    I’d make the downstairs “bedroom” into a living room/study/office. The upstairs would be the actual bedroom. And I wish there was at least one tub shower combo in the place. Coming from a 308 sq foot studio apartment for $1300. This isn’t bad at all.

      The price per square foot is exorbitant. Bare bones. No garage. No upgrades. It's OBSCENE what this builder is promoting.

    I get everyone’s outrage but realistically speaking I’d have loved to have the opportunity to buy something like this when I was in my twenties and early thirties. I lived in way worse and even smaller places and paying higher rent.

      In 2004, I bought a home that had a roughly 2300 sq ft for $140,000. Dude, you are getting ripped off. They are purposely building these homes at ridiculously low costs and outrageously over marking them and making you believe you are getting a great deal. If everyone had critical thinking skills, nobody would be building these homes in the first place.

      Times change, though the house you bought in the late 2000s early 2010s has probably been close to doubled in value. When you go to sell your home, are you going to ask for the now value or the value from when you first bought it. They are selling houses based on comparable sales in the area minus adjustments.

      If rent wasn't over 1500 a month and the pay wasnt 17 an hour then maybe this wouldn't happen but greed did this to our country.

      I'm guessing you meant 1500 a month. 1500/ week is like 6k a month!!! I can't really speak for the businesses and how they are paying people, but rent can go up as a result of the tax increases that we have seen. Is some of it greed, definitely, but the increase in property values and subsequent changes in tax debt really added to the rent price for some.

      Well I agree but the point was to make affordable home the value of this home is only around 75 thousand so me personally waiting for the market to crash lol

      It's still more affordable than most homes in San Antonio, even at 150k-170k. They should be less expensive, really. The average price here is around 300k, so if you are willing to adopt a minimalist lifestyle, you can more easily afford something like this.

      I know that everything I have a client interested in one, they don't have any inventory and are working on building new units. I think they have some on the MLS now, but I don't have any clients that want one.

    The look and feel of these reminds me of modern public housing developments and section 8 living. Wish there was a bit more character for the price point.

    This is great. They need to add a back door to that laundry room/bathroom combo downstairs. However, this is wonderful for certain people, especially in a world where the population has just hit 8 billion. In 27 yrs it will hit almost 10 billion. I think this is needed.

    I don't see a big return on these. When the market corrects itself (which it inevitably will), these shouldn't go for over 100K.

      These will go for even less. They should at least make them a few hundred feet larger and some higher end materials. Those things are cheaply built.

    A coworker built one at 645 square ft for $13,000 to have it moved and utilities were another 6,000 the lot cots $490 a month im currently doing what she did building my own but i need bit more space so mine is 803 sf

      They are really meant for a more minimalist stay of living. You could fix it up to fit whatever appliances you want, but it really defeats the purpose of having a tiny home.

      I don't think it's greedy necessarily, Lennar is a business that wants to make money. If people don't like the price they don't have to buy it. Then Lennar would have to drop the price or be stuck with a bunch of houses that they can't sell. Is the price high?     The only thing I’d change is installing an out-swing door to the backyard in the downstairs bath and a window in the upstairs bath. Add solar panels and this is perfect for me. I know some are bothered by the price but at this strange of my life, I put less focus on belongings and more on experiences. This would allow me to live debt free from the get go and I could be semi retired right now at 49 years of age. I could see making the downstairs bedroom a tv room, using the space near the kitchen as a proper dining space and making the upstairs a cozy sleeping nook with some armoires for clothes storage and a few pairs of comfy chairs on the landing. All of it is appealing to me.

    They should have staged one to show the potential. The second floor is not bad for a bedroom. First floor kitchen, office, etc. I could live in this if it was this or a rental.

    Ugh, no! Now if you bought two and connected them together it might be okay. For $170k just buy an older resale home in the area. Time will tell, but the showcased unit appears to have a low quality of finish - I would expect better from a $300 per square foot pricing. I hope there is an HOA, otherwise in 10 years time they will be junked up with all the stuff that doesn’t fit inside.

      A lot of the older homes in the area require 20k+ foundation, plumbing, or roof repair, plus whatever other cosmetic changes you want to make to a 10-20+ year old home. But if you can find a good one, then jump on it for sure.

      @@nbtxliving I really dislike, but am not surprised, that you would bash the competition; nearby resale homes. If you were representing a resale home buyer you would be advising them to have a proper inspection and and make an offer reduced by the cost of repairs. Only the ignorant buy a resale home without a proper inspection. If a home needs $20k in foundation repair, or $10k in roof repair then reduce the offer by that amount. The market value implies front line ready.

      I am clearly not bashing the "competition." We had a home listed not more than 6 miles away that have had foundation and roof work done to the tune of 20k among other problems. I'm was basically highlighting the difference between an "overpriced" new home vs. an underpriced pre-owned home that needs more work done to it. Of course, you get an inspection. we highly recommend inspections on every home purchase, new or preowned.pre-owned. You can't always get a seller to reduce by the dollar amount of repairs that are needed, and even if they reduce the amount and the repairs aren't needed by the lender, you would still have to fix the problem yourself which would cost money.

      If you were my client, and you had a contingent upon inspection offer that revealed $20k of necessary foundation and roof work - I would expect the seller to either reduce the price or pay for the repairs. Otherwise it would have to be an under market price as is property that made sense. If you are telling your clients to pay the market price on a property that needs serious repairs, that is a disservice to your clients. I do understand that there are first time and inexperienced buyers that may not understand this, and they may prefer to buy a new house with a warranty. I'm sure that all these houses will sell, Lennar is an experienced builder with a research team to keep up with housing trends.

      I think we are now talking about the same point. Where it really went off was when you accused me of bashing the competition. All of what you are saying now we agree with fully. My original point was that sometimes a new home offers a more reliable place to live, whereas a pre-owned home might have things wrong with it that, even if less expensive at the beginning, could cost you more in the long run. We never steer people into purchasing a specific home. We just lay out the facts from the sellers disclosure, inspection report, and other property related documents

    Great starter home. Low maintenance and utilities, so it's good for retirees too. Plus, you own the land! I have a friend in Tucson that has a LG air-conditioning units similar to these and I was chilling at their place in August.

    It's better than being homeless besides all the furnitures and appliances now a days are space saver, It's ideal specially for people who can pay straight cash or have it shorter loan.
    What will you do with a big house that you have to pay 10, 20, 30 years, almost your entire working life? Then you children will grow and end up moving out?
    You can afford better life experiences than paying a house, imagine the freedom of not in being indebt for long term housing loans 💙✨

    I currently live in 500 sq ft quite comfortably. However my lot is way, waaaay bigger for much less in Texas. I could fit 5 of those houses on my lot. I used live in SA, not too long ago and these prices are disturbing. They are very nice tho

      Yeah, San Antonio's lot prices are a bit pricey. For a small plot in the city, you can pay 70-80k or higher. If you go outside of the city limits, you can find more affordable land prices. Thanks for the comment and happy new years stay safe out there.

      They do offer 4.25 percent currently and a couple of other builder incentives, but yeah, you need to qualify for that. But it would be better than being homeless.

    I like these type tiny/small houses as a single, minimalist type person, but I could see how these subdivisions would have problems with driveway parking & loads of vehicles parked on the curbs & making for a trashy looking neighborhood. I would prefer my tiny/small home have at least a single enclosed garage for parking a vehicle.

      That would be nice, but most neighborhoods in the city don't have that kind of space. The video I linked is the headwaters in dripping springs, and the houses cost 5x as much, but they are just a close.

    The overall layout isn’t perfect, and the lack of a back door is bad for fires but honestly I like it. The upstairs rooms are a little awkward, I don’t know what you’d use the landing area by the bathroom as, maybe an office? Not a bedroom. The front upstairs could be used a small bedroom if you have to. That skinny hallway up stairs is awkward too, I think maybe if that wall was deleted and it was just a railing it would feel more open. Put a door at the bottom of the stairs and you have a nice private bedroom upstairs.

      It's too long and narrow, looks to be about 9' wide inside. 15'x22' would keep the claustrophobia at bay.

      Yeah, for sure. A neighborhood being run down isn't exclusive to low-cost areas. it's really the mentality of the people that live there.       There is room under the stairs for a small water heater. Also, some of the other lennar homes use thankless water heaters so that might even work better

    They tiny home thing is a great idea. The things is you cant put them anywhere. We need to get local governments to get online with this. Most counties in every state has ways to block it with regulations because they dont want the land value potential to be lowered. If it was then they would lose tax money. But tiny home communities are needed and they would work well for us single folks, for people trying to get back on their feet, for people who just dont want to live and pay for a big place. The reasons go on and on. The big money machine does not want to let it happen though.

    This whole tiny home thing feels like row-houses, but the land developers are too greedy to actually construct them in an efficient, thoughtful manner, which could in turn create both decent AND affordable housing that one could own.

      They are put up pretty quickly, but that's the case with most "big box" home builders. Quantity vs. quality, but they are probably the most affordable homes in this market currently. Low price, low tax area, low Hoa 4.5 interest rate from the builders lender, one of the only homes you can own for less than the price of rent. You just have to be good with the size of the house.

      For some people, the hardest part about the mobile home is obtaining financing. Financing a pre-owned mobile home is tough, but it is another option, and it can be cheaper than this home.

If you don’t understand that the higher housing prices are driven by lack of housing inventory, then move to Mississippi, where the demand is low but the supply is high.     Is there some neighborhood amenity development to go with this? Since the homes are small residents will want to spend more time out of the home. With some shops, parks, pools, cafes, restaurants, pubs, nightclubs, co-working spaces, schools, and transit within walking distance living in a small home could be very convenient.

      It really isn't a walker friendly it's pretty far from most things, the city bus line isn't too far away though... you have a great idea though a master planned tiny home community.

Mixed-use residential/light commercial like a corner store - zoning and reserving some spaces for businesses to open nearby and parks. Once businesses see a lot of potential customers nearby and locations to open a business private investment will pay for business construction. I went to a talk on small downtown revitalization, and they stressed building residential "rooftops before retail". Once the residents/potential customers are there the retail wants to come in, they only need regulatory permission and space.

There is some developable land further away, so it is possible that they could manage something like what you are saying.

    I just have 2 problems (aside from the deal-breaking price): The second bathroom is unnecessary and I'm unsure where the living room is supposed to be 😅
    I would replace the second bathroom and use it for the utility closet and storage. I guess the 2nd floor area would be where I place my desk and computer while the "bedroom" I'll use as the living/dining room.
    Eh...not sure about the formatting on this one. The kitchen feels placed just right.

      In all honesty, you can probably turn the upstairs area into an additional bedroom. Having the extra restroom makes it so you can close your room off, and people could still use the upstairs restroom if you had guests. The smaller 350sqft house only has 1 bathroom, and you have to walk through the primary bedroom to get to it, which is inconvenient if your room is messy.

Honestly I might just go with the 1 story house and use the loft as my sleeping area with inflatable mattress and NEVER, EVER, _EVER,_ step up there with my shoes-feet only. That one I know there is enough space for the living room to double as the dining room, maybe a folding table to pull out and sit in front of the couch and just vacuum after eating every time. I really don't wanna clean two bathrooms so I'll definitely be converting the upstairs bathroom into a storage closet and use the spot in front of the window as my office area which would work out nicely. Having the window placed at the front of the house instead of behind the door as it swings open really creates issues if I want that small space as the living/dining area as I find it nearly impossible to function as one or the other. The only way I could see myself having any kind of living room without changing anything is to get a nice monitor between 30 and 40 inches, place it on my desk, move it all upstairs...no that still wouldn't work as I would need space to move my chair around and out of the way and having a two seat couch at the wall...I'm not sure about this.
      Though one big problem is when I need to use the toilet in the middle of the night and now I have to traverse stairs or a ladder just because I thought I was being smart.

      Ok, that sucks.
      I'm probably over complicating this. 2 story tiny house with barebones bedroom with only a bed and dresser, a very small table to sit and eat at with enough space to set my phone on and watch youtube, computer desk on 2nd floor at the window, storage underneath the stairs and everywhere else where appropriate, totally foregoing any kind of living room. OR I just abandon that space in front of the kitchen entirely and eat at my big desk. No tv, just my computer monitor. I would still have to clean two bathrooms if I use them and I can still use the bathroom hassle free at night with clear walking space.
      I'll be honest, this doesn't feel like the American Dream, but it's functional. The price inevitable price increase would likely make this impossible for me.
      Well, at least my Klipsch Promedia 2.1 speaker system is still rocking. All I can do for audio in these tiny homes.

      Wow. You got a lot of ideas going on there. That's the benefit of ownership vs. renting. You have more flexibility. I know for a lot of people, the price is a concern, but the builder is offering lower interest rates(4.25), and it's low on taxes, so you can at least get a low mortgage payment. There are things that people don't like, but if you can get past, that is a good option for some buyers.

      @@nbtxliving Lol yeah there are more ideas I didn't mention, those really were in the realm of overthinking. Forgot about the lower interest rates and low taxes. Those are notable plusses. If I ever got to a point where I can absorb the mortgage I'll consider it. For now it's just brainstorming and comforting my wallet as it struggles with crippling depression.

      @ceevee7825 sure it can. You are missing the point that this is a tiny living space. Of course, you are going to run into size limitations if you start having masses of people over. It would be the same as if you bought a Mazda Miata and then had a family of five it's not going to work for all people it's just an option

      Yeah, most are more efficient, but they are also designed more closely with/ by the end user. This is what a big box builder, tiny home will get you.

      Yes, right now, you could get one for 154k with 4.25 interest and 10k in closing. That's subject to change, but that's the current offer. Hoa is 150/ year, and for most people, they can finance one of these for around 1k / month

      This house only allows for whole children and pets, but only numbers that are equal or less than 1. Yeah, this house probably isn't going to be great for a growing family. Even though I have seen more people living in a smaller area before.

      They are close together for sure, but you can park two medium-sized vehicles in the driveway, and there is no curb, so you can park off the street a bit, but those are legit concerns.

      The ladder would be hard for an older person to go up. The 350 sqft home has a ladder, and while cool, it is definitely for a younger crowd.

    That kitchen is a big no for me. Needs a tub in the master bath. Water heater in that sardine can of a kitchen. Washer and dryer by downstairs shower and shelves or cabinets with counter for folding laundry under the stairs in that ugly empty hole. I have the stackers and the counter is a must have. How its set up in a community definitely destroys the whole thing though. Y'all could have done so much with this little place.

    It's nice as a starter home or for retirees. I think it needs a few more windows like in the bath rooms. A door to the back yard through the bathroom is needed. Granted a door in the bathroom isn't ideal but it's one of those sacrifices you make with a tiny home. A side patio that you can convert into a small garage or car port is needed.
    The price though is outrageous. This is highway robbery.
