Great vid. If you can afford the monthly payment, just buy it! Don’t wait.

Agreed! If you're going to wait, well you may be waiting awhile. Get in the game, and hopefully be able to refinance down the road. The important tip here is ensuring that you can comfortably afford the monthly payment at today's current interest rates. If rates go down, perfect, refinance and put some additional savings in your pocket each month. If rates don't come down then let it ride and know that you made the initial investment decision based on a comfortable budget that works for you and your family. We need to focus on the controllables and not the uncontrollables such as amount of inventory or interest rates.

NIce video. I am looking for a market where you can invest into a real estate and still make couple of hundred dollars on top after all the expenses and mortgages. And I am really confused about Chicago market. Been there last week and don`t get how apartments in the center can stay up for rent for months and also such a big diversity in the price for sale.

As of Fall 2023, the Chicago real estate market continues to show resilience with steady demand and modest price growth. Limited housing inventory persists, prompting competitive conditions for buyers. Despite economic uncertainties, low-interest rates contribute to sustained activity, making it a dynamic but challenging market for both buyers and sellers.
