    I lived in Pflugerville for 2 yrs. Nobody mentions Texas’s HARD water!!! They are on the ERCOT grid, so be prepared every Feb or get an RV so you can leave. Not many mosquitos! Love that. Walnut Creek and lake p-ville. ❤El Rincon and Rio Grande ❤lock your car doors tho. Its not too bad but there is some riff-raff.

    Parents moved to Pflugerville when they retired. House they got had massive hard water issues, (even with the treatment filter). The house was constantly infested with rats to the point where an exterminator had to come out regularly to deal with them, (not cheap). You couldn’t walk barefoot through the lawns (back and front yards), for fear of chiggers and rattlesnakes, (was warned several times about this by locals). The heat was oppressive every time I visited which made any outdoor activity apart from swimming undesirable. My parents basically sat at home all day in constant air conditioning, (also not cheap), watching TV.
    Before they bought the place they were told that the weather in Pflugerville was “basically just like Southern California.” It’s NOT!
    Yeah, hard pass 👋🏻

    I live in Pflugerville for 12 years and we looking for another house for more biger but still I’m going to live at Pflugerville it’s the Best I love Pflugerville 🫶🏻

    Pflugerville is big, yea, traffic is iffy, if you are a city person but still like the peace of living in the suburbs, it’s probably your best option.

    Obviously she doesn't live here. Spread out? Okay, but you can get anywhere in town within 15 minutes. Other things, as well. Not walkable or bikeable? Seriously? There are at least 50 miles of connecting trails around town. True, no mass transportation, but Park & Ride is just around the corner, and you are about 15 minutes away from the rail to Austin, if you want that. Correct that it takes a bit of time to get to downtown Austin, tho people do it all the time. Most people shop local/Round Rock/Georgetown. Assessed values: Pflugerville home values ARE constantly on the rise. That goes with limited housing in the Austin metro area. And she is correct: "Property" taxes (not mortgage taxes) are pretty high throughout the greater Austin area. Schools are good with lots of community involvement. In terms of the tech areas: Nope. The big chip company is going to our nextdoor city, Hutto. Also, Tesla is just ~20 minutes away down our 80mph freeway 130. Downtown Pflugerville has local homegrown shops on Pecan -- the historic downtown has several. I am not sure she came here at all. Weather? Our temps are cooler than Austin's cause it is actually further North. I think she cherry-picked these temps. I mean, those of us who live here actually know these things. Agree the winters are awesome! Cows in Pflugerville? Really? I have literally never seen a cow on a road here (been here 10 years!!!!!). There are a few pastures still in existence, but this isn't "life on the farm". YES, we do have a good sound ordinance, not that it is observed on major holidays. Fireworks are just a way of life at those times. I think this young lady would benefit from a "guided tour" with someone local who knows the town. Is Pflugerville dynamic like Austin? No. It is a self-contained, mid-sized community with rapid growth that has managed to maintain a hometown feel (of sorts). I have lived in both Austin & Pflugerville since coming to Central Texas... I loved living in Austin; I love living in Pflugerville. I have enjoyed both for what they are. I just think some of her comments are misleading. I would certainly check it out if I had a youngish family with life centering on schools, playmates, etc.

    Basements are rare due to very thick bedrock of limestone in the area. Probably why water is so hard. Have you seen the Pflugerville anthem yet? Hilarious!!!

    I live in Pflugerville, for all of the reasons you say not to. I just wish it was further from Austin Only downside is the property tax, but that's TX.

      Hahaha - it's definitely quieter and not as busy as Austin, which is appealing to a lot of people! But yes, Property taxes are a burden everywhere in TX.

    I am a real estate agent. I live in Pflugerville. I am a native Austinite. Pflugerville does not feel remote. It feels like an extension of Austin & Round Rock. This video is really milk toast as you qualify every positive and negative thing that you say. I know as a broker you don't want to alienate any potential clients ... so maybe don't make videos that say "Don't move to ... " as the truth is if you had a client who wanted to move to Pflugerville you would be talking it up as a fantastic place.
    Don't listen to this person. She is all over the place in what's good ... no wait ... bad ... no wait ... the same all over central Texas.

    Pfluggerville is great. Much closer to downtown than cedar park, Leander, Georgetown, RR, etc. It is definitely still developing (and there’s a LOT of development going on). It’s changed a LOT in just the few years since I moved up here, but there’s not a big commercial corridor either (yet). It’s mostly family homes, parks, schools and retail - but I have a feeling it’s not going to be for long. So much development going on here. There’s a lot of affordable land and already a big tax base + it’s position between I-35 and the 130 it’s positioned best to grow quickly. Lots of infill and mixed use coming here. I think pville is gonna surprise people in the next 10-15 years.

    NY/NJ ppl, beware- they put ranch on their pizza! Also “sausage” kolaches sometimes have hot dogs in them. Elgin sausage is really just keilbasa. Texans seems to struggle with their definitions of sausage lol😂 they dont sell Portuguese rolls at HEB but their store made tortillas are cult worthy 😊All in all quality of life is so much better in Texas that when disaster hit 2020 and 2021 they didn’t have that mental dexterity NY/NJ environment requires.

      Sooo we dip all kinds of things in ranch. Elgin sausage is not kielbasa. Not sure why Jrsy/tanks think sausage is. If you want Klobasniks (sausage "Kolache") go north to the town of West. We have real Czech kolaches and other treats. And "real sausage". But like most other places in Texas, we are overflowing with people fleeing their home state for our wonderful state.

      I’m a native Texan and I have lived in the Austin area since 1992. Never in my life have I put Ranch on my pizza. I have also never in my life seen a hotdog called a Kolache. And just for the record, what you are referring to is called a “pig in a blanket.” A Kolache is a fruit filled pastry.

    The easiest way to tell how nice/safe an area is depends on the percentage of glacier gliders to sunmen and hombritos. This might hurt your feelings, but it's the cold hard truth

    Moved to Pflugerville a year ago and I hate this place with a passion. 100000 people in a 5 mile radius, brain dead drivers everywhere. Traffic lights every 100ft
