    Camella is a large and diversified home builder in the Philippines. This is a tour of their Camella Bohol development of homes and condos near Tagbilaran City, Bohol. They offer lots for sale and built houses for sale. You will probably also find rentals in this housing subdivision.

    Thanks, I saw a couple large Carmella developments in Bacolod last month. Very close to the airport. The thing that jumped out to me were no bars on the windows.

      Camella do not allow bars on the exterior side of the windows. They don't even allow fence to go above 8 feet & not all-solid wall concrete fence; only iron ones

    I think my Aunt Feliz said is true.. Philippines seem a jungle because of trees not well cured..
    But I remember before trees are in line.. there is garden..
    Garden and forest..
    I think is other side.. oasi and jungle.. 😮

      This was secured with 24 hour security Pete. I don't think they will allow me to have roosters though so that might be a deal killer. LOL.

    I lived in Camilla in Dumaguete and currently living in Camilla in Bacolod.I am getting a great deal on Rent, I like all of the amenities. and the fact its gated . The guards also patrol around the subdivision, I feel very safe and secure here, But I WOULD NEVER BUY ONE OF THESE HOMES. The workmanship is terrible, Yes they look very nice from the outside but if you know anything about Home Building ,You will see very quickly It is very far from code and standards in the U S. Most of the crew building these homes are not Tradesmen just Unskilled Laborers. Some of the problems that i have seen Is Faulty Electrical, Sewer backing up because the pipe was not sloped, Walls not Plumb, Cracking walls, Just to name a few, YOU HAVE BEEN WARNED.

      Thanks for sharing that Jeff. Many of the better skilled workers go overseas for better pay. There is an attempt to train more "skilled" workers but it will take time. I know of instances in the US, California in particular, during the boom where many illegals worked the crews and had little training. An electical warranty person I knew told me homeowners would often have to tear out the walls and redo the wiring if they had problems.

      @@fightinspirit i can not comment ON other Camilla developments , just the ones that I have lived.. if I where going to Buy , I would hire My own contractors And engineer. I would be there every day And be UP their Ars to make sure that they do not cut corners. We moved to another House in Camilla because the other House had a leaking roof And everytime we had a hard rain the sewer backed UP And we had1 to 3 Inches OF sewagein Our House . If you Buy an existing home anyplace in S E Asia, Read the Contract, Talk to neighabors, And do your Due Diligence . Anyone that falls for the Pre Sale Scam, Just look at what is happening in China . People are making payments ON
      condos that dont exist ir Will never be finished. Be careful in buying Real Estate here. Its not Like the in the west , its” The Wild West”

    Very nice looking homes. I wouldn't mind renting one of those myself. I suppose you would need a car as maybe a bit too far from the city, stores, restaurants, etc. Thanks for sharing.

      I saw a couple of tricycles in there Frank so that is an option depending on how big you are, they can get tight and uncomfortable. Tagbilaran City doesn't have many taxis. One might expect Camella to offer some shuttle service into town. They had a van driver drive us around the subdivision.

      They have a shuttle service that runs every 30 mins. to & from downtown Tagbilaran for 20 pesos per head per trip

    I grew up in Cebu but I live in the US. My husband who is American is thinking of buying a house in the Philippines. Cebu is more advanced than Bohol especially with healthcare, which is an important factor in choosing the place to retire. But Bohol is more peaceful and less traffic. We are also thinking of renting a place in BGC, Clark/Pampanga or Cebu before we decide to buy a house and settle in the future selected province. Another factor we have to consider is a good university for our daughter, which I know, Cebu and Manila has more options. She also rides horses and we would love to have a provincial life too. I would love to get suggestions.

    Ha Rod . nice homes but very small inside i tour some in tagatay priced 98 to 120 thousand dollars.

    My concern would be the septic system. If they put a tank in for everyplace it seem unlikely that they have a treatment station somewhere. When i lived in the country and had one we had leech fields that worked nice. If all the houses are close and the each has a tank things might start to smell. If they put in Condos they will hopefully have to deal with that. I have seem smaller subdivisions a septic tank in front of every house in The Philippines.

      I suspect that there is also a Subdivision tank that treats the sewage before it is sent to the municipal treatment plant OR you may need to pump out your tank and have it hauled away to??? I don't think leach fields would work here as you say John. Hopefully, things are done properly but I would want to know the details.

    They have these in pangasian to we look at acouple for a 4 bedroom two stories and maid bedroom down stairs
    Was over 10 million peso and on going cost around 6 to 10 thousands peso per month.
    And small ones start around 1.5 million.

      Too overpriced, I looked for a 2 bedroom house in my place near the airport. I have seen the materials used aren't really that so good. Tiny rooms inside cost 3,000,000 + Pesos, I rather build my own comfortable house in not so crowded community.

    The ONE thing I really don't like about the bathrooms in the Philippines (sorry, COMFORT ROOMS) is there is no divider between the shower and the rest of the bathroom with a shower curtain divider.... in America, I like the 2-3 inch block/tile they put across the floor keep the shower water in the shower and the rest of the bathroom dry, so when you get out of the shower and dry off, you can still step on that floor after putting on your new socks and they will stay dry.

      That is the case many places but there are exceptions with the water divider.

    Toilet at this period has bidet..
    Europe and America speak language is English.. and I think if is in Europe has bidet,, in America should have bidet..
    You would see is difference from Europe America..
    Europe people ethnic is Beijing.. Thailand and Russia..

    You mentioned 19k ph per sqm in cebu. Is it the same w camella homes in Bohol?
    Foreigners cannot own land in the Philippines, is the land leased for 50years?

    Is just that.. I married to an Italiano and seem an Pilipino.. lives in Europea.. I don't know if it's father is origin from Europe.. and is mother is Italiana.. as if I married to a Pilipino man because I didn't have house.. I am not fortune to married a husband rich.. well rich.. is inportant has a house and not rent a house..
    Europe has pre nuptials agreement.. of separation wealth.. but Europea lives tranquility and calm.
    Which America is always in movement.. they said that they want to live in America,, Europea person want to live in America..
    And.. there is person is sensitive of nothing.. I mean.. only small details is hurt feeling.. and it seem is not good at all..

      They do not allow tall fence in Camilla
      They don't even allow wired internet, phone & cable TV lines. Only wireless internet & satellite TV service are allowed.

      Dumaguete is nice too. I used to be in sales before. And my areas were Cebu, Bohol and Dumaguete. But this was 18 years ago. I'm sure, a lot has changed. When we 1st went back to Cebu in 2012, I was very surprised with how much it has changed from the time I left. I felt sad. Cebu is very crowded, too much traffic and very polluted. My husband liked Bohol way better. He likes being close to the water.

      Bohol has a lot to offer M D and I like Tagbilaran City but I prefer a larger city.

      Amazing Philippines: I don’t know if I would ever want to live in the Philippine full time, but I wouldn’t mind visiting Bohol. My only regret was not visiting Bohol while I was in Cebu. I guess I’ll have to do that when I’m back there.

      Right on Rod!
      The cost of living in Tagbilaran is much higher than Cebu & Cebu has better quality of service, facilities & transport, more choices in groceries, hardware, amenities, etc. But Bohol is still more peaceful & safer than Cebu.
      However this past few years saw a big boom in Bohol (Tabgilaran & Panglao) & the consequence is it has become more crowded & noisy, traffic jam in the tight city center, dust & garbage everywhere.
      For me Dumaguete is better if you don't like Cebu but still want to be near it just in case.

      Thanks. I am learning a bit but many speak so fast I do not pick up the separate words. The water situation around the PH is changing. Drought years are more of an issue like 2015 and 2019. I read that Bohol is planning 3+ reservoirs and a desalination plant but that will be a couple years off or may get delayed because of the funds used during this present crisis. I am not sure about the reliability of the electric in that area. I have lived in 5 different condos in Cebu City metro. "Brownouts" have been rare and short about 1 hour, but I suspect Tagbilaran will have more. I would probably look at solar, batteries, and a generator.

      They DO NOT allow wired internet, wired telephone or cable TV in Camella Bohol. I asked this specifically when I saw some guys outside the main road wiring fiber optics line which I thought was for Camilla.

      I've asked that question because I've experienced exactly that multiple times and wondered "Why?".
      I'm in the real estate business for near to 3 decades now. In Germany. Can't remember how many buildings we've built. But everytime I see how they build buildings (especially homes) in the Philippines I get shocked because of very poor quality (what later will be hidden under plaster and fresh paint). No matter if poor plumping, or if poor electrical wiring, or any other issues like "no correct grounding". For me: Either I will build my own house by myself (to make sure it fits to my personal expectations for quality), or let it been built under 24/7 supervision. But I would never buy an already built house where every kind of possible mistake is covered by nice looking paint (by the way even the available paint is low quality there).
      In my personal and brutal honest opinion even "only 2 Mio PHP" for a nice looking house in the Philippines is much too much; in regards to the very poor quality you'll get.

      for whatever price (in the millions of pesos) they will quote to you, you can build a better, bigger house for the same amount of money...
      And the quality of Camella Homes are actually sub-standard. There model house have termites on the door jambs & the doors are warped.
      Google "Camilla Homes Bohol complaints" & you will be shocked by the results

    You also need to learn to communicate to the locals in their language! If you live in the Philippines practice speaking their language. Don't force them to cater to you just to make you happy as you quoted. They don't live to please and serve you!

      Good question nashkita. I looked online briefly and the one I was checking on was booked so go to an online site and put your travel dates in and see what comes up. Also, many rental units don't get put online so asking locals or the office might work.

    If I had my house built where I want to be built it would have a regular size washer and dryer laundry room the regular size refrigerator in the bedroom there be king size master bedrooms in small bedrooms that way in case if you got a guest coming over they can sleep in the master bedroom bathroom shower toilet think whatever that goes for all the master bedrooms so in and out have a lawyer area for me when I smash my cans to recycle them for cash Heather nice little garden a place for my rabbits run around was there any clothes fenced in that way they can escape and get hurt in the kitchen will be just a little bit big not real big in the term room would be a good size front room enjoy but like I said if I had my house built when I wanted to be built with Energy Efficiency used that would be awesome good and maybe a couple solar panels maybe the bathrooms would have bathtub in the shower inside that's what I would do they don't have a little area to park your car at the gate I'm going don't mess with you vehicles and the outside would be painted different colors cuz I want to be different it's abuse my sunshine in Philippine to get away from Dodge City that's Indianapolis Indiana if I had the money I would already been over there be living my dream to be with her I don't have nothing to lose 51 years old and if I had professional helpers that can help me get over there that be great Ridgeway I don't have enough money to get over there that's another story another time if you want to know about that go ahead look me up on messenger

      Foreigners are not allowed to own land. You can own the building/house but have to lease the land Gurn.

      Bummer, when my husband and I found out that, he can't get a dual citizenship (Filipino and American). It's only my daughter and myself.
