    Buying land from farmera is a pain.. Because they sell 2 to 3 different people to at same time.. I have seen live examples as i have been in this real estate business myself..

    Dronagiri samne hi hai jaha plot chodo 1 bhk hi 30lac above hua hai in 4 floor buildings towers me toh aur mehnga hai.
    Waha itne bade bade players like Akshar Tricity aur kitne sare bade companies ne building banaye hai woh logo ko yaha ka land khareedne time nahi jayenga but woh log kyu nahi khareed rahe kya unke paise nahi?
    Aur ek baat kya woh kisaan jinke ye land hai unko nhi pata ki kuch saal wait karenge toh rate bohat zyada milenga?
    Yaha logo ne kismat badalte dekha hai gaonwalo ki jinke paas land thi woh itne sasta me kabhi nhi denge agr aage jake yaha ulwe ya dronagiri jaisa devlopment hone wala hota toh.
    Aur lastly agar kisi ne kharida hota toh waha bht sare boards aur marking hoti na ki ek photo jo aapne share kiya.
    Mai ulwe me 10 saal se reh raha hu bro ye sab ads humne bohat dekhe hai roads par but i am happy ki aaj ke log research karte hai.
    But aap bhi thoda research kare kisi ka promotion karne se pehle q ki ho sakta hai aapki baat sun kar log apne mehnat ki kamayi isme invest kar denge

      Affan, my village name is "Motha Bhom" you may search. Secondly I have land in ROHA and Konkan and per guntha rate is much higher than Khopta. Builders rarely buy land from farmers. Any ways it's your choice or the viewers and time will decide if it's real or not. But in the meanwhile you may want to check the MMRDA and CIDCO website and check for Khopta township, then take the map of the development of the area under Khopta. Take the map and then validate it against the survey number and check if the are is under the plan or not. Abhi is se jyada bhai aur kuch nahi keh sakta

    Bhai, Dronagiri station ke saamne hi mera building hai, usme mera 2BHK with terrace hai, 1100 area.Rs. 8000 per month se jyada koi rent pe nahi le raha. Faltu me paisa fasa ke baith gaya mai.
    Isase pata chalta hai ki kitna develop hua hai vo area 10 saal me.

      I know, isi liye main login ko hamesha kehta hoon. Ghar sirf rehne ke liye Lena chahiye investment ke liye nahi. Investment ke liye plots aur wo bhi ready possession Wale, lekin us me bhi long term rukna padta hai. Best option mutual fund hai.

      Hey thanks, I have a lot of people telling me that it's a scam but what I don't really understand is "what's the scam?". I tried to research on my own and it's basically a transaction of agricultural land to NA between buyer and seller. The buyer will need to check the land usage as allowed in the DP on the CIDCO website, then check the survey number 7/12 extract. My family owned a land in Vindhane near the Ransai dam and guess what, we sold 60 guntha for 44 lakhs this was in 2014. We are repenting now because the same land is valued at 2.4 Cr. And when a developer or CIDCO will buy this back it is expected to generate more revenue. I still have land there but it's relatively small which I don't intend to sell anymore. But do let me know the scam because I would need some insights to believe

      Few things to consider.
      1. It's a long term trade
      2. If buying from a farmer directly then the ticket size increases to 16 guntha minimum. The intermediaries in this case arrange for multiple buyers.
