My closing date is February 14th! Inspection is tomorrow, at the time of writing... so nervous, yet so excited for that. My rational brain says everything is probably going to be fine, but my anxiety brain is terrified of what happens if the inspection reveals something (or multiple somethings) horrible.

Been building our dream home for 9 months now…closing on Tuesday….spent a good amount of cash on upgrades on the house and it paid off our appraisal came in at 50k over our agreed purchase price 600k we paid 560 with closing rolled in on a VA loan…so exciting for my family and I

We close today. During covid the experience was a little different.
2 Days ago we got a notary sent to our home who took our signatures and then we received sellers signed documents uploaded to us online.
On the closing day we are just expecting a call that we can get our keys 🔑 once the records are updated at the county office!
Never met anyone but our agent during the whole home buying process.

Ah... it's very refreshing to see that, despite all our differences, we are all incredibly similar in most ways. We all want to put a rood over our heads, fear being stuck in an unhealthy long term commitment, and per the closing of a house, my biggest fear would be getting gassy or something at the table. That would be just my luck.

Close on mine today. It’s a rare situation. Negotiated the sellers to bring it from 200k to 175k. Appraised for 181. First time home buyer grant paying closing costs. USDA guaranteed loan so no down payment. Insurance is 50 a month even though roof is 25 years old. The only thing I had to pay was for a 3rd party inspection which was my choice to get one, and smoke alarms and carbon monoxide alarms because the appraiser said we needed them. I’m actually getting a 900 dollar check back at closing which was for my EMD anyways
Congratulations on closing on your new home! It sounds like you got a great deal negotiating the price down and receiving a first time home buyer grant to cover closing costs. It's also great to hear that you were able to secure a USDA guaranteed loan and don't have to worry about a down payment. I'm glad the insurance is reasonably priced despite the older roof, and it's always a good idea to get a 3rd party inspection for peace of mind. Enjoy your new home!

@@timhorton7190 thats great itll be shaped more to you. my house that i close on in a few days was "inherited" and not lived in for a while. The gas company took their gas meter and now I will have to get the gas plumbing inspected and up to code before i can get it back lol hope its not pricy.

The lender and a realtor I am currently going through are telling me that I can do this all remotely. I am currently buying a home in Arizona and I live in california. They said that they can have a person come over to my current address and notarize everything for me then he goes back with the documents. Have you ever heard of such thing happen? Just seems odd how they allow people to buy homes from out of state like this
Please also explain document recording process at the local county office on the closing date.

Very good informative video! Anything special to expect if both parties are not using a realtor? Do we receive the forms we will be signing in advance so we can review them before we sign?
The lender will provide the loan closing documentation, but it is up to the buyer/seller to secure and maintain a sales contract

I disagree with the sellers having a couple days to move to move out after closing.. when you do your final walk through on closing day they best be moved out, if they are not don't close. If you came to an agreement about them staying for a week or so then that is fine, but just be aware once you own it if they won't leave you would be responsible for paying for any eviction process if they refuse to leave!
