A couple of observations:
The apartment is certainly not 1950 sqft superbuilt up, even with the stair hall.
Hindustan road is not Rs 13,000 per sqft. The costliest in this area is Hindustan Park that is selling at Rs 12,000-12,500 per sqft right now.
As a west open property this flat should sell at around 10K per sqft. The correct price should be 1.8cr including 1 covered parking.
There would be less natural light since the building is surrounded by Spencer Mall on East and B C Sen on South.
Also please visit the properties yourself. The video qualities clearly point out that some one else is shooting the videos for you.

Master bedroom has no suitable space to place a bed against the wall. Doors and windows are taking wall spaces on 3 sides of the room. The remaining side has the entrance door and a wall on left hand side which has an absurd piller. So basically there's no space to place bed except you decide to go without the headboard which is inconvenient.
The cost does not depend only on square foot and locality.It also depends if there are legal complications, free hold, tenancy rights, lease hold, right to common space, or only garage space etc. Many prime property in New Alipur is on land which belonged to the railways, so I don't know why this attempt to gloss over serious issues is being attempted.
New alipore was built out if a colony . This is prime south kolkata all land developed and alloted/ sold by CIT.

A person paying 2.6 Crores will certainly expect Dakhin Khola Haowa to understand Construction defects and then put in Social Media. Sweet Talking will not help. Flats in that area is sold before Foundation is laid. This Flat has no Privacy at all with Total Chaos from Commercial Place and Neighbor's. Just don't put Videos for Publicity sake. You will be soon a Closed Khola Haowa if yu don't understand what a Buyer actually is looking for whether project is worth discussing. I agree with your view point. It appears that the owner of this channel never visits any property himself. These kind of shaky cell phone videos can only be shot by some other lallu.
This property is west facing with huge commercial buildings surrounding it from East and South. That’s why the property remained unsold.
You are right in pointing out that properties in this locality get sold before the foundation is laid. I have a few properties in this area. All were bought much before construction commencement.
