  • I've got a really awesome cool tool and it doesn't cost you anything.
    I'm going to show you a couple examples how I've used it in the field and then I've got a really cool bonus announcement at the end. Check this out.
    So this is Google Earth Pro. You will have to Google it and you'll find it, download it because it's entirely separate from Google Earth.
    Say you're doing an inspection on one of these houses here, okay?
    Up here, this little clock is a timeline. So right now, this image was taken on June 2024. So if you're trying to figure out when a roof was replaced or something like that, you click back. Sometimes the images are really blurry and not even usable, but check this out. So in 2004, this was just a lot. That's it. They've got the streets in.
    So let me show you a much clearer example of why this is so cool.
    So I look up this property and if I use that timeline, I go back to, I'm going to take this in sequential order, okay? So you can see this is 05 of 17 and you look at this roof and you can see the ponding areas clearly from satellite, right? You know, 1218, so about a year later, you can still see they have ponding issues. It looks like this is some fresh rain right there. 2019, oh, what happened?
    It looks like they have had some very large patches done to the roof, right?
    So I can tell that somewhere between 12 18 and 11 19, they had some very large patches. In 2020, it looks like we still have the same things going on.
    We still have ponding water with those patches. And 21, same thing.
    Now either the 22 image was too blurry or it didn't have one, I don't remember. But all of a sudden here in 23, wow, it's an entirely different color, right? You don't see, like in this picture up here, you can really see the rolls. It's harder to see in the other ones, but if you look close, you can see those. And also you can't see it, completely different color.
    What we can say is somewhere between January of 21 and May of 23, they got a new roof. You know what cool that is? You can actually see it.
    So here I am a few months later, and of course you can still see the ponding all over the roof. They put a new roof on, but they haven't addressed the drainage issue. And of course, what do they have?
    Yep, they've got leaks. So here they've got some real cheap vis queen they've stuck up there with some blocks doing their best to stop the leaks.
    And if you look real close, they have been puking the heck out of this roof, just pouring out tar trying to help. Look here, you can see another patch here. So it looks like they have repairs on top of repairs.
    Now that was one really cool way to show the client the sequential events that have happened here. And they're going to continue to have the same problem when they don't take care of the drainage, right? Here's another little quick, actually same building. We look at 01 of 16, and what I'm looking at here is the parking lot. You don't see any stripes. And then just about a year later, you can see the stripes quite clearly.
    So I can say that the parking lot was restripe somewhere between 2016 and 17. So if I am trying to do job costing on here for the buyer, I know exactly how old this restripe is. I know the life expectancy, and therefore I can cost out over the next 5, 10, 15 years, whatever your reserve term happens to be, whatever you happen to be using.
    So it's a really, really cool tool and it doesn't cost you anything.

    Google Earth Pro is a game-changer. Tracking roof repairs is brilliant. Could this be used for commercial properties too? Great demo
