes sense. My question for you, do you think it’s a good time to build an ADU? Considering the higher costs of goods? Should I wait for what everyone says will be the downturn (within a year or so)?

      Hi there! Thanks for the sub and view. I would always say the best time to build an ADU is yesterday. The second best time is today. If your dad has the land and you are in a good area, I would do it now if you can afford it. The market may correct but that does not matter if you do not plan to sell in the cycle.

    I’m dealing with a foundation issue in a 20x15 garage.
    How much would it cost to fix the 4” cracked floor? Approximately of course.
    I’m in Northridge California.

      Hard to say sight un seen... but I would consider pouring over it with 4" of fiber supported crete. Prob a 5k min.

    I'm currently doing a garage Junior ADU in Sacramento, CA for my parents. I am undecided if I want to build another stand-alone ADU in the backyard. My garage is expected to cost $70K to $80K by hiring individual contractors. Of course, it is more tedious but worth the savings. The average quote I got was between $110K to $150K for hiring 1 contractor to do the whole job.

      Great share and awesome data!. I say self management saves 20-40% in most cases. Good to hear you are taking it on to save big $.

    New to your channel. Thanks for all the great content. I looked at the Realm website after watching your video and could not find any information about their fees.     Thank you so much for all your valuable information! What do you think about the prefabricated ADUs. I've been looking at some on the Villa Home site. Are they a good idea? It's supposed to be completed in 11 months. Is that the best time frame I can hope for?

      Great question... I think there are many great modular options, just not always as cheap as they sound with site work added in. Also, can take as long or longer to complete/finish as a site built with simple design.

    Can we use Realm as an exploratory tool?
    I have a house in Concord California that I’m thinking about putting in a detachable ADU.
    My first idea was to do it all myself but after watching your video I thought I could ask Realm to give me some estimates. I’m not planning on taking up any of the contractors on their bids right now but more interested in just getting a general feeling of what it’s gonna cost if I use a contractor and go that way.
    Does Realm require or do the contractors under Realm require that they themselves do all the work, or can we homeowners do some of the work?
    You mentioned in the video that the price is $500, is that correct? Are there any discounts on that or not? Tx Derek, kevin

      Yes, you can. That is a great idea just to get bids. It is $400 with my link ($100 off). There is not a better tool to price a unit. My link isnin the video notes and I will leave it below.

    I see on the spreadsheet the word "city" after each city name. San Francisco is a city and a county and has very dense population already. Are those numbers for just each city proper? I'm in Contra Costa County, and it wouldn't make sense to rely on San Francisco numbers.

      Great question! Im not sure, but I will try to find out. I assume it is the bay area, to include less $$ markets and that is why there is a range in the price per sf.

      @@ThatADUGuy The population that work in the City is much bigger than those who live there! I have lots of tradespeople living in my own neighborhood which I think is an ideal situation if we ever have prolonged blackouts or other issues! The traffic and time and regulations are much worse there, so the difference can be significant.
