I was surprised you suggest to use Class G and Class M when the total area is sub 150sqm - worth mentioning Class G, but no need to rely on it...?

This shows you the difficulty of trying to pick up a bargain at auction, and gives the lie to the notion (misnoma) of "below market value", which I do wish these property "gurus", this chap included, would stop using.
You forget to add to final price auction's fee.

I went to see a property in person in Chessington, snuk in with my expert and building team luckily. The catalog made it look great upon arrival I could clearly see a knotweed infestation, when they took the photos this was clearly chopped it, not to mention a new roof and a 1 meter crack along the building, glad I stayed well clear! unfortunately the owner passed many years ago and is in a state. Nevertheless went for a pretty penny.
Not a good idea to buy without seeing the property first
