    It’s not free because you’re not calculating all your costs. Your tenants cover the loan interest for you (plus some) based on your calculation. You can also say that your tenants cover all the opportunity costs for you as time progresses. (Opportunity cost of investing in a house instead of stock ETFs which has 3% higher return per year compared to a house)
    However, your tenants are not covering the home maintenance costs, which averages about 1% of the home value a year, and property taxes, which can be around 1% of home value a year. The cost of ownership for a house is around 5% of the home value per year in total, and your tenants only cover around 3% of that.

      Hey thx brotha, for watching my mom rolex videos too. The $4k actually has my principle interest taxes and insurance included. But yes does not factor maintenance. Knock on wood has been pretty low as the townhouse was built in 2015
