If it is not against code. Insist on what you want. My Ghana people will try to help you based on what they think. If you are confident about your plan, pre-caution them not to make any changes whatsoever without your express approval. Ghanaians love to help (which is a good thing), but sometimes it's way too much.
Hmmm… your absolutely right! It’s too much! Listing to them has caused us so much unnecessary problems.. this was the first and will definitely be the last of that!!🤨🤨
If you coming here to buy land and build a house, you must act as the Building Project Manager if you want it to your standards because this is your dream house you get it right.

Great work, sis! And your boys are so cute. :) I would add to the advice given already that don't let the contractor "help" you with things you haven't instructed him to do. Sadly, there's a tendency for builders to do their own thing with someone else's plans. I LOVE an open kitchen-diner concept and I was disappointed he put up a wall when you didn't want one (on top of the extra money you inevitably have to cough up!). Not sure what stage you're at, but if it's not too late, let him take it down.

Thank you so much for visiting our channel and your advice. Yes! I really wanted an open kitchen, I’m all about open concept but Ghanaian people will make you feel like your making a terrible mistake and have you second guessing yourself 😕
Unfortunately at this time the house is completely finished so removing the wall is out of the question, which totally sucks cause I truly hate it however, there will be other projects. I absolutely appreciate your support and for keeping it real, will definitely carry over this useful information as we continue to develop here in ghana.

Well done. Pls ensure the seal all the edges of the secret roof along the block work to prevent leaks into the house n also plaster the inside of that block work for the roof to stop dampness. Dont do any electrical wiring n aircon pipes if the house isn't fully secured with bars n doors n a caretaker cos it will all be stolen.

Thanks for sharing your progress. One thing caught my attention - 2 bedrooms and 3 full bathrooms. Interesting why so many bathrooms when one can be turned into a small bedroom, given you have a growing family. I see you've got a study but that may indeed be needed because of working from home etc. All the best.
Hi there,
Yes, it’s a 2 bedroom house and each bedroom has its own private bathroom because that was what everyone said was the norm to have in Ghana. I added a powder room for guests but our contractor made that bathroom way too big so we decided to make it into a full bathroom to utilize the space.
The study room would be more ideal to turn into a 3rd room given its size.

Please don’t listen to “this is we do it here in ghana crab” there is no rule that says that, is just that they do things the way they want, insist if you have your ideas, you will regret later if you let them do it the way they want, it has happened to me one time but the second time I did it my way
Your absolutely right! I’m definitely feeling some type of regret but at this point there’s not much we can do, but for future projects we definitely know better then to listen to them.

also in regards to the sloping roof, I would pay big attention to the edge where it meets the block work making sure they are sealing or putting a cover over it to stop the rain from coming into the house, it needs to be watertight.....
Yes, we have gone ahead and got one of our guys to apply “faet” to seal the edges( not sure if I’m saying it properly, but that’s what it sounds like their saying lol)
But I was actually surprised that the roofing company did not include this in their installation. 😒

@@thegordonfivefamily999 Hi if they have put this on to seal it, start soaking the roof to see if any leaks are coming into your house. if I were you I would get them to cap the block work just above the roof with the same material that they used to cover the roof, at the top running down covering onto the edge of the roof to seal it properly mastic don't last long in the heat of ghana.

I do strongly recommend that you are here in Ghana to visit the land, meeting the seller and taking all the necessary steps before purchasing the land.
What is approx final cost of property in Canadian?
At this point I haven’t added up the total amount but I would have to say in and around 80k mark.

Hmmmm.. tell me bout it!! I’m not sure how we didn’t notice that…But now our eyes are wide open😞
@@thegordonfivefamily999 if they are using the 42.5 cement or the bamboo cement you only need about a half inch also you save on getting a welder to design a mold and use hollow blocks savving on cement again. maaan im gonna email you

The house is located in Obeyeyie, just after Amasaman, about 40 minutes outside the greater Accra Region.

Its technically a 2 bedroom + study room but here in ghana nobody uses study rooms lol so, that room would be converted into a bedroom, which would give you 3 bedrooms. 🙂

Why would she build on somebody else's land
@@ogone1465 the thing is for people that are not citizen, those people can only lease land.
i grant that if you are in your 40's when a lease ends, 50 years or 99 years for citizens of Ghana, they will be dead. the claim is the kids will be able to extend the lease, but it seems to me that the children or who ever must be written into the contract as one who can inherit the lease. see the problem is the built house belongs to the land owner and her descendants. in america, we for the most part, think that's a bad idea. we, i think, prefer to own the land which we will build on so we can leave it to our kids or whoever as wealth. 50 or 99 years along of course the owner can ask for more money. the thought is they will be reasonable. in 100/50 years, reasonable rent on a property that now has a house on it may be a big number. rent = lease you don't own the property. (and they pay leases/rent up front, completely) the thing to me seems to become a citizen, then buy freehold lands because only citizens can do so. doing it that way allows for you and your family to have the value of a home you build. to me, otherwise it's a bad idea. but it is only important if you want your kids to have a family house and home.
in the states if you need money in your old age you can sell your home. or you can get a loan against the value of your home. nobody will give you money for someone else's property. i guess one could sell the remaining years on a lease, but ... iffy.
