Can I use an Australian mortgage broker to buy overseas?

I'm not sure, you'd need to have a chat to a broker sorry. Depends who is financing the purchase.

Generally no. You may be able to access equity in an existing Australian property to buy a property overseas but an Australian lender wont take an overseas property as collateral against a loan

We did actually discuss the differences between industry but I didn't keep that in the edit. It definitely could effect things but the main thing they are looking at is the money figures.

Yes quite often this is the case for lenders. HOwever, if the applicant's financials are in order then there is a case for the finance to get approved. They aren't all immediately declined.
