1st mortgage on first house, 2nd mortgage for the heloc withdrawn for downpayment, 3rd mortgage for the 80% of 2nd house.. So basically three mortgages in total.

You had me at Daal and raajma. Excellent explanation for héloc. Recommend making videos on investments like tfsa, resp and rrsps as new immigrants don’t usually have savings for Down payments and diversified investments are less riskier.

Right now, we are new immigrants and we are struggling to get our first house. We have the down payment but the mortgage is less and together we can't buy a decent house in GTA.We came to know that some mortgage agents get you extra amount in mortgage by taking some money. Is that a scam or is it a good option to opt? Also, let us know your views on pre-constuction house. Coz considering the current scenario, it's very likely we may have to go for it. Tc.. Don't misguide innocent people. I live in New York Manhattan. Neither in America or in Canada no bank will give you even 5% even your credit is 800. Without excellent credit, no bank will give you any loan.

you could have opted for Refinancing your primary property. Why did you choose to go for HELOC. You paid more interest (although you havne't paid any)... this is only possible if you were in fixed mortgage rate and RF would have costed you a lot, that's the only situation I can see.
Secondly, what is your take on variable interest rate vs fixed mortgage rate. which one to choose and why>?

That’s the main thing. You need income too. Banks won’t just give you hello if your income don’t support it. Rule of thumb is multiply your income by 5 to 6 times. That’s how much limit banks will give you. Which will be mortgage and heloc combined. Hard to do this in days market cue houses gone too expensive

India me bhi...apna ghar girvi rakh ke, bank se Paisa mil jata hai (loan against property), apna ghar bechne ki zarurat nahi, usme rah sakte hai.. new house per upto 90% loan milta hai, new house ko rent per do to Bank Loan Instalment nikal ati hai..
I did this, in India.. after 4 years, I sold that house, n return value was 100%+
