    Great content once again! What are your thoughts on the modern method of auction many agents are using now?
    I have bid on a couple without success so am thinking a pre auction offer may be a better way to succeed!

    Great Video Ranjan - thanks glad to have "connected" via the White Box property seminar you did a while back.
    I was surprised you suggest to use Class G and Class M when the total area is sub 150sqm - worth mentioning Class G, but no need to rely on it...?

    Another good reason to have used a smart company set up.. could have ring fenced his property and insulated it against the failure of the carpet business 🤓🧐

    This shows you the difficulty of trying to pick up a bargain at auction, and gives the lie to the notion (misnoma) of "below market value", which I do wish these property "gurus", this chap included, would stop using.

    I went to see a property in person in Chessington, snuk in with my expert and building team luckily. The catalog made it look great upon arrival I could clearly see a knotweed infestation, when they took the photos this was clearly chopped it, not to mention a new roof and a 1 meter crack along the building, glad I stayed well clear! unfortunately the owner passed many years ago and is in a state. Nevertheless went for a pretty penny.

In the room we can have the likes of Akhil Mair who can tell us how to make our money go further and make some serious capital gains.

      Would have been a good strategy, but was a receiver who was the vendor and they don't usually agree to underwriting

    Allowed to put in 'fake bids' FFS. I'm only here because I need to understand 'Modern Auction Method' for selling houses and I thought that looked bad.
    Estate Agents are the lowest of the low.
