I believe the housing market has been highly overpriced. There are different factors. Some of it is more buyers than sellers. People get in bidding wars over a home. Most homes sell within 2 weeks. Then if you want land in the country between the rich folk and China who are paying way to much for property they make it impossible for average people to purchase in the country. It's going to implode because all the people who paid a premium for house's are a paycheck away from losing those homes. Look at the trucking company that just went out of business. How many of those employees will lose their homes. Look at other big companies that announced layoffs. Housing will be taking a big hit and prices will drop
I bought a house with cash in 2021. The insurance and property taxes have doubled since then, and now costs more than I ever paid in rent in my life. I feel that I would be better off living in a studio apartment in a warehouse again and investing the money in anything else.

@@liivebyyou9518 While I don't disagree I think its safe to say that getting to plan from the ground up with little hassle is far preferable to waiting years for a city's ecological impact reports to be completed or facing resistance from residents, etc. In Los Angeles their 710 freeway was originally going to run up from Long Beach to Pasadena. Resistance to the freeway had it stopped far short near Cal State Univ Los Angeles. Portions of excavations intended for the remainder of the freeway still exist but were never completed and just sit there from decades of non use.

I think this will be totally disastrous if they ever decide to build on desert because Phoenix and Las Vegas already faced problem water supplies. they should transform Detroit, Pittsburgh or Cleveland into Telosa City that's probably better than desert. There's a reason people rarely build big cities in the desert historically, it's a nightmare to build infrastructure there.

It’s always interesting to see what people think the future will look like then see what it turns out to be. People in the 40’s thought that there would be flying cars in the 80’s. And now people think that they can build sustainable cities in a matter of ten years.

This project is about social engineering and control. One of the great balance points in liberal democratic societies is land ownership. You are invested in the society because you own physical land within it, a piece of it. That gives you a substantial amount of control over what is done within it's boundaries, and restricts government from interference or seizure. It's such an important concept in the American System that emmient domain is restricted as to use for a specific public good. That's why the New London decision by the Supreme Court raised all kinds of hell, since private land was being seized to give to a private development. It's also why Bills of Attainder are unconstitutional. You can't seize a person's or corporation's property unless it was attained through criminal means, such as drug dealers buying property with it. When government controls the land, they control the use, and residency. Simply put, they don't like you, they can seize the land and evict you no matter how much you invested into the property's development. They don't like your politics, they can seize it and lease it to someone they do like. While we restrict development through zoning, this is primarily as a protection for land owners, particularly in residential areas so a waste treatment factory isn't dropped like a bomb in the middle of a residential neighborhood, or a factory, destablizing the area and tanking land values, that can then be bought up for a song. If the government tells you that you can only build apartment blocks on the land, then you plans for a house are gone. You don't own the land... and you can be removed from it as a squatter.
Throw on top of that the issue of water, which building in the desert should be a big red flag on, and this place is all kinds of trouble waiting to happen. You are building in the desert. There is is no water. And the Western United States is infamous for it's continuing water wars. Where are you going to get the water? Then there's wildlife in the region, and the ecological damage to the desert. You'd have to build major road networks, power generation, waste disposal, and so much else, just to turn what is financially worthless land into a cash cow for a billionaire and his investors to build a city where they control absolutely every aspect of life because they own the land, the utilities, and all the rest.
This is the reason why we can't have good things. They're unaffordable to the Majority.

With growing populations it's surely not feasible for every person on the planet to own their own land? It's that sort of thought which often leads to urban sprawl. I get the worries of some around over regulation and surrendering property to a central body, but the harsh reality is: you're no safer at current from your fears than you would be in this alternative scenario. You can still be forced off your land etc, albeit through less direct methods.

It’s more likely that the Las Vegas metropolitan region will add 5 million more residents in the next 40 years before a brand new city pops up.
The biggest hurdle is the first phase. Getting setup JUST to setup a city in an inhospitable region can definitely break this project.
Dubai has one of the deepest wallets in the world and they can’t even get half their projects done (which are all past their deadline).
And places within the USA take twice as much money to build half at much proposed and at 3x the projected length of time (looking at you NY and LA).
The other issue is that major city-regions will likely add 5 million people each over the next 40 years. In 2060, Telosa will seem like a town.
With climate change, those cities are going to fry before they reach any large population.

Finding somewhere near a source of water with plentiful rainfall would be ideal. But land is the most expensive part of any construction job, and no place beats the desert in cheap land.

Not likely for everyday people. Studio apartments are going for $2000 a month. How is anyone supposed to be able to afford to live in a place like this? You would probably have to pay a few million for a basic unit suitable for one person.

The problem is fresh water. You need the natural grasslands, trees, and bushes of the area to replinish natural aquifers. There's a park in Texas that had been farm land and/or ranch land that the owner decided to change back into the natural land that was initially there before people ruined it. He planted the type of plants that had been removed by people and found out a few decades later that there was actually some natural aquifers that had dried up because the farming had been plants with roots that didn't hydrate the aquifer like the natural grasses, trees, and bushes of the land did. He was pleasantly surprised that with the results. Building these cities, humans need to take this into consideration. Water is our most precious resource. Fresh water.
The idea is to build it far from water, or anything else humans need, so inhabitants are forced to comply with whatever the demands would be. Its begins in luxury, but later becomes a slum, then a prison.

One major constraint on an infrastructure project this large will be access to raw materials, e.g. steel and aluminium (or "aluminum"!) for construction and engineering, or copper for electricity generation and connectivity. And that’s not to mention the amount of materials already in short supply that you would need to build solar and wind power facilities, such as rare earths and nickel. Even if the US brings some refining/smelting capacity back onshore (most of these value chains are currently dominated by China), a project the size of Telosa could push up prices of the raw inputs, e.g. iron ore for steelmaking - which obviously raises new concerns about funding.
Interesting point, wonder if we'll ever see steel plants come back to life in America.
Not to mention where all that sewage is going to go to.

So, an investor buys a bit of land and builds on it (According to what specifications?) then sells it to....what, me? And then that investors profits will go to building more of the city because...what? What if the investor takes their money and leaves? And where does the average citizen come in?
If the investor takes their money they probably will be sued because they would have had to sign a contract. Right? And average citizens move in when homes are built..
The average citizen will obviously need to have money, at least some money, so you can buy land, or at least some minimum space.

I’m think we should move towns and cities and combine them into bigger cities and towns, while massively creating new infrastructure, public work jobs, roads, highways, also restructuring cities and towns adding more biking trails, walkways, bus lines, and more and creating less highways in cities, also creating new architecture jobs, plumbing jobs, construction jobs, manufacturing jobs, and much more. And we should start heading for Fusion Power Technology, Wind Turbine, and Solar Energy Technology as the new energy efficiency instead of nuclear and current energy sources

They will be taking resources from our cities making the problems worse. It will be nice for the residents but not for the nearby communities who will have their most tax productive, innovative, and skilled workers stolen. We need to work to improve our current cities not abandon ship to a promised paradise.
