      @@annieburley2068 Quite. I love how these property bros rely on the value of their assets increasing exponentially forever. When the tables turn and they’re so highly leveraged (I.e. only has 22k invested but reckons he’s getting 200k profit annually) then it will go catastrophically wrong. Like bankruptcy level wrong.

      @@jimfleece2880 I understand rentals quite well. I have been living in rentals for 40+ years. I know what governmental effects are, I know the whole BlackRock buying properties and forcing people into renting instead of buying story, I know all about the pack & stacks. I know. There are two landlords. One owns the property and desires to squeeze every ounce of blood out of the people that live on his/her property. The other is a property "manager" hired by the property owner who will ruthlessly execute every word of the property owner's lease to ensure that all blood is squeezed from the tenant to maximize the property owner's profits.
      It wasn't always this way. But that is how a vast majority of Phoenix rental properties operate now! Oh, and by the way, I have lived in 6 different states, renting in all of them. You may still run across a grandma that owns a rental property and is looking for a good long term tenant. But when grandma dies? A ruthless landlord will rise from her ashes. And that ruthless landlord is the subject of the video that this comment is attached to.

    Past performance doesn't guarantee future results. Just because inflation doubled rents in 10 yrs doesn't mean this trend will continue. Everything reverts to the mean. Eventually and always.

    I think being a landlord nowadays is not worthy it. Investing hundreds of thousands to make an extra 500$ a month doesn't make much sense especially considering the risk factor such as a big property repair or a bad tenant. You'll end up in even more debt

      Real estate is very flexible and different ways to get into it.
      I first bought a multi family and was making zero profit. Nowadays that property gives me $7K per month and worth $1M. Re is not a get rich quick, you gotta be in long term.

      What there saying is only put a small amount in, buy through a company, everything is deductible. Then do the same again and again. It’s all numbers on a screen really.
      The money get jiggled around from place to place, figures go up, more property gets bought. Before you know it you own half of America. And live on an island next to Richard Branson, it really is that simple.

      @@syedarshaan769correct, but you need smaller outlays for bigger profit.
      Say you buy a property for $100,000 cash and get, $500 a month.
      Instead put 10% down. So as long as you make more than 10% of the $500 in profit you are actually up ⬆️.
      More profit % wise per $ invested.

    Raising rent is increased cashflow.
    You make cash flow, equity, and gains. You can't make money off expenses. Even then, you really only make money with the operating income and gains. Operating income is split between cash flow and equity.
