    People who don’t pay rent or who drive without insurance should not go on Judge Judy. It’s pretty much a guaranteed loss.

      Right??!!! Like the defendant I could understand because they don’t have to pay anyway but if you are a plaintiff who is actually seeking the money, wouldn’t you want to do some research and know that judge Judy is going to obliterate you if you don’t pay rent??!!

    we need new laws that turn squatters into felony charges or at least major misdemeanors ( criminal trespassing ) with jail time and fines. Then we would see a dramatic decrease in these.

      Technically you legally can't be a squatter and that's why people eventually get evicted and are supposed to pay back the landlord. However the reason people get away with it is because police don't know if a person is legally squatting or not until there is trial and a judge makes a judgment that you are a squatter or not but those can take weeks, months and even years! Until a judge decides if a person is really squatting or not the person is essentially given the benefit of the doubt and allowed to stay. Because if they're not squatting and where really a tenant before then they have rights too or the landlord may actually owe them some money. The reason it seems like squatters have more rights than the owner is because the squatter is dishonest and taking advantage of a impartial system and abusing it unfairly.

      @NoNam3_xLeaderX That's the loophole.! Because ALL squatters have the same thing in common. A system that protects them equally and unbiased until a judge figures out that they actually are or aren't legally entitled to be living there or not. The reason its not trespassing is because ALL squatters usually will present a lease and or utilities in their name to a police officer and how is the police officer to know if its legitimate or not? That's why its not so simple to get rid of a squatter, especially if they know what they are doing and had the intention of being a squatter the moment they set foot on a property.

    It's too early to tell, but they don't have a case. I read the text message (after I paused the video), and what the defendant wrote was more than reasonable/ fair. He said he could give them 30 or 60 days notice. If they chose the 60-day notice, they wouldn't be charged for the 2nd month's rent, they would get their full deposit back doubled, but he would have to go in to get the refrigerator, washer/ dryer. and take down both fences. I think they took advantage of the defendant's kindness, given that they stayed past the 60-day notice without paying.

      I’m not sure but I think in some states you have to give a 60 day notice if the tenant isn’t month to month. I and some of my neighbors had to move when our condos we renter were sold. One of my neighbors told me the management company tried to pressure him to move in 30 days and he refused because his lease wasn’t up and under his rights they had to give him 60 days.

      In CO. evict can be a little as 3 day, 10 day notice with no lease. The lease tells you .

      they were informed they were subletting and he from day 1 never withheld that information, they could have chose not to rent, but roommates are a common situation in many places and many times 1 person is the lease holder.

    Even homeowners wouldn't enter enter a lease agreement that "guaranteed" the house to a tenant for any length of time. They would then be liable to the tenant if it ever became necessary to evict.

    Judge Judy decides beforehand how she want the case to resolve and only permits testimony that supports her "resolution." It makes for good television but would be laughed out of any legitimate U.S. court.

    It’s crazy to me how squatters are protected under the law for the most part and you need to jump through hoops to get them out of a place that is literally not there. I am also not sure why people make things up in their own head like saying “guaranteed the house” until a certain date when you knew he didn’t own it and that the owner can sell the house whether you like it or not because your opinion on the matter doesn’t actually matter.

    I must be confused. On September 18th, he sent the text, which days that "starting on the 1st", which would mean October 1st, they would have either 30 or 60 days. If they choose to leave in 60, they would owe no rent for that month. It's in black and white if you pause the video. "...starting on the 1st, we'll have two options to move. We can choose 30 days or 60. If we do 60 that's free / no rent for the 2nd month." He's clear as can be. They all moved out on Nov 30th, which would be their last day to move out, not after! Why are people calling them squatters if they did what he told them to and no longer? Why is JJ saying they stayed longer than 60 days, and why are they agreeing with her? I'm really missing something here. His text is very clear....

      I’m with you on this too. It’s clear the text was mid September, and the “first month” is October, the “second month” is November. Why did he return their October rent? Was it bc he was no longer the person to receive rent, and it was supposed to be the new homeowner? I wish we had the season and episode number!

      @@TheAmericanfisher77 I think the dates are off by a month somewhere. He was informed the house was sold to someone else in August, despite the 9/18 text saying he just learned over the weekend (or he maybe learned the new home owner actually now wants them out). September 1st as the first day of the 30/60 day eviction period would make sense in that case, especially considering the defendant apparently moved out mid-September. In Part 2, the plaintiffs' also presented an agreement with the new home owner dated October 18th that very nicely said 'you need to leave the the house before December 1st or we're pursuing further legal action'. There might have been a miscommunication along the way but basically, the plaintiffs tried to play ignorant and pretend the agreement with new land owner was some kind of free rent mini lease instead of a hint to gtfo right away, and left the defendant to foot the bill. Probably paid October's rent himself to stay out of trouble with his own landlord, pocketed the security deposit to offset costs, and denied the rent checks to make it explicitly clear they're not renting anymore.
      Basically, they may not have been squatters before but they certainly acted like squatters for November and parts of October.

    I don't understand the reason for going past 60 days. On the other hand, middle of th emonth is kind of unusual, plus would that not have been last month's rent (prepaid)? Anyway, we shall see.
