Guide: Real Estate Tokenization

  • As we already know from the previous episodes, tokenization is the process of creating tokens using blockchain technology and assigning them to some assets. The whole concept resembles traditional fundraising, but this time investors can exchange their fiat or cryptocurrencies for tokens.
    A picture is worth a thousand words. Recently, there’s been a number of successfully implemented tokenization cases, including former Smartlands (Definder now) that completed its pilot STO worth £12.06 million. Another significant cause is the AnnA villa that became the first piece of real estate in France to be sold through a blockchain transaction with an overall value estimated at €6.5 million.
    In this video, let’s talk about the pros and cons of real estate tokenization, its regulations, and the role of STO campaigns in this process.

    I'm wondering if this can generate cash flow in an AirBNB? Tokenize 1 room of an AirBNB, and collect a % of the room as it gets rented out.
    If the room isn't equipped with the proper amenities, then it won't get rented and reduce cash flow. This would incentivize the upkeep of the room.
    Investors can build a portfolio of these assets in 100's of different homes across the globe.

    Thanks man this is really detailed, well done! I was wondering though is there any other way of tokenizing real estate? NFTs perhaps?

      NFTs can represent the shares in a SPV, and later fractionalized each of them into securities in a double-layer mechanism which will create 2 different legal regimes applicable.

    if I'm understanding you correctly, these can only be offered to accredited investors? which eliminates a large portion of the tech-savvy investor pool that would be interested in projects such as the tokenization of real estate, correct?

      It very depends on the particular jurisdiction. Some may ask you to have specific accreditation, while others don't.

    thanks for the video. I do have a few questions still about this. 1. for a residential real-estate what entity would be the one to manage the unit? collect rent, do the repairs? 2. I still don't understand all the way how the ownership would work since there needs to be a registered owner with the gov. Would a company have to be used as a intermediary between the gov and the owners of the property? not sure if these questions make sense. If anyone can answer thanks.

      1. You can tokenize these services and use them as utility tokens. 2. You can create a SPC that owns the property and you tokenize the shares. Regarding land registry, it’s still not possible in Europe and US, but you already have some examples in Africa and Asia where these services tend to be private.

    To tokenize a property, the jurisdiction (country) should accept this kind of figure, right? The property taxes needs to be paid in fiat currency...

      It varies from project to project. The best way to define the expected costs is to describe details to a vendor and request an estimation.

    This is really stupid it'll just lead to the fragmentation of ownership or monopolisation of ownership. What happens if someone squats in your property? You're on the other side of the world and the property you've invested in has 31 other investors. Who takes charge, who evicts the squatters, who pays for those evicting the squatters. If you're using the debtor model you'll soon find you have to pay whoever gave you the tokens but you haven't been paid. This does sound like something dreamt up by mid-wit, technocrats.
