    Thanks Ms Rae and your well knowledge guest Ms Brillian .. i see the land system in Uganda it's similar to the majority countries across world.. Kenya is 99 years for citizens or foreigners. 99 years is alot. can serve 3 or 4 generations of the tenant's family. So no worries about stability

      Yes no worries about stability. 99 years is long enough for almost 3 generations to survive.

    99 years, I don't see nothing wrong with that, because most folks aren't going to make it to 50. Just do it like in Thailand or Philippines, where foreigner can only partially own the land through the wife, she will own majority and all rights to the land. These Laws are there to protect locals birth rights to their land. Not like Hawaii, Caribbean and those islands off the coast of Africa where Western gentrification is taking place.

    So really if you can get 99yrs lease, one doesn't need to go begging locals to own shares or be forced to marry someone, surely if i live for the 99yrs i would have qualified to be a resident!!!!😜

    I've travelled to Uganda for over 10 years now and i learned that forged documents can be bought for almost anything. How can a foreigner be sure of their investment for purchasing/leasing land will not be taken from them by the landlord who can just draw up fake papers, take your money and the land back? What laws are put in place to protect the foreigner and their investments in Uganda?

      We mentioned at the end that it is vital to do due diligence before you buy a property. Don't get lied to by conmen. Hire services of a professional and be guided to make sure you're not dealing with crooks.

    What if you become a citizen during the 99 year lease? Can the leased land be converted to ownership?

    happens that my husband passes away and my in laws try to take the house/cows from me?

      When a person passes away, the surviving partner should obtain letters of administration to administer the estate of the deceased. Administration of estate is not limited to only citizens. it can be done by foreigners too as long as you meet the recquirements.

    My question is as follows, I am a foreigner that lives in the UK and have a mother in-law that is an Ugandan citizen. My wife and I are currently looking into buying a property for her mum. We have currently looking into private companies that are selling some beautiful properties.
    But based on this video, if I was to purchase a property in Uganda will that be placed under a lease aswell?
    And to avoid this, should the property be purchased under the my in-law name?
    Do you also have a few recommendation of well-known/reputational companies that are selling some great properties?

      If you buy the property in your names, then it would be a leasehold. If you buy it in names of your mother-in-law then it would be mailo or freehold. About beautiful homes, I know many. I would need to know exactly what you’re looking for. So send me a WhatsApp and I can assist you.

    I wish you elaborated a bit more on the “automatic renewal clause” terms. What is allowed and not allowed within that clause? Can the price for renewal be determined at the time of initial purchase? Is the landlord allowed to change that renewal purchase after the 99 years despite the agreement. How long does the automatic renewal clause apply, for how many terms?

      Surely, you can rent an apartment (furnished or not) for any number of days or months (even hours) you want in Uganda.

    Very informative, but either way, a foreigner is on the loosing end. Even if married to a Ugandan and the land/investment on the land is held in trust, should the marriage goes south, the foreigner is toast. Except the foreigner gets lucky to have citizenship.

      99 years is a long time. He\she could have Ugandan kids to inherit the property then if the marriage doesn't work out.

      You are correct the foreigner loses either way. There is no opportunity to build a lifetime legacy in Uganda if its only good for 99 years.

      Yes once the wife is a citizen then no problem, actually at a certain point you also get citizenship if you want one.

      Of course u know that in the 1900 agreement, land was devided into individuals, Kings and Government. ( Mailo & Crown)

      Well, this is what I know: The "1900 Agreement" was known as the "BUGANDA Agreement" since it was not between the British Administration and any of the 14 jurisdictions that had joined the nation of BUGANDA one by one from 1894 to 1930 to form a state called Uganda, under the British Administration. Rather, it was between the BUGANDA leadership and the British Administration. Therefore the, "Mailo and Crown" land you have mentioned in that "agreement" refers to land within the Kingdom of Buganda and nowhere else. Hence, when you use the terms "government land," what government are you referring to? Does the entity known as the "Uganda Land Commission own land" since its formation or not? Where in Uganda is that land? Do you know when it took possession of that land?@@believer2010ful

    Not all ugandans in the diaspora are Ugandan citizens. So how does it work?

      They would be categorised as foreigners then, until they get their National ID

      Those are Ugandans. They should have a national ID as well. That's the identifying document for Ugandans in most offices while processing anything.
