I second that !! There’s ALWAYS something that comes up, and a lot of times it takes precedence over things you already have in progress !!! I’ve experienced this multiple times! That’s just how it goes in real life 😋

If I was near you, I'd bring my sewer camera and locator and mark out your sewer line. I would recommend having a camera run down the line to check for problems and condition. It is easier to do it now rather than later on when you have landscaping and driveway in place.

About the fire ants: you need to put out a bait. I recommend using Extinguish Plus - it has 2 ingredients, one to “knock them back” and one that’s an insect growth regulator OR Advion (works faster). Takes a couple weeks to act. Put out a potato chip to see if they’re foraging, then you can treat if so. (They love corn chips and plain potato chips! - not a joke!). Spread over your entire yard, about 1.5lb/acre. If any mounds pop up (after rains) spot treat with a couple tablespoons directly on the mound. (I’m an Extension Agent in Alabama and we deal with fire ant calls all the time and teach fire ant control)

If you didn’t get her, she’d just build another colony. Mound destroyer is a bait that really works well. The workers take it down and feed it to everyone. Total mound, including queen, all gone.
Before you dig put up batter boards, so you don't lose the corners. Learn paint colours for marking, White for excavation Blue for potable water Green for waste water Red for electric Orange for communication Yellow for Gas. Best of luck on your project
Yeah, I was thinking when 811 comes out, they're gonna freak. Blue and orange have specific meanings, water and comm. They will be using the same colors.

Ditto Geo's comment. In my neck of the woods, code is 5' setback if single story, 8' if 2 story. It's to reduce fire hazard to neighbor's house among other things.
I would recommend putting the rear garage door in line with where you will park a vehicle in the garage, that way when you want to use it you only have to move one vehicle instead of both
What I would have done for the garage door, is make a double wide in the front, and line up the (from the front) left corner, with the left corner on a single wide door in the rear. So if you open both, you can drive straight through, while still allowing one car to stay inside, and supports a decent sized workshop in the corner as you mention at 17:33
I was reading the comments thinking I couldn’t be the only on that thought the two doors need to line up on one side. I think your recommendation will definitely serve him better. Hopefully he changes his mind.
Great video guys! I remember spraying that paint down when I planned the footers for my shop a couple years ago. It's an awesome feeling. Even better when you can walk on the poured slab for the first time. It really brings things into perspective.
Reminds me of my first house. (HUD foreclosure). Sat vacant for years and they did not winterize it like they were supposed to. Over the next weeks after work I learned how to sweat copper pipes. Looking forward to your build guys.
Reuse the water heater and the manifold in the new build. That water heater will be perfect for the garage as it's small and only on when you need hot water in there. You could either use the manifold in there or in the house to make straight pipe runs to the taps. If you have more than one person in the house, (as in a family), a heat pump water heater may be a good idea for in the new house vs an instant on unit. The only problem with the manifold system is on the hot side, you have to clear the complete pipe of cold before you get hot to where you turn on the water. The rear door to the garage -- put it on the right bay if your stairs are inside the garage. You'll be able to utilize the space under the stairs for tools and storage. At the short end underneath, you could place a small compressor and store a generator and then once you get higher up you can start putting in the tool storage cabinets and workspace. Placing your water sinks on the wall between the houses also cuts down on your plumbing runs and tie ins....as you can have all of it drop out of the house and the garage in the open space instead of under the concrete saving hassle and headache for repairs in the distant future.
I just want to add, always install manifold really close to the water heater to cut down on hot water wait time. And, you will ALWAYS wait for cold water to drain when you turn on the hot water with ANY medium (if heater isn't installed right by the "appliance"). Also, if you have good water pressure (Houston does), install 1/2" pipe for hot water instead of 3/4. That would help cut down wait time. Use Pex-A, it is superior in every way.
@@mightymight365 in the main house, if you put a tank water heater and a loop with a pump, you can remove most of the wait time on hot water to only the line that is outside of the loop - ie the run up to the valve/supply.
I have been watching your videos for a number of months and really enjoy your down-to-earth, honest style. Too bad you have to spend so much time on the house that will be demolished but that's how it goes when houses are vacant. I like how nothing fazes you guys. I would put the back yard garage door on one side of the garage so one parking space is the drive through. I would think putting it in the middle, you would have to move both cars just to drive through.

Really enjoying your 'temporary' fixes. Why I like you guys is all of the discoveries you encounter. Plumbing was always full of excitement at my old house. Especially when they had to jackhammer my slab for collapsed/corroded drain pipes - twice. Plenty of sprays in the face over the years, especially in cold weather. Nothing like becoming a plumber by necessity for the small jobs.
The house in Texas project is really starting. Congratulations! Looking forward to watching the entire series, including the problems that came up during Jordan's negotiations and purchase. All good stuff.
I would definitely recommend roll up garage doors instead of traditional garage doors. Don't sacrifice the ceiling area when the doors are open if you can.
Technically for 811, you should be using white for your dig area as they use colors to show the utility lines. That being said every time I've done 811 as a residential dig, they mark the whole property regardless of what I mark. Also, don't count on them marking everything buried. Often the sewer and water lines are only marked on the utility ROW and they don't care about the lines to your house as those are yours. So if you hit them, you have to fix them.
This is good advice. Typically the utilities are marked by the "owner" so the city would mark water/sewer on public ROW and the gas company would mark any gas lines on public ROW, and so on for other possible utilities like phone/cable/etc. 811 is mostly an intermediary between you (the homeowner) and the utilities, they usually don't mark anything.
I wonder what it was like for the last people who lived in this disaster. Like how do you let something get so bad? The sellers should have paid YOU to take the property.
Looking forward to the new build! FYI, you should only use white marking paint since other colors are designated for other utilities. Blue for water, Green for sewer, Red for electric, Orange for communications, Yellow for gas, etc. Cheers!

I aw that water cascading all over and just closed one eye to watch the trouble-shooting LOL That pressed in plumbing will be ALL over that house since I just had that happen 2 weeks ago to me, I was stiffed by two different plumbing companies coming out to work in the crawl space so did the army belly crawl under there myself and saw the issue. I fixed it myself and save boocoo bucks, I will have to return though since Pauls voice was in my ear saying theres no slope to these pipes! 😂
Save the water heater and manifold for the garage apartment having it on its own HWH means even if one goes out you always have hot water somewhere in the house
You guys make some of those issues with water look so trivial. I'm amazed. Those are the kind of setbacks that would eat up my entire weekend, maybe two.
It helps to be calm about all the water leaking all over when you are going to bulldoze the house, probably within months. But that sure was one thing after another.
There is always a risk when buy property with an existing structure you know will be coming down. I agree with the other comments, would love to hear why you chose this property and the story how it became yours. I am new to your channel Stud Pack. I have gone back and watched almost all your videos. They are great! I really appreciate the electric themed ones. Very informative and fun to watch. I do have a suggestion/request. Since you will be building from the ground up, could you do a video of wiring the house and garage into a new breaker box, explaining why you went with a specific layout, how it was wired, so on so forth. Even if it’s a video with the electrician wiring the panel. Those things are no DIY projects for obvious reasons.I am no electrician, but love learning about this stuff. Doing great, stay safe… and dry!

Think if i was you i would of put a static caravan on the site to live in temporary so you can just demolish the house all in one go while having somewhere clean and warm to live in during the process.
Yall should get a little 3-burner propane stove for outside (similar to Camp Tahoe brand one from Academy). My house in NE Houston flooded twice in the same year a couple of years ago, and I lived off that little outdoor propane stove and a charcoal grill for months while I renovated the kitchen. Personally I’d push the stairs closer to the front of the garage and utilize the space underneath for tool chests and that utility sink. Looking good though fellas! Lots of work to be done and can’t wait to see the outcome.
Thought you guys might be interested in this. Woodlands Mall between Macy’s and the theater, there’s a 40’ container and a dumpster. In the dumpster, there’s 2 pretty large metal-framed tables (that are upside down with only part of the legs visible). Free storage and/or workbenches/tables for the new house and garage construction.
I would put the back garage door in line with one side of the front door so you could drive (for example) a truck towing a trailer or boat through to be stored in the backyard.
Absolutely agree with this - I had a single pass through rear door in the garage at my previous home and it was dead in line with one 'section' of the front double door - If you center it, it will mean that any time you need to pass through, you will need to move out any vehicle that is in the other bay.
Love everything you guys are doing! I do have to disagree with your decision on the fridge tho... You said it works fine. It was only dirty with a slight bit of rust. All of that, including the rust, is removable. Waste of money there bros! BUT again, I freaking love your videos, and am very excited about your new house!

The last few years TX weather has been dipping colder. Having water outside seems a bad idea (Matt from Demo Ranch has his water heater outside! I’m right along with y’all! Slowly working on my own home after I bought it in may of last year. Drywall “structural” screws and goofy plumbing galore. Fixed my supply line from my well yesterday that wasn’t hung anywhere (it’s 40’ long) and it was literally interwoven between I think 5 or 6 1/2” cpvc lines, one of which had some significant grooves in it from the pipe rubbing.
So is the neighbor's tall fence on your lot? Seems like it might be worth getting a land surveyor to set some monuments to pull dimensions from before you start building. It is amazing how often perceived property lines have moved over the years.
Some states require a fresh land survey before putting on the market or before the property is purchased. I don't know the laws in Texas but it is always a good idea to get a survey on any land purchase.
This project is so exciting, I'm looking forward to all the content that's about to hit now that you have approval, and yes I would like to hear the story of acquiring the house!
Think about what you have to do to protect your piping from freeze ups. This may be an issue if you don't heat the garage. You can heat trace piping during construction while the walls are open. Design it to be drained and winterized in a deep freeze with a power failure.
Frigidaire bottom freezer refrigerators have problems with the insulation inside breaking down and ice forming on the back. Likely the previous owner cut the metal trying to figure out where the ice was coming from. You may find damage on the wall behind the refrigerator corresponding with where sheet metal is cut
Moving the door in the garage likely involves another trip through the building department. With a 2 story structure and a huge door on the front and back of the garage, it’s missing a lot of shear wall strength. I’m sure the architect has incorporated appropriate structural components to account for that, it is hurricane territory. But, moving or changing garage door sizes will need rework of that structure, and that requires the building department to review the changes. In hurricane territory, the garage doors also need to resist hurricane force winds, so it won’t be the cheapest door. Garage door failures in a hurricane have resulted in structure failures. I expect to see a lot of Strong-Tie parts used in this build.

BTW, I have a lot of experience reading architectural plans (Architectural drafting degree and 10 years architectural model building), and I find your site plan really odd. The building location dimensions for the garage setback were oddly specific(64'-8-11/16"), and the dimensions being pulled from telephone poles and fence lines instead of actual survey markers and bench marks? Just make sure you go over your drawings really close before you actually build. Things just seem off.

Don't forget, the 5' setback usually is measured from the closest part of the building which would be your overhang. Love your new project 👍🏻

When you pre-mark for 811 locates, you should do it in white. Orange is the color for telephone. Blue is for potable water.

Sounds like it would be cheaper to buy a small camper to live in while building the house, then sell the camper when finished with the house.

Also, don't count on them marking everything buried. Often the sewer and water lines are only marked on the utility ROW and they don't care about the lines to your house as those are yours. So if you hit them, you have to fix them.
This is good advice. Typically the utilities are marked by the "owner" so the city would mark water/sewer on public ROW and the gas company would mark any gas lines on public ROW, and so on for other possible utilities like phone/cable/etc. 811 is mostly an intermediary between you (the homeowner) and the utilities, they usually don't mark anything.

I aw that water cascading all over and just closed one eye to watch the trouble-shooting LOL That pressed in plumbing will be ALL over that house since I just had that happen 2 weeks ago to me, I was stiffed by two different plumbing companies coming out to work in the crawl space so did the army belly crawl under there myself and saw the issue. I fixed it myself and save boocoo bucks, I will have to return though since Pauls voice was in my ear saying theres no slope to these pipes! 😂
Save the water heater and manifold for the garage apartment having it on its own HWH means even if one goes out you always have hot water somewhere in the house

You guys make some of those issues with water look so trivial. I'm amazed. Those are the kind of setbacks that would eat up my entire weekend, maybe two.
It helps to be calm about all the water leaking all over when you are going to bulldoze the house, probably within months. But that sure was one thing after another.

I am new to your channel Stud Pack. I have gone back and watched almost all your videos. They are great! I really appreciate the electric themed ones. Very informative and fun to watch.
I do have a suggestion/request. Since you will be building from the ground up, could you do a video of wiring the house and garage into a new breaker box, explaining why you went with a specific layout, how it was wired, so on so forth. Even if it’s a video with the electrician wiring the panel. Those things are no DIY projects for obvious reasons.I am no electrician, but love learning about this stuff.

Think if i was you i would of put a static caravan on the site to live in temporary so you can just demolish the house all in one go while having somewhere clean and warm to live in during the process.
Yall should get a little 3-burner propane stove for outside (similar to Camp Tahoe brand one from Academy). My house in NE Houston flooded twice in the same year a couple of years ago, and I lived off that little outdoor propane stove and a charcoal grill for months while I renovated the kitchen. Personally I’d push the stairs closer to the front of the garage and utilize the space underneath for tool chests and that utility sink. Looking good though fellas! Lots of work to be done and can’t wait to see the outcome.
Thought you guys might be interested in this. Woodlands Mall between Macy’s and the theater, there’s a 40’ container and a dumpster. In the dumpster, there’s 2 pretty large metal-framed tables (that are upside down with only part of the legs visible). Free storage and/or workbenches/tables for the new house and garage construction.

I would put the back garage door in line with one side of the front door so you could drive (for example) a truck towing a trailer or boat through to be stored in the backyard.
Absolutely agree with this - I had a single pass through rear door in the garage at my previous home and it was dead in line with one 'section' of the front double door - If you center it, it will mean that any time you need to pass through, you will need to move out any vehicle that is in the other bay.

The last few years TX weather has been dipping colder. Having water outside seems a bad idea (Matt from Demo Ranch has his water heater outside! Just can't imagine that risk, butnit gets colder here (farther east but not drastically more north).

I’m right along with y’all! Slowly working on my own home after I bought it in may of last year. Drywall “structural” screws and goofy plumbing galore. Fixed my supply line from my well yesterday that wasn’t hung anywhere (it’s 40’ long) and it was literally interwoven between I think 5 or 6 1/2” cpvc lines, one of which had some significant grooves in it from the pipe rubbing.
I have enjoyed these videos immensely. Reminds me of some of my ‘famous’ exploits in DIY, and you guys are pros! I guess there is hope for me…
So is the neighbor's tall fence on your lot? Seems like it might be worth getting a land surveyor to set some monuments to pull dimensions from before you start building. It is amazing how often perceived property lines have moved over the years.
Some states require a fresh land survey before putting on the market or before the property is purchased. I don't know the laws in Texas but it is always a good idea to get a survey on any land purchase.

Think about what you have to do to protect your piping from freeze ups. This may be an issue if you don't heat the garage. You can heat trace piping during construction while the walls are open. Design it to be drained and winterized in a deep freeze with a power failure.
Frigidaire bottom freezer refrigerators have problems with the insulation inside breaking down and ice forming on the back. Likely the previous owner cut the metal trying to figure out where the ice was coming from. You may find damage on the wall behind the refrigerator corresponding with where sheet metal is cut

Moving the door in the garage likely involves another trip through the building department. With a 2 story structure and a huge door on the front and back of the garage, it’s missing a lot of shear wall strength. I’m sure the architect has incorporated appropriate structural components to account for that, it is hurricane territory. But, moving or changing garage door sizes will need rework of that structure, and that requires the building department to review the changes. In hurricane territory, the garage doors also need to resist hurricane force winds, so it won’t be the cheapest door. Garage door failures in a hurricane have resulted in structure failures. I expect to see a lot of Strong-Tie parts used in this build.
at first it looked like that water heater had been installed right above an electrical panel. I didn't realize that that was where the water junctions all came out. @Stud Pack I am loving this channel. Always have, and you keep getting better. BTW, I have a lot of experience reading architectural plans (Architectural drafting degree and 10 years architectural model building), and I find your site plan really odd. The building location dimensions for the garage setback were oddly specific(64'-8-11/16"), and the dimensions being pulled from telephone poles and fence lines instead of actual survey markers and bench marks? Just make sure you go over your drawings really close before you actually build. Things just seem off.
