I left this chat, as soon as he said people are investing for bigger spaces and couldn't disagree more. In fact these Builders are now launching smaller and smaller sizes
New Launches are mainly focusing on larger size not smaller size. Low density project will be more valuable in long term. Vinay correctly said in this podcast that Openness matters a lot over any other amenity.

Real estate buyers in Vatika have gone through many problems all these till today.
Global trend is smaller footprint not a bigger as the guest is quoting. He is misguiding by playing a marketing tactic, builders are making profits when they are selling a higher ticket properties. People are leveraging and that is calling for future problems
Just some basic amenities in a club house does not define luxury. Builders nowadays are selling even small sized apartments at higher cost just by saying buzz words like Luxury Apartments etc. That is misleading. Eg : DDJAY floors are being sold now a days around 2Cr and the Max Carpet size is just 950 Sq feet which is quite small at this price. But builders are just selling them just by talking about amenities etc. You are going to spend the majority of your time at your home not in a club house.so good size house as per your needs matters a lot over amenities
