Nice Portuguese owned land with RIVER for sale | a day of house hunting

- Hey guys,
I planned to spend my easter day house hunting a new town called Treixedo for properties for sale. I stumbled upon some gorgeous pieces of land by the river Dão, where you can also find the ecopiste de Santa Comba Dão going through it. The owner and I went on a spontenous trip to explore his land. He also has some other pieces for sale at a lower price of 5000 euros which I will show next week. This video shows how house hunting in Portugal can go.

The first piece shown was more for rental opportunities. The second piece he was talking about 20.000 thousand. Although, prices are negotiotable. BE AWARE that you can NOT build on these plots since it will not have the right permissions. It is classified as rustic land and not urban land, which is required for building and living.

One thing to note. Portugal has its own legal systems. It is illegal to live on the land unless you have a habitation permission. For 20K all I can say, I would never buy it. It would be a total rip off. Never buy a property unless you have all the necessary permissions to be able to actually use it the way you desire.
Hi, yes that’s why he said you wouldn’t be able to build a house or structure on there. For tourism however I am not sure what would be possible, that should be checked with the Câmara. Indeed very important to check all the documents and permissions when buying in Portugal so you don’t end up buying a piece of land you can’t use. 😁

This is not the case with all land BTW. Some places have an "amovivel" stipulation (vans, campers, motorhomes, etc. are allowed), some do not. My cousin just purchased in the Algarve region and he can build up to 600m²

@@Isaac5123 Nope. There was no additional cost. As with any property, anywhere there is due diligence that is the responsibility of the buyer. Never put all your faith in the resltor. Yes, they may be trying to make a sale, but they honestly may not know. Go to the Câmara. There are people to help. And it doesn't cost a thing... Just a bit of patience

Be careful about permissions to build. That being said I would build a houseboat there and pulling onto the land no worries about flooding.

@@tworiversprojects Hi Eileen. The Netherlands has really done an amazing job supporting cycling. Of course, they don't have the hills that Portugal and New Mexico (where I live) have. :-D.
You should get a bike with lots of gears and return to cycling. I would love to see videos of cycling routes in Portugal. That would be fun.

Loving your channel! You ever go as far south as Torres Vedras? My wife and I plan to move from Florida in 2025 and think somewhere between Mafra and Peniche would be perfect for us. Also the sound quality is great, but maybe a lapel mic would be an upgrade.

Eileen thank you for the lovely video. You speak wonderful Portuguese:) I do not but i have been watching tons of Portugal videos these last months pondering moving to Portugal. I was wondering if you think getting a modest livable home on water where mains water and electric and sewer is possible for under 50,000. I was thinking on the edge of a small village and within 30 to 40 minutes of a bigger town for supplies and services. Thank you for the video. It was a joy to watch your day and maybe I can move to Portugal too? Did you learn Portuguese there? I studied Spanish and a bit of Italian, but would really have to practice and study them a lot to get capable. Portuguese is daunting but I would want to learn because I would want to blend with my community and be a meaningful part of my village hopefully. Do you think there are also folks in their 50s who speak english about?

However, I made a video about this house for 45000 euro which is close to the river Mondego to give you an idea, here is the link czcams.com/video/Edu5csqgYGc/video.html. I advise you to take a look in idealiste.pt to see whats available around this price point. I already had a some base of Portuguese because my mom is Angolan/Portuguese but the majority of the language I definitely learned here by doing courses and speaking a lot. And yess lot's of english speaking 50+ expats here, Portugal is very popular for this group of people.

Eileen, we're there any livable homes on any in the water property, would it be possible to do a video, seriously interested and not just for entertainment purposes. Also, can you please tell me the make and model if the mic you're looking for? Over the top video, loved absolutely loved the water front properties. Are there mountains close by, can't get enough, you gave an extraordinary taste, need more main course.
Bom dia! No livable homes on the water properties, so you won't be able to build a house on there since it also isn't urban land. And thankyou again, yes the waterfront plots are stunning right! Mountains Serra de Estrela are about 1,5 hour away and Caramulo mountains about 30 minutes. I am still doing some research and reading some reviews on what mics would be the best for me. Probably something like the Rode Wireless GO II or DJI where they have to little mics so I can mic up whoever joins the videos with me. But am still reading up on alternatives. Let me know if next weeks properties are something you are interested when I post that video. have a nice day 🌸🌸😁

very lovely pieces of land.. the one for rent how much did he want for that if you kept it clean from overgrowing etc.? the sound was fine, a bit of wind noise byt a dead cat can fix that (if unsure of what that is, it isn't a literal dead cat but a piece of fluff that dampens the wind noise :D

thanks! 😁 no Portuguese and Dutch are nothing a like at all. I was raised billingual with English and Dutch. But I have Portuguese speaking family. I got exposed to the language on family gatherings and holidays, which is why I had a good base of understanding. When I arrived here around a year ago I put a lot of effort in learning and practicing by taking a summer course Portuguese and only speaking in Portuguese to locals everyday.

hello! thankyou for kind comments, I appreciate it 😁 Since I am a European citizen I don't go through the same process as a Canadian citizen. I do think it is good to investigate what visa would apply to you. There are great recourses online and on facebook groups for example. Pretty sure there are some other youtubers out there diving in this specific topic. Good luck!

This land is not buildable. It is part of a nature preserve and faces a bike path. It is available for camping or short term rentals only.

Hello, this is a video about me randomly finding a piece of land while on a walk and deciding to share the little adventure. I met this gentlemen there and then. Like stated in the video and descripton box you can not build on it because it is not classified as urban land, it is for leisure only. It is always a good idea to be cautious and make sure that all the paperwork is in good order so you don't end up buying something you can't use. I always encourage people to that because you never know! Calling this gentleman or this video a fraude however is unnecessary.
I would make sure any enquiries go through yourself. That way you can asses what type of characters you are connecting with the land owner. In turn it gives you income stream to expand your travels
