Interest rates are falling right now which is bring hope to many homebuyers. But will there be enough homes to buy?     I disagree with you about meeting neighbors. I feel it is a good idea. Twice I met neighbors who prevented me from buying houses. One told me about a broken sewer pipe that had a wall built to hide it in the house I was supposed to look at. ( not sure what was going on, but I didn’t want to chance it.) Another house I was supposed to be shown by the listing agent. She never showed up. The neighbor next door told me “The last people who lived in the house rented. They were scrappers and had a severe bedbug problem they never got rid of. The house had beadboard paneling everywhere in the pictures. She also warned me about not letting my cats outdoors because if they got in her yard her dogs would kill them. I think I dodged the bullet twice with these two houses.

    Nick Shaw also said new construction homes would increase in 2023. Now those buyers are staring at 20% losses

      I read that stat. New construction prices went down 18% from peak vs.10% for existing. It's noticeable here in north Texas. You can buy a new house in a developing burb right now that is a lot cheaper per square foot than existing homes in the city in particular. All that aside, not doing any anything until months after the Fed pivots and the yield curve un-inverts. I'm really surprised these experts didn't seem to take in account the amount of debt in conjunction with exhausted savings that more and more people are dealing with. Things are dynamically changing when it comes to financial hardships. It's not like it was even a year ago. Just look at commercial real estate and used car market.

    Do you really think rates are going down in 2024? If the rates go down, what would be the cause?

      The Feds have said they are planning on cutting the interest rate a few times this year which should impact mortgage rates. If and when they come down, it could bring back bidding wars and raise prices again.
