不要買無實力的發展商之樓花，及低於水平線之物業，或被染污地段之物業！其實新樓的圖則較合乎現代的生活所需。
至於房間的尺碼就視乎發展商是否出術：將一房夾硬變兩房，或兩房夾硬變三房，或三房夾硬變四房，或ㄧ廳ㄧ廚房夾硬變二廳ㄧ廚房。而二手舊樓有橫樑，暖設不足，能量駛費大；而新樓之質素較佳，故Council tax必然較貴。在England/Midland, 若是Thames Water供水，要按水表收四種費用；而舊樓無獨立水表，由整條街用户數量平均分攤定額費用，而Council Tax branding相較低，相對水費較平。
只要是有名的 quality builder, 樓花都OK既.

而家舊樓都要安裝獨立水錶啦，我家也被迫安裝了，有好有唔好，家庭成員少或經常在外的、裝了水錶後反而更化算

其實香港人真係要調整對樓市嘅思維！香港長年俾港共政府政策性谷市，加埋地產商嘅策略令市民感到樓市只升不跌，就算變納米樓都唔緊要，因為買咗之後一兩就升值好多有得賺，去到外國就唔係咁啦！
I suppose the only advantage of new builds is not being on a chain as developers expect to exchange and complete within the specified time agreed on the contract. Buying homes on the secondary market can be stressful if there is a chain and also if during conveyancing structural problems arise. On the whole Berkeley home is a good developer and has won many home builder awards. Buyers can goggle customer reviews and comments on all home builders.

買十年以內較新的樓，可以睇清楚用料，手工，圖則是否實用，光線充足與否，小區環境，鄰居組合。最緊要是對間屋的感覺，想留下來慢慢睇定或想馬上走人！

好多香港人見到伯明翰,利物浦,曼城屋價平,就一窩蜂湧去。
其實選擇地區既第一優先考慮唔係屋價。
我認同faye,寧可揀好區,但細size

Show room houses visibly is eye catching to convince potential buyers to commit
The builders have tailor made furniture and fittings to create spacious and warm feeling
However buyers have found that when they install their furniture the " spaciousness " have seen to shrunk
The question of car parking especially in london terrace houses leading to off street parking hopefully with resident parking permits enforced

所謂話「到處楊梅一樣花，天下烏鴉一樣黑」全世一界都是一樣. 買樓首要考慮是 location、 location、 location、 而買二手樓或house是要驗樓、 買house就要 每年準備一筆費用做維修保養裝修等.

I am a very experienced more than 35 years of international architectural design consultancy and you are correct in many ways in comparing the new / existing buildings...
I had witnessed many cases of building settlement and if you are lucky, it is only the external area and the developer / contractor build a few steps for you. However, settlement is going to dip further in the future years, are you ready for it ?
The worst scenario is the house has a 2 floor big foot print as it has garage etc, and the left / right are titling and there is no remedy unless you use injection method to increase the strength of the soil/ support of the substructure / slab foundation.
So....Watch out, guys, only buy from reputable developer and contractor and consultant if you don't want to face many years of pain.

Just for the sake of discussion. If you question the material and workmanship of new construction, how do you know previously owned houses are better built? :)
on the other hand, be ready for DIY or expensive workmen for leaks, creaking floor, falling shingles, rising damp for existing properties.Most HKers dont know much about DIY ,I am afraid.
香港人唔識睇，很容易被show home的裝修吸引了。初來步到覺得地方很大，住落才知唔係咁好用。如果想買新款的，最好買4/5年左右的自住樓。Location Location Location.
Agree. Properties in desirable neighbourhoods are almost exclusively pre-owned🧐
Be wary of new builds that promote Help To Buy - developers sell at artificially inflated price.

新屋舊屋真係有辣有唔辣 我兩樣都買過 若再揀過 還是會買新樓 舊樓住入去之前花了不少心血金錢裝修 入住後去水渠又塞 煩爆

非常同意你們睇法，近車站及好地區是首選，因為除了方便工作及返學外，當你考慮換房子時，新買會否家承接你的房子。
